아파트 분양권의 전매기간에 관한 연구 (A Study on the Elapsed Time to Resale of Pre-Completion Apartment Ownership)

  • 우리나라는 아파트시장의 선분양제도로 인하여 오래 전부터 분양권 전매시장이 형성되어 왔다. 본 연구에서는 전매시장의 참여자들의 행태를 분석하기 위해 분양이후 전매까지의 소요시간을 분석하였다. 구체적으로 본 연구에서는 2000년부터 2016년까지 전국에 분양된 192개 아파트단지의 48,316개의 아파트의 전매자료를 Cox비례위험모형을 사용하여 부동산정책특성, 분양계약특성, 입지특성, 단지특성, 주호특성, 시기 및 지역특성 등이 전매기간에 미치는 영향을 분석하였다. 분석결과, 부동산정책특성과 관련하여 투기과열지구로 지정된 경우 주어진 기간에서 전매확률이 낮아지는 것으로 나타났다. 분양계약특성과 관련해서는 중도금이자후불제와 중도금무이자형태의 분양계약인 경우 전매확률을 유의적으로 증가시키는 것으로 나타났다. 아파트의 입지특성과 관련해서는 접도수가 많거나 인근에 초등학교와 공원이 있어서 입지조건이 우수한 아파트의 경우 전매확률이 유의적으로 높은 것으로 분석되었다. 단지특성과 관련해서는 아파트 단지가 택지개발지구에 위치하는 경우 전매확률은 낮아지는 반면에 대지면적 대비 부대시설면적의 비율이 높을수록 전매확률은 높아지는 것으로 나타났다. 마지막으로 주호특성과 관련해서 전용면적이 적을수록, 주호가 고층에 위치할수록 전매확률이 높아지는 것으로 분석되었다.

아파트가격지수와 네이버 트렌드지수 간의 연관성 (The Relationship between Apartment Price Index and Naver Trend Index)

  • 본 연구에서는 '아파트 가격'과 '인터넷 검색량' 간의 관계를 분석하였다. 선행 논문들이 '공표된 아파트 가격'과 '인터넷 검색량' 간의 관계만을 검정했던 것에 비해, 본 논문은 '공표된 아파트 가격'을 '본질적 가격 요소'와 '일시적 가격 요소'로 구분하여 '본질적 가격 요소와 인터넷 검색량' 간의 관계, '일시적 가격 요소와 인터넷 검색량' 간의 관계에 대해서도 분석했다는 것이 선행 연구들과의 차별적 측면이다. Granger 인과관계 분석 결과를 보면, '공표된 아파트 가격'과 '인터넷 검색량'이 서로 양방향의 Granger 인과관계를 갖는 것으로 나타났다. 선행논문들에서 연구가 이루어지지 않았던 부분으로서, 아파트 가격의 추세 요소인 '아파트 본질적 가격 요소'도 '인터넷 검색량'과 피드백적 관계를 보였다. 그리고 '아파트 일시적 가격 요소'는 '인터넷 검색량'에 대해 선행관계를 갖는 것으로 나타났다. 아파트 일시적 가격 요소도 인터넷 검색량과 관계가 있다는 것은 아파트시장 참여자들의 '일시적 심리적 측면, 과잉반응에 의해 발생되는 가격 요소'도 인터넷 검색량에 영향을 준다는 것을 의미한다. 본 연구 결과는 아파트 가격의 움직임이 시장참여자들의 관심에 영향을 준다는 의미를 제시하며, 부동산시장 분석 등에 있어서 가격의 움직임, 인터넷 검색량과 같은 자료를 활용해야 한다는 의미를 갖고 있다.

