The Change of Outdoor Space in Apartment Complex and Its Causes (아파트 단지 옥외공간 변천 및 요인 연구)

  • The purposes of this study were to classify the changing periods of apartment outdoor space in Korea and to clearly understand the specific characteristics of each period. The study has been done through on-site observation of apartment complexes, and through the analysis of housing estate planning techniques, rules and regulations affecting outdoor spaces during the rapidly developing era. The results of this study shows that three major periods with distinct characteristics were found, which were as follows: 1) The first well defined period spans from 1960 to 1990. In this period, apartment construction was rapid, and as a result, quality of housing environments were sacrificed. As little attention was given to the landscapes in apartment complex, they were constructed very simple and identical in outdoor space of apartment complex. This period can be referred to as the 'commonly universal period in apartment outdoor space'. 2) The second period spans from 1991 to 1996, during which time a housing construction project for two million residences was completed in order to significantly stimulate the provision of houses to the general public. As a result, regulations were relaxed causing housing environments to deteriorate. Although apartments were constructed very close together, there was some diversification and experimentation in outdoor styles. This period can be referred to as the 'congestion period of apartment outdoor space'. 3) The third period spans from 1997 to the present. During this time the number of unsold apartments has grown considerably throughout the country. Many different apartment complex marketing strategies have been employed to reduced the glut of unsold apartments. This experimental trend has continued and been well-received since the IMF period. The distinguishing characteristics of this period are the introduction of a rich natural landscape, the increase in communications among residents, the human oriented design, and the refined and elegant design for the outdoor street furnitures. As a result, this period can be named the "differentiation period of apartment outdoor space".

Emotional Evaluation of Adolescents for Learning Spaces Design in Apartment Complex Community Facilities (공동주택 커뮤니티시설 내 학습공간 디자인을 위한 청소년 감성평가)

  • This study aims to determine adolescents' emotional response and preferences for varying interior designs of learning spaces available at community facilities in apartment across Seoul. In particular, the subjects have been fragmented by gender and age for comparative analysis of emotional responses across different demographics of adolescents. A survey on the preferred designs of learning spaces in community facilities revealed that 'elegant,' 'cheerful,' and 'temperate' are the three main emotional words selected for image tool development. Emotional assessment verified the validity of these terms. Between the two genders, adolescent males preferred 'temperate' images more while adolescent females preferred 'cheerful.' In terms of the design of learning space, adolescent females deemed the interior atmosphere and area space to be the most important factors, while adolescent males pointed to the color of furniture and lighting to be the most important. Such results imply that there is a clear difference of emotional response between adolescent males and females. The results also imply that different atmospheres and design priorities must be considered when designing gender-specific spaces.

A Study on the Design Elements Comparison of Environmental-Friendly Apartment Housing (친환경 공동주택의 계획요소 비교에 관한 연구)

  • The present study was compared and discussed with focus on the evaluation for the Importance Level of Design Elements and the Case Study Designing with respect to Environmental-Friendly Apartment Housing. It was examined that there were some differences between the result of Importance Level and the suggested details from Case Study. From the result of Importance Level, evaluation was highly given on the planned principles regarding effective utilization of landuse, ecological principle and reflection of varities, while from the result of Case Study on the planned principles regarding health of residents and amenity. Accordingly the present development method and the fundamental understanding on Environmental -Fiendly Apartment housing should be changed on the basis of the results as above.

A Study on the Actual Condition on the Utilization of Apartment Balcony in Economically Sized Housings (국민주택 규모 아파트의 발코니 이용실태에 관한 연구)

  • The purpose of this study is to find the current problems of using balcony in apartment. For this study, 255 subjects who are resided in economically sized apartment housings were selected. The major results of this study were ; 1) The front balcony was used as arrangement space a laundry drier and a flowerpot table. On the other hand, the rear balcony was used as storage space for a kind of washing powder and receptacle, kim-chi jar and storage container for food etc. 2) The most dissatisfactory respect on the balcony is the width of space. 3) The shelves were often used as storage facilities.

