The Air Leakage Characteristics and Airtightness Performance of a Newly Built Apartment (신축 공동주택의 누기특성 및 기밀성능 분석에 관한 연구)

  • In responding to the recent framework convention on climate change, and the rise of the need for energy efficient buildings, such as Zero Energy Buildings (ZEB), domestic insulation standards and energy conservation regulations are being reinforced, to prevent heat loss. Accordingly, the Ministry of Land, Infrastructure and Transport have made amendments in Chapter 21 "Enforcement regulations for building facilities standards etc.", and Chapter 22 "Energy conservation standard", to reflect these changes. To effectively implement these regulations, it is required to propose air-tightness test methods, and establish air-tightness standards, based on the air leakage characteristics of domestic apartment housings. This research has been done primarily to collect basic technical data, to provide guidance for the establishment of domestic air-tightness standards for new apartment housing, through studying air-tightness test methods, field measurement on air-tightness of new apartment housings, and air leakage characteristics of major developed countries.

A Study of Critical Items and Related Standards on Designing for Passive Apartments (패시브 공동주택 계획을 위한 설계 중점항목 및 관련 기준 연구)

  • This study aimed to find and suggest the purpose of future plans, critical items on designing and Related standards to amend construction standards for domestic energy saving and environmentally friendly housings. It would also activate and increase the supplies of passive house minimizing the problems on current apartment housings in winter and reducing heating energy which brings fine dust pollution. After defining the standard model of Korean apartment housings(reference model), this study calculated the amount of heating energy demand per unit area annually as applying the yearly changed standards from 2008 to 2017 to existing standard model. It turned out that applying 2017 construction standards of energy saving and eco-friendly housings to reference model has saved up to 75% of heating energy demand comparing to the one applied 2008's. However, it still could not solve the fundamental problems such as winter fungus, condensation, freezing, freeze and burst, and insulation weakness space, and could not be free from fine dust particles. To solve them, this study suggested improved standards adding critical items on design related to outside insulation, cut off the heat-bridge, enforce air-tightness and heat change efficiency on heat recovery ventilator. As a result, it has reduced more than 10% of heat demand from 2017. It would be more than 90% of savings from 2008 if we make the amount of heat loss be zero on heat bridge on designing stage in the future.

A Study on the Resident's Demands to Repair to an Energy Saving House for the Existing Apartment Housings (기존 공동주택 그린홈 개보수 제도 마련을 위한 거주자 수요 조사에 관한 연구)

  • The purpose of this study is to get some data to repair the existing apartment housings to energy saving house : The data are a repair requirement, a repair preference, and so on. For this purpose, an interview was carried out for the dwellers who is living in the estates constructed in about 10 years ago. If there would be a financial support of the government, which is to make a loan 1,400 thousand won and the 3.5% interest, then the 53% of dwellers have agreed to repair their houses. And the best preference repair item was a window, the items what is disturbed to their ordinary life would be not easy to be repaired. This survey has limited to only the apartment housings, so the additional survey will be carried out to get the data to practise the government's Green Home project for existing houses.

  • Korea is a country with an exceptionally high energy consumption. For economic reasons, Korean households are forced to save more energy. Korea's household energy consumption has grown slowly compared to other sectors and household energy consumption per capita is lower than the OECD average. However, its per capita electricity consumption soared and is expected to remain climbing mainly due to the increasing number of one-person households. To establish an effective strategy against a possible electricity shortage, the actual condition survey of electricity energy consumption first needs to be clearly understood. This study adopted both a general survey and a detailed survey of people living in apartment housings and data was collected on electrical appliance use according to individual schedules. Based on these data, the results were used to attempt to analyze electricity consumption patterns resulting from energy using activities of residents and to determine electricity consumption propensity according to each household member's characteristics in apartment housings.

A Study on Prices of Owner Occupied and 'Chonsei' Housings by Type and Size (주택의 자본수익율의 변화와 결정요인)

  • The relationships between the Capital gains of housings by tenure, type and size have been analyzed. Major findings are (i) capital gain rate of 'chonsei' housing is larger than that of the owner occupied housing (ii) the small 'chosei' apartment has the highest capital gain rate and the lowest instability index (iii) the smaller the size of housings, the higher the capital gain rate and the smaller the instability index. Even though there is the 'structural change' in the capital gain rates of owner occupied and 'chonsei' housings, they are cointegrated. The capital gain of owner occupied housing is mainly affected by the real estate policies. But, The capital gain of 'chonsei' housing is mainly affected by the business cycle and the aggregate demand management policies.

Daylighting of Underground Parking Lots in Apartment Housings by Field Survey and Performance Evaluation (공동주택 지하주차장의 자연채광 실태 및 채광성능 평가)

  • Recently, underground spaces can be usually applied to the alternative of land use for parking. However, lack of window and natural light are among the most cited drawbacks associated with dark image of underground. If underground parking lots are designed to be positive and safe environment for people, openings for daylighting will play a significant role. The natural light and unobstructed view to outdoor are main elements to create optimal underground parking lots. This paper focuses on investigating the actual day lighting conditions and evaluating the day lighting performance of openings as potential lighting resources. For the study, the field measurements and Questionnaire surveys are conducted. And then, the day lighting performance of underground parking lots based on opening geometry and orientation are evaluated by scaled model experiments. As results, the feelings of safety and orientation of underground parking lots are improved by openings for day lighting regardless of the sizes. The required illuminances (daylight factor 0.5%) for underground parking lots can be satisfied in the skylight opening ratio of 4% or more.

  • In order to apply the drywall system to the interior wall of the post & beam structure, the existing detail drawings and construction specifications must be revised. LH selected drywall systems suitable for post & beam apartment housings and revised their standard detail drawings and construction specifications. This paper describes the major revision of the plasterboard partition wall in the LH construction specifications and standard detail drawings. The main policy of the revision work was to prevent defects by ensuring the construction quality and to eliminate adverse effects on the subsequent processes.

  • The aged small-sized apartment housing threats the safety and comfort of the residents. It is excluded from the scope of mandatory management under the Article 34 of the "Apartment Housing Management Act". According to various domestic statistics, the number of small-sized apartment housing is 261,203, which is about 66% of the total 396,076 residences in Korea, so it is urgent to formulate a systematic management plan including remodeling. However, support programs for old-aged small-sized apartment housing of the central government and local governments are not enough to solve the problems. This study aims to propose useful policy ideas to promote remodeling for small-sized apartment housing based on the analysis on the housing status in our country. The first suggestion is the diversification of government programs. Second is the development of remodeling industry technology, and third is a complement of the law about the remodeling of small-sized apartment housing.

  • The problem of urban climate change and destruction of wildlife habitats space which is becoming more serious day by day, has to do with the impervious area(surface area) in urban space. The destruction of natural ground and indiscreet soil covering due to compact development is causing urban desertification in urban residential areas. With biotops area ratio being variously used and extended as a pre planning index, this study aims to analyze the elements of biotop area ratio that need to be supplemented in order to emerge as a realistic planning index for post evaluation measure and not act only as a examining tool in the planning stage. In particular, this study aims to examine the possibility of biotops area ratio to be used as a system to evaluate the outer space of apartment housings, in which biotops area ratio is most actively used, as a tool to secure ecological soundness of the development area after construction is finished.