보금자리주택 단지와 민간분양아파트 단지의 관리 실태와 관리의식 비교연구 (A Comparative Study on the Condition of Management and Consciousness of Bogumjari Housing Complex and Private Condominium)

  • The purpose of this study is to understand the actual condition of Bogumjari Housing Complex residents' management consciousness and to provide suggestions on ways to induce residents' volunteer participation and practice of the apartment management. This study was performed on Bogumjari Housing Complex which was occupied in 2012 and the similar-sized apartment complex of the private condominium to compare and analyze their actual condition of management and consciousness of their residents. The results of the analysis could be summarized as follows: 1) In terms of management of operation, there is no distinct difference. In terms of maintenance management, Bogumjari Housing Complex has difficulty in maintenance because of lack of management manpower. Also, the apartment complex of the private condominium has higher spontaneous participation rate, which seems to be influenced by activation of various organizations. 2) In terms of the satisfaction of management process, Bogumjari Housing Complex has have higher satisfaction with promotion of the apartment Management Rules, but it has lower satisfaction with public hygiene, community facility maintenance and operation of program than that of apartment complex of the private condominium. 3) Bogumjari Housing Complex has higher maintenance and participation consciousness, drawing conclusion that Bogumjari Housing Complexs' residents have higher expectations for apartment, a keen interest and strong will.

대구시 도시풍도에 대한 연구 (A Study on the City Wind Trail in Daegu)

  • The population of Daegu, the third biggest city in Korea, is two point six million. Daegu is known as a basin or a city where it is not only too hot in summer but also too cold in winter. Recently with redevelopment apartment house boom, a 40-story or more apartment complexes are under construction near Shin-cheon and Dondaegu-ro, the south-north axis of Daegu. It is necessary to raise several points about blocking a road of the wind by high-rise apartment buildings and apartment complexes. As a kind of the green policy, Daegu enlarge the distance between apartment building by reconstructing low-rise apartment into high-rise and impose a duty of a green space on the ground by making a parking zone into an underground. Through this process, apartment complexes changed from a '一'shape to a '口'shape. It increases heat island phenomenon of a city by blocking a road of the wind that comes from Shin-cheon and Dondaegu-ro. To circulate the polluted air of Daegu basin, we need local wind. There are four effective measures. 1) Throw three greens into one in the center of the road at the north side in the same way of the south side of Dongdaegu-ro, 2) reflect the information of roads of the wind including heights, spaces and directions of buildings, 3) steer clear of a high-rise buildings and development apartment house constructions, and 4)select a city for benchmarking to be the environmental capital.

공동주택 욕실 급배수음 평가방법 제정방안에 관한 실험적 연구 (An experimental study on the rating of noise emission from water supply and drain installations in apartment bathroom)

  • This study aims to propose appropriate evaluating method of noise emission from water supply and drain installations in apartment bathroom. Because KS(Korean Standard) about water installations noise in apartment bathroom only are establishing the measurement procedure of it, Evaluation and rating procedure is necessary to improve the sound insulation performance of the apartment and to reduce the apartment dweller's unsatisfaction with the noise. Thus, this study reviewed the standards and evaluating methods about the water supply and drain installations noise of many other country. We measured the noise emission from the installations in many apartment bathroom, and then we calculated the noises to dB(A), N, NC evaluated numbers. We analyze the coefficient of the corelation among the evaluated numbers to induce the appropriate method. As a result, the dB(A) method is most easy to evaluateing and very high corelated wth N and N index, So the dB(A) method is suitable to be adopted KS evaluating procedure of noise emission from water installations in apartment bathroom.

우리나라 미래 아파트 실내디자인 변화전망에 관한 연구 (An Investigation into the Change Tendency of Interior Design in future Korean Apartments)

  • The co-operated residential form of the apartment has been with us for 30 years. The apartment is becoming the most popular form of residence, although there is still a few aspects of the apartment that need to be Improved. After the institution of the unrestrained house value in 1989 that started in Seoul, the main viewpoint of the suppliers the uniform characteristic idea has been adjusted to the various ideas and the viewpoint of the consumer. This has resulted in the prismatic composition of buildings, more stories, upgrading the quality of the design and a preference for wider space of the residence. In this study: (1) theplane surface of interior space and the design quality of the apartment from tile beginning of the 60s are considered. (2) The attribute of the apartment is grasped through analysis of the current (2002-2003) apartment within the country according to the various areas. The prediction of the future residential environment change is analyzed and as a consequence, the modification of the interior space is forecast and suggests the design trends of the apartment. I hope that this, investigation is helpful as it attempts to produce high quality residential space that reflects the harmony of technological development of the apartment and sentiment and emotion of the human being.

