민간시설물인 공동주택은 한 건축물 안에 다수의 인원이 각각 독립생활을 할 수 있도록 지어진 주택으로서 부실점검에 의한 건축물 안전사고 발생 시 인명피해가 제일 많이 발생할 수 있는 건축물이다. 하지만 관리주체의 안전점검에 대한 의식부족 및 최저가입찰방식에 의한 진단업체의 저가수주 등으로 인해 형식적인 점검이 이루어지고 있는 실정으로 향후 구조물의 유지관리 등 보수 보강 시 막대한 대가가 투입되고, 구조물의 안전사고 발생 시 인적피해를 유발할 가능성이 크다고 판단된다. 이에 본 논문은 효율적인 정밀점검 수행을 위한 현행 기준의 개선점을 도출하고자 광주광역시 및 전라남도 지역의 2종 시설물에 대하여 최근 3년간 실시한 정밀점검 대상건축물 66개동의 설계대가 및 실행대가현황을 조사 분석한다. 이를 통해 2차 대상건축물을 선정하고, 선정 된 공동주택 10개 단지의 정밀점검 보고서 및 정밀점검 실행대가 산정 기준을 평가하여 현행 문제점 분석을 통한 개선점을 제시하고자 한다.

최근 건설공사 노동 및 현장 여건 변화에 따라 전통적인 현장 노동집약적 건설생산방식의 문제가 제기됨에 따라 이에 대한 대안으로 OSC 공법이 점차 확산되고 있다. 공동주택에서도 PC공법 적용이 지하주차장을 중심으로 확대되고 있으나 재래식 거푸집 공법에 비해 높은 원가 구조가 문제가 되고 있다. 본 연구에서는 공동주택 공법 결정에 있어 핵심이 되는 경제성 평가에 있어 공사비 산정에 영향을 미치는 요인들을 국내·외 문헌고찰과 전문가자문을 통해 도출하고, PC공사 설계, 제작/운송, 시공 단계별 각 요인들의 중요도를 산업계 전문가를 대상으로한 의견조사를 통해 분석하였다. 공사비 절감 방안들은 설계 및 제작공정 개선에서 주로 도출되었으며, 이를 종합하여 PC공법 적용시 경제성 개선을 위한 주요 전략을 제시하였다. 본 연구에서 도출된 PC공법의 공사비 영향요인 및 개선 방안들은 향후 공동주택 PC공법 적용 확산을 위한 기술 개발에 방향성이 될 수 있을 것으로 기대된다.

The number of apartment houses has accounted for more than 50% of all domestic residential types in Korea since 1980s. However, the apartment house has environmentally disadvantageous conditions such as highly residential-density and potential falls by children aged seven years and under through windows. In this study, we aim to suggest some ideas to improve domestic performance assessment methods and criteria of window Insect screens for protection on security and fall prevention by analyzing domestic standard with several overseas codes related to the screens for windows.

The purpose of this study is to propose the efficient improvement in the lawsuit to request the guarantee against defect. This study points out several problems about related act and subordinate statue and judgement by analyzing the character of contract in apartment house, related laws and regulations, appraisals and judicial decisions. This study deduces the necessity of the establishment of the specification and the breakdown cost for repair and maintenance work to provide the standard for the detached judgement.

Construction company's role is getting bigger recently because of interest of indoor air quality problem. The using environment-friendly building finishing material is the most benefit method to reduce pollutants in house. It is confirmed the actual condition of environment-friendly building finishing material such as wallpapers, wooden flooring boards, glues, paints, adhesives, plaster boards that are used the work of apartment construction in 2006-2007. It shows that environment-friendly materials have excellent grade mostly, general materials have pass I, pass II grade mostly and are high TVOC emission.

