Deriving Factors Affecting Energy Usage for Improving Apartment Energy Consumption Evaluation (공동주택 에너지 사용량 평가 개선을 위한 에너지 사용량 영향 요인 도출)

  • The energy consumption of apartment houses is affected by various factors. The criteria for assessing current energy usage are area, region and purpose. The purpose of this study is to obtain the reliability of the method of evaluating the existing energy consumption certificate and to derive usable evaluation factors according to the correlation of factors affecting energy consumption. The research process collects energy usage data for apartment houses in Daegu and calculates statistical results through correlation analysis and multiple regression analysis. As a result, it was found that the power energy is influenced by the yearly factor of physical characteristics, and the heat energy and total energy usage are influenced by the energy source which is energy characteristic factor.

Comparison of Construction Cost Applied by RC and PC Construction Method for Apartment House and Establishment of OSC Economic Analysis Framework (공동주택 RC 및 PC공법 적용 공사비 비교 및 OSC의 포괄적 경제성 분석 프레임워크 구축)

  • OSC is a type of supply chain and value chain that spans the entire process of construction production (planning, design, construction, maintenance, etc.). It is a method of producing the final object by manufacturing it in a factory, transporting it to the site, installing and construction. This research as is the construction cost was compared for each case A, which applied the PC method, and case B, which applied the RC method. In the case of applying the PC method (excluding the PC design cost), compared to the case where only the RC method was applied, the frame construction cost per unit quantity (m3) increased by about 70% (50% based on the total RC construction type). Of the total frame construction cost of PC method application, PC accounted for 90.2%, 'PC manufacturing cost' 54.8%, 'PC assembly cost' 28.5%, and 'transportation cost' accounted for 6.89%. Also a decision-making framework that can consider both costs and benefits was established. In the case of benefits, the construction period, defect repair, disaster occurrence, energy efficiency, noise/dust/waste, and greenhouse gas emission indicators reflecting OSC technical advantages were presented. It can contribute to providing a basis for helping decision-making on the introduction of PC apartment houses using OSC.

Development & Performance Evaluation of Ground Heat Exchanger Utilizing PHC Pile Foundation of Building (PHC 파일 기초를 이용한 지중 열교환기 개발 및 성능 평가)

  • The objective of this study is to develope ground heat exchanger using PHC file used to building foundation, and it's element technology. So we construct PHC ground heat exchanger in the apartment house's PHC foundation and evaluate it's performance. First, we study PHC file type, heat exchanger pipe, grouting materials, and present apartment house's foundation condition for PHC ground heat exchanger and design it's proto type. Second according to grouting materials, we estimate construction convenience, and it's performance. Construction convenience side, PB 22 A pipe and sand grouting with moisture was good for PHC ground heat exchanger elements. Experiment result is very superior. Thermal conductivity B, C type(sand, gravel) was respectively 32.4 W/m$^{\circ}C$, 36.5 W/m$^{\circ}C$, D(concrete) Type 27.8 W/m$^{\circ}C$, E(bentonite) Type 19.6 W/m$^{\circ}C$. Thermal interference for 4 day experiment period in 3.8 m was very small. So PHC file is good for using ground heat exchanger.

  • This study describes thermal performance of Plus50 eco-building with new technology such as power window system, green wall, structure material, etc. The Plus50 eco-building is house experimental which is constructed by Korea Institute of Construction Technology. In order to estimate thermal performance of the building, TRNSYS program and Prebid, and its sub-modules are used. The results showed that maximum heating and cooling load in the building are calculated at 1st floor and 4th floor, respectively. And also energy saving of the building is calculated as over 30% compared to conventional apartment house.

  • 548 thousand apartment houses of Seoul has been used over 15 years and remodeling is available. It is 42% of the overall apartment houses currently and it is assumed to increase to 800 thousand in 2015. The maintenance work is divided to reconstruction and remodeling. Due to the regulations of the government, expansion remodelling has been the most considered alternative. However, 75% of the extension remodelling, yet, are in the preliminary phases. Thus, this study suggests factors hampering the vitalization of extension remodelling and solutions for each factor by means of Delphi analysis method.

