최근 아파트 시장에서 가장 많은 선택 요인으로 부각되고 있는 것이 '아파트 커뮤니티 시설'이며 그 수준이 매우 중요해지고 있다. 이에 본 연구는 국내 주요 아파트 단지 300세대 이상, 126곳을 대상으로 건강 관련 커뮤니티 시설을 중심으로 잠재 프로파일 분석을 통해 각 유형을 도출하였으며, 분석 결과 필라테스 집단, GX 및 요가집단, 골프 및 탁구연습장 집단, 전반적 저집단 총 4집단으로 구분됨을 확인하였다. 4집단 중 필라테스 집단과 GX 및 요가집단은 골프 및 탁구연습장이 많은 단지에 비해 강남, 서초, 송파 등에 속할 가능성이 높음과 동시에 거래가격 역시 가장 높은 것으로 분석되었다. 이러한 분석결과를 통해 커뮤니티 시설을 구성할 때 여가활동 선호의 시대적 변화를 반영해야 한다는 점, 청년주택 등에서의 피트니스 시설에 대한 높은 선호도를 감안하여 주거복지정책에서도 건강 관련 커뮤니티 시설 제공 계획을 깊게 고려해야 한다는 점 등을 제언하였다.

Since 2008, a communal child care and 'Family Pumasi' program have been conducted as a pilot project for the Healthy Family Support Center. These programs have been positioned as a step toward a family friendly community project. For the Healthy Family Support Centers, a family friendly community project is an essential program as a part of the policies in response to the country's low fertility. However, the people in charge face difficulties, because they do not have much experience in such projects. This study attempted to explore the preferences regarding interior and exterior apartment spaces, and neighborhood environment to provide information about how to better implement a family friendly community program. For this purpose, data were collected from 418 housewives who are apartment dwellers in Daejeon city. The results were as follows; first, the person in charge must consider child care facilities, culture, and sports centers in order to start building a community lifestyle. Second, people with relatively low levels of education and short terms of residence are more deeply motivated by community lifestyle compared to others. Third, families with their first young child showed much interest in communal child care facilities. If the people in charge can motivate and encourage such residents to be engaged in family friendly community projects, the project will effectively progress.

The purpose of this study is to systematically analyze empirical studies on community facilities of apartment in Korea, to find out research streaming and understand social backgrounds. Since the last year when well-being trend was highly interesting, consumers have showed their concern about not only just interior of house but also exterior environment of their houses. This movement has evoked consumers' interests in level and sort of resident's community space. For this study, content analysis was conducted. Article of three registered academic institute published from 1986 to 2006 were units of analysis. Using keyword through library database systems, the articles were systematically selected. 20 cases were used for data analysis. For this study, content analysis was conducted.

서울시에서는 주택건설기준 등에 관한 규정 제 2조와 55조에 따라 아파트 단지 개발 시 경로당, 어린이집, 작은 도서관 등의 주민공동시설을 설치해야 한다. 이러한 기준은 해당 조항이 지역 사회의 필요를 충족시키는 지에 대한 충분히 고려 없이 각 공동 주택의 가구 수에 따라 주민공동시설을 요구해왔다. 본 연구는 현재 주민공동시설의 설치 현황과 주민들의 선호도에 대한 일치 여부를 밝혀내는 것을 목표로 한다. 연구 대상지는 서울에 위치한 아파트 단지 중 층화임의 선정한 10개이며, 각각의 아파트 주민들을 대상으로 설문 조사를 수행하였다. 주민공동시설에 대한 선호도를 분석적 계층화 방법(AHP)을 사용하여 분석하고, 설문 조사 결과를 복합 단지의 현재 시설 현황과 비교하였다. 연구 결과, 거주자들의 선호와 조항 사이에 불일치가 나타났다. 주민운동시설, 어린이집 및 작은 도서관이 강하게 선호되었지만, 연구 내 일부 아파트 단지에서는 제공되지 않으나, 경로당과 같은 선호도가 낮은 시설은 모든 단지에 제공되었다. 따라서 아파트 단지의 거주자 선호도를 반영하여 서울 아파트 단지의 주민공동시설 제공에 관한 현행 기준을 변경해야 할 것이다.