대구광역시 아파트 저층부 석재 사용 실태 분석 (Analysis on Material Color and Use of Stone for the Lower-Parts of Apartment in Daegu)

  • The high-rise and high-density apartment complexes are built on a large scale and occupy a large portion of the city. The facade of the apartment has a great influence on the cityscape. In particular, the lower part of apartment design gives people to important impressions. For the harmonious landscape of the city, the color plan emphasizes its importance as an influential visual design element that forms the urban landscape. In specialized apartment design, especially finishing material on lower-parts of apartment which is recognized by pedestrian is more important planning factor. Also, finishing material which is one of the primary design elements is important for making the entire image about the building with color. Nowadays stone is mostly used for specialized design on lower-level in apartments. Stone makes luxurious image and harmonious landscape as a nature material. But when planning for design, only general stone graphic or pictures is used without specific plan, after construction, there is a big difference between a plan and the actual color and image. Thus based on exact understanding of stone, I analyzed current state of expression for stone which is used for lower-parts of apartments in Daegu. By this, the purpose of this study is to present detailed data to offer the basis for planning specialized design of lower-parts of apartment.

  • As the modern-day Apartment Complex has varied community facilities such as health care center and self-improvement institutions affecting the residents' quality of life, this paper is for the in-depth understanding on how such Exterior Space vary and development plan should go. To be specific, this paper is to, based upon the theoretical contemplation on the concept and role of the Exterior Space to Apartment Complex, as well as drawing a conclusion on the development plan for subject areas as assessed. Subject areas of this paper are a total of twelve Apartment Complexes built since Year 2005 in nine different regions in Seoul. As such specialties and features as leisure of the senior citizen and female residents, the subject Apartment Complexes have provided opportunities, active and inactive, to the residents for leisure by qualitative improvement of facilities, as well as establishing the discrete brand value for the Exterior Space with featured design and spatial properties. Also notable is the eco-friendliness of the Exterior Space with cutting-edge technology, eventually appreciating the value of Apartment Complex.

환경친화형 주거단지지 계획에 관한 의식조사 - 공동주택 거주자와 전문가를 대상으로 - (A Survey on the Residents' and Experts' Consciousness to Planning of the Environment-Friendly Apartment Complex)

  • The purpose of this study is to accumulate basic data to establish planning direction and planning factors for the environment-friendly apartment complex. For this purpose, the survey has been conducted to residents living in an apartment housing and graduate students, architects and research experts in the field. The major findings of this study are as follows; 1) The basic concept of planning factors for environment-friendly apartment complex are energy saving, resources saving, minimizing environment pollution, natural harmony, regional identity and pursuit of residents' health & amenity. 2) For the planning factors of environment-friendly apartment complex, the residents had a great regard for aspect of Low-Impact (energy saving, resources saving, minimizing environment pollution). The experts, on the other hand, had a great regard for aspect of High-contact (natural harmony, regional identity). 3) It was increase of prime cost that the residents and experts regarded as the most important problem of planning and purchasing of environment-friendly apartment. It thus appears that the promotion of environmental consciousness of residents taking in the portion of increased cost is crucial parts and also that the role of the connected aspects such as administration, construction companies and residents must be redefined in order to manage problems caused in process of the development of it.

공동주택의 공간별 채광실태에 관한 연구 (An Analysis of Daylighting in Each Space of Apartment Houses)

  • One of the most important factors in determining the quality of living environment is daylighting. Especially its influence in the psychological and biological life of human beings cannot be underestimated. Therefore, lots of researches have been given to develop a more efficient daylighting system. The sunlighting system, one of many developed systems, has been developed and applied in various ways. However, the high cost of sunlighting system has been the most difficult stumbling-block in making it commercial. However, as domestic apartment houses tend to be more luxury, life environment becomes a very important factor more than cost in building apartment house. Therefore, it would be possible to adopt sunlighting system in the non-window areas such as a restroom in an apartment house. This research is a preliminary work in order to measure a possibility of applying sunlighting system in an apartment house. In order to do so, I measure Sunlight Illuminance Ratio in various areas of apartment house. As a result, in case of a residential-commercial building, areas such as kitchen, restroom, and entrance are relatively weak-lighting areas. In case of a traditional apartment house, restroom and entrance are relatively weak-lighting areas. For that reason, a special lighting support is needed in these areas.