  • The supply of apartments has continuously increased, and the housing supply rate has exceeded 100 percent and the demands and standards of tenants have also been raised as technology has developed. This has led to the conflict and caused social and economic losses. In this study, the case investigation and research methods of the prior research are analyzed as the basis for identifying the defects cases of causes and influences occurring in the apartment building. To analyze various studies, we divided the prior research into the defect management process and the study on the type of defects and countermeasures, and investigated the features and limitations. Future research will be conducted on apartment buildings within 10 years of completion among conglomerate's nationwide apartments to compensate for the limitations of prior research. In addition, AHP static method and relational chart will be used to identify the relationship between the type of defect and the cause and the importance of the influencing factors.

  • This study has been conducted focusing on the analysis of the turn-key proposal for Gimpo-Han River New City. The study expected that it would come up with design trends and introduction properties of each plan for the eco-friendly development of an apartment house. The concept of environment-friendly design was thought in four parts: 'Land use and transportation,' 'Ecological environment', 'Energy resource and environmental impact' and analysis factors of each part were chosen by specific items from the prospective researches and guidelines that already given on the projects. In conclusion, a proper development of the environmental-friendly apartment house will not be achieved unless the designers try to overcome their prejudice against eco-friendly planning elements applications. Along with the designers' attempt, it is also necessary to review the evaluation articles of the certification system for the existing environmental-friendly structures as well as to compensate and establish detailed evaluation standards. As the problems are being worked on, an integrated, effective evaluation standard for the eco-friendly planning elements will be determined. This way, an environmental-friendly residential development with a better quality will be eventually realized.

  • So many energy saving strategies to realize the low energy house are proposed in these days. Even if the energy saving performances are similar between the strategies, the costs are in abroad ranges. Therefore, the application of the energy saving strategies should be based upon two considerations; one is energy saving performance and the other is the cost. In this study, the decision making method for application of the passive design technologies in the design stage of the low energy apartment house are suggested. By utilizing the result of this study, practitioners can make an effective design alternatives which solve the conflicted values; energy saving and cost.

Application study of heat storage type GSHP system in Apartment building with central cooling and heating facilities using life cycle cost analysis (LCC 분석을 이용한 중앙공급식 공동주택의 수축열식 지열원 히트펌프시스템의 적용연구)

  • The present study has been conducted economic analysis of heat storage type ground source heat pump system(HSGSHP) and normal ground source heat pump (GSHP) and central boiler system with individual air conditioning facility which are installed at the same building in the shared an apartment house. Cost items, such as initial construction cost, annual energy cost and maintenance cost of each system are considered to analyze life cycle cost (LCC) and simple payback period (SPP) with initial cost different are compared. The initial cost is a rule to the Government basic unit cost of production. LCC applied present value method is used to assess economical profit of both of them. Variables used to LCC analysis are prices escalation rate and interest rate mean values of during latest 10 years. The LCC result shows that HSGSHP (1,351,000,000won) is more profitable than central boiler system with individual air conditioning facility by 86.7% initial cost. And SPP appeared 8.0 year overcome the different initial cost by different annual energy cost.

Process Improvements for Reducing Apartment Defects after Completion (준공후 아파트 하자 저감을 위한 절차개선 방안 연구)

  • Many defects are occurring in apartments, the main residential area in Korea. This is due to a lack of construction skills and a lack of management. As many apartments are provided to buyers, the dispute over defects after completion is increasing rapidly. The Housing Act was amended so that local governments could order contractors to repair defects. However, even if defects are resolved after a defect is generated, it is not a fundamental solution that can be satisfied because buyers have to endure the pain caused by the defect. So, it is necessary to protect the interests of buyers by fundamentally reducing defects in apartments. Therefore, in this study, it was suggested that the asymmetry of the information about the apartment buyers should be resolved at the time of sale of the apartment, the final drawings should be a contract document, the review period of the apartment house supervision should be secured, the appropriate supervisory fee should be secured at the time of contract change and the payment procedure should be improved.