The purpose of this research is to analyze the emotional characteristics of community space with recently constructed apartment complexes. The designated subjects of this research are located in Dongtan the first New Town, with 500 to 1000 households and constructed as single buildings for community space are 14 apartment. The results are as follows: 1)The space for day care planned for children's emotional comfort and stability measured by symbolizing image of nature. Also, allowing children to recognize their own space by decorating the walls with the works of themselves and their friends was shown to break down extraneous feelings against other spaces, and allow intimacy for spaces. 2)The space for the aged was shown to give a secure and friendly feeling by considering the psychological and physical traits of the elderly. It can replenish the depressed bodies of aged people with vigor and stimulate their emotion. 3)The space for indoor exercise utilized various visual facilities, such as graphics and images, to bring out specific areas and create affiliation in stimulating the emotion of residents.

This study is researched to provide design guidelines of service facilities and programs that apartment residents want along with the increased quality of life. This study is signifiant because it sought effective methods to activate the com-munity culture through service facilities in apartment complexes and the design standard and planning direction for residents. The study results are as follows. In the result of the correlations analysis and multiple regression analysis for the importancy of service facilities in apartment complexes, the following orders were considered as important factor; man-ager office, open space, resident community facility, elderly people meeting and activity facility, walking paths, resident athletic facility, a children's playground, library, and rest areas in the complex. and result of the correlations analysis and multiple regression analysis is the following: service facilities whole importance (y) = 1.413$+0.262^*{\times}1$ (manager office importance)$+0.271^*{\times}2$ (open space importance) $+0.185^*{\times}3$ (resident community facility importance) $+0.136{\times}4$ (elderly people meeting and activity facility importance)$+0.036^*{\times}5$ (walking paths importance) $+0.031^*{\times}6$ (resident athletic facility importance) + $(-0.042)^*{\times}7$ (a children's playground importance) + $(-0.045)^*{\times}8$ (library importance) + $(-0.0097)^*{\times}9$ (rest areas importance).

Purpose: The purpose of this study is to analyze the influence of physical and social servicescape of apartment community facilities on residential satisfaction and quality of life among newlyweds who have been married for less than 7 years. Methods: In this study, a survey was conducted among 361 Newlywed Hope Town residents who have been married for 7 years or less, and frequency analysis, reliability, validity, and hypothesis testing were conducted using SPSS 22.0. Results: The results of this study are as follows. First, the physical service environment (spatiality, convenience, aesthetics, and comfort) has a significant effect on residential satisfaction. Second, social service landscape (human service, customer similarity, customer suitability) has a significant effect on residential satisfaction. Third, the physical service landscape has a significant effect on quality of life. Fourth, the social service landscape had a significant impact on quality of life. Finally, residential satisfaction has a significant effect on quality of life. Conclusion: This study found that community facilities in Newlywed Hope Town, an apartment complex for newlyweds who have been married for less than seven years, affect residential satisfaction and quality of life in both the physical and social environments. The significance of the study is that the community of the Newlywed Hope Town apartment was approached as a physical environment such as spatial organization and facilities and a social environment of human services, and the relationship between the effects on residential satisfaction and quality of life was examined. In the future, it is necessary to study the effects of communities for young couples such as the Newlywed Hope Town apartment on residential satisfaction and quality of life.

When it comes to discussing the natural behaviors of human life, defining the word "community" itself can be extremely crucial. The word "Community" can be defined as a group of interacting human beings sharing an environment. It is also the basic form for "dwelling" which can be explained as a quint essential factor in human life. Compared to the previous traditional society with strong bonding and close chemistry between neighbors, modern society with simple and monolithic apartments brought a literal extinction of what has been called as a 'relationship'. Hence, people started to take this phenomenon as a problematic issue. Also, high-rise apartments made its residents more isolated and individualistic on a growing basis. In order to aid the aggravating symptoms, there has been a wide recognition between the "dwellers" to develop and strengthen their "community". This movement in strengthening the "community" is currently on a full expansion towards the cyber space, riding the tides of a drastic improvement of the Internet. Apartment web sites today not only displays introductory level of information they also provide wider meanings of general lifestyle plus deeper content, which can enhance their community.

The economic growth of the modern society brought economic expansion of the national income. It is to increase the demand that faced with community or convenience facilities helping living of the residents, but the community facilities in the apartment helping living of residents do not adapt resident living conditions or demands. This study analyzes as follows the use present situation of the community facilities supplied with an apartment plan and building plans. The objective of the study is to understand a problem of an installation standard of community facililities throughout research. The study way was based on literature review, a field study and an interview with manager in the apartments. We are as follows telling the conclusion of this research. The builder must plan the facilities which the resident requests from the plan stage to the conclusion. We must consider the operation method according to the facilities. The facilities must be planed to make the contentment of the resident with the usage.