  • This study is to investigate residents' living satisfaction with high-rise mixed-use apartment complexes built in the structures of the reinforced concrete constructing and the steel framed reinforced concrete construction. The results of this study were obtained as follows: 1. Residents expressed below average satisfaction (below 3.0) with the common-area landscape and environmentally-friendly factors, children's playground and its facilities, community service for residents' by the management offices and the plan of utility. 2.According to the satisfaction of sound environment, residents of SRC group expressed above average satisfaction; it can be concluded that problems of causing noise around the residential area of the SRC and S groups were well solved in this study. However, satisfaction with the freshness of indoor air, humidity, and smell in the living quarters was rated low by the residents of SRC group. 3. High-rise mixed-use apartment complexes should accomodate families's life cycle, design an environmentally-friendly resting place in harmony with city life, and provide various communal programs for residents.

  • The purpose of this study was to develop a scheme for standardization of the apartment management expenses levy focused on the apartments of the local heating system in Busan. The researcher with apartment managers and executive secretaries of Busan Citizen’s Coalition for Economic Justice performed a scheme for standardization through discussion of 30 times as well as investigation of theoretical literature. This scheme for standardization was based on the Act for Community of Dwelling Houses. It is to show the scheme for standardization of apartment management expenses levy all-inclusive.

Residential Satisfaction of Households living in Super-High Rise Apartment in Ulsan (울산시 초고층 아파트 거주자의 주거만족도)

  • The purpose of this study was to invesitigate the residential satisfaction of households living in super-high rise apartment. The questionnarles were collected from 244 residents living in super-high rise apartment above 20 stories located in Ulsan. Used statistical techniques were frequency, one-way ANOVA. The major findings were as follows: 1) Although the respondents were dissatisfied with super-high rise apartments, they chose present dwelling due to public transportation, easy access to work, and other community facilities. 2) Households who have more educated husband and wife and younger child were less satisfied with current dwelling. 3) The attrative features of super-high rise apartment were interior facilities, exterior environment, and social relations, While the negative features were interior environment, safety, and psychological stability.

Sub-components of Housing Life-styles by the Characteristics of Apartment Housing Residents (공동주택 거주자 특성에 따른 주생활양식의 하위구성요인)

  • This study designed to explore the patterns of housing life-styles and the characteristics of apartment housing residents and to examine the relationships between housing life-styles and the characteristics of apartment-housing residents. The data for this study was collected by questionnaires administered to 278 homemakers living in apartment housing over 20s pyong(66$m^2$) in the Kwangju area. The major findings of this study can be summarized as follows; 1. Housing life-styles were grouped into 9 sub-categories : the Anbang-centered, the dining-centered, the pursuit of conspicuosness and conformity, orientation to change, the pursuit of orderliness, the pursuit of decoration, orientation to community, pursuit of individuality and the orientation to a natural environment. 2. Housing life-styles were significantly different according to age, educational background, and employment status of homemakers, occupation of the primary income provider, family-life cycle stage, total household income, and housing size.   • This study examined to find out for Common facilities and services of apartments for the preschool children to grope for the way of more suitable environments about increasing the apartment house in Korea. According to the purpose of this study, the subject survey was confine to housewives, who have preschoolers, in the apartment of metropolitan Seoul and its newly developed satellite cities. The major findings were as followers: 1)As a result of analysis by each item for common facilities and service according to social and demographically characteristics of the subjects, the difference in demand between groups was recognized in employment of housewives, monthly average house income, and age of housewives. 2)For the preschool children housewives desired the community child care be placed at the first story of apartment and kindergarten is placed at a separate space, and playhouse is located at the first story or separate space. 3)For the preschool children housewives desired the apartment located at sub-city then the city or rural area etc.

  • A fitness facility in an apartment complex is not a simple sports facility. It has important roles in improving the residents' physical and mental health, and in forming a sense of community. This study analyzed the number of users in the fitness facility of the apartment complex, which is a significant criterion in determining the dimension. A comparative analysis between the past and the present function and dimension was performed in finding out the optimal solutions. In conclusion, the number of users in the fitness facility is influenced not by the number of households in the complex but by the facility's size and creating a desired environment. The users' favorite sports equipments were figured out to meet those needs. Moreover, comparing the facilities' size, user satisfaction, area per person, an optimal dimension for the facility, and rates of equipments were found out.