Recently, in the apartment house of our country, office building, apartment, and etc, the lightweight composite panel is much used as the partition wall body. This is due to be very convenient when the execution and dismantling is convenient and it forms the space which the consumer in the space desires. Therefore, in this research, the thermal conductivity property of the lightweight composite panel core according to the replacement ratio variation of the pearlite tries to be analyze. As the density test result and replacement ratio of the pearlite increased, the density showed the tendency to rise. the replacement ratio of the pearlite increased, the absorption rate showed the tendency to fall. And this is determined that absorption rate is degraded due to the increase in the density. the thermal conductivity test result and pearlite replacement ratio increased, the tendency that the thermal conductivity increases was represented.

In the recent years, domestic construction companies have tried to differentiate their apartments using brand positioning. Respective construction companies are attracting public attention with discriminative brands. This study investigated residents' preferences focusing on apartments facade design used in marketing strategy of brand apartments. Four concepts in surveyed brand apartments are deluxe, modern, eco-friendly and comfortable. According to the related study on design factor of apartment facade, the design factors are chosen such as the overall building shape, balcony form, main color, exterior wall shape, material, main access shape, pent house design and window size. As a result of analysis, there was a difference between brand concepts and consumers' views. Therefore, apartment facade design to differentiate their own companies' brand images should consider the perception of customers.

Generally the ceiling frame of apartment house is made of wood. But the wood frame has several problems due to the natural properties such as distortion by shrink, low fire resistance and material loss in the construction field. And it has some defections in sound insulation performance. Therefore it is necessary to develop a new method that can be used as a ceiling frame. This study aims to analyze and to compare the sound insulation characteristics against the floor impact sound between wood ceiling frame and M-bar frame which is made of steel. The results of this study are like these. M-bar frame is more effective than wood ceiling frame in sound insulation. And sound absorbing or sound insulation materials which can be Put on gypsum board are helpful to improve floor impact sound insulation performance.

최근 몇 년 사이 공동주택 리모델링을 둘러싼 여건의 변화는 리모델링의 활성화라는 입장에서 볼 때 매우 고무적이라 할 수 있다. 리모델링의 추진에 대한 단지 내 다른 주민들의 반발을 어떻게 조정할 것인가가 주요한 과제로 대두되었고, 리모델링을 위한 재원 조달과 리모델링 이후의 자산가치 변화가 핵심적인 쟁점으로 부각되었다. 특히 많은 언론의 보도에도 불구하고 리모델링에 의한 자산가치 즉 부동산 가격의 상승효과가 뚜렷하게 입증되지 못하고 있으며, 금융기관 역시 리모델링 이후의 자산가치 상승에 대해 상당히 보수적인 평가를 하고 있기 때문에, 입주자들은 리모델링을 위한 재원의 조달에 상당한 어려움을 겪고 있을 뿐만 아니라 리모델링 사업의 성공여부도 확신하지 못하고 있다. 제도개선은 동 단위 리모델링을 보다 효율적이면서도 도시와 단지 전체의 관리 방향과 조화되는 방향으로 추진되어야 하며, 또한 공공지출을 최소화하면서도 리모델링을 실질적으로 지원할 수 있는 제도적 방안이 강구되어야 한다.

The purpose of this study is to analysis the change of rural house type in Gyeongbuk province. There are 13 Gun(a kind of administrative district) areas in Gyeongbuk province. According to definition of rural area, the scopes of the research of rural houses limited the 12 places rural area(Gun area, excluded Ulleung-Gun) of Gyeongbuk province. The method of study is to compare and analyze about housing situation, structure of house, housing type and housing area etc. through the statistical data of each Gun area and other various data etc. during these 5 years. As a results of the analysis : 1) The supply ratio of housing is steadily decreasing in rural areas. 2) The houses of rural areas are changing from a detached house to multi-household house and small apartment by development near the rural area. 3) The number and area of commercial buildings are gradually increasing because of urbanization of rural areas. 4) The most houses inside area scopes in the rural area was from $60m^2$ to $85m^2$ area. And the family types of rural house are changing from large family to nuclear family and single households. 5) The structure of rural houses is changing from the brick house type to lightweight steel construction house because of cost-cutting of construction and easy way to construct etc.
