  • According to the aging society, the housing environments of senior citizens who live alone are faced with social various problems. On the dwelling welfare, development of model for the silver house is necessary at the reducing of social expense. Particularly, the silver housing conditions of rural and fishing villages are poor than urban region. The results of this research are as follows. First, the senior citizens who live alone looked to an negative opinion about cohabitation of the aged, but the senior citizens who don't live alone and preliminary old man group showed a positive opinion to the regarding cohabitation. Second, Most of the aged was in poor health, On this account they expressed an opinion that they were opposite to the cohabitation opinion. Although considering health, simultaneous design of both private life and community life shall be reflected to the preferential design element in co-housing of the aged. Through these co-housing for the aged in rural and fishing village, the senior citizens who lives alone have prevented poor housing surroundings, loneliness, loss of role, uneasiness, gloomy, chronic disease.

  • 중년층의 라이프스타일이 은퇴 후 주거선택에 미치는 영향과 개인적 특성에 따른 라이프스타일의 차이 및 은퇴 후 주거선택에 미치는 영향을 분석하고자 하였다. 현재의 중년층은 자신의 경제력을 바탕으로 안락한 주거환경에서 여유롭고 건강한 삶을 추구하려는 욕구가 높게 나타났고, 이에 편승하여 보건 의료시설, 문화, 휴양, 오락시설 등과 수준 높은 서비스가 제공되는 미래노인 주거를 선호하는 경향이 나타나고 있다. 주택수요 구조 변화의 또 다른 요인으로 꼽히는 것은 주5일 근무제의 확산, 소비수준의 향상, 교육수준의 향상, 여성의 경제활동 참여 확산 등 사회.문화. 경제적 환경의 전반적인 변화라 할 수 있다. 또한, 현재의 중년층은 기존의 노년층에 비해 상대적으로 자신을 젊게 생각하고 도전적이며 능동적인 라이프스타일을 보이는 것으로 나타났다. 이들의 라이프스타일은 더욱 다양하게 전개될 것이며 노후의 다양한 삶의 욕구를 수용할 수 있는 주택 및 주거환경 계획이 요구된다. 이러한 배경에서 중년층의 은퇴 후 라이프스타일에 따른 주거선택 속성에 관한 연구의 필요성이 제기되었고, 주거만족과 주거선호를 예측하여 다양한 주택공급, 주거마케팅, 주택정책에 또 다른 관점을 제시하여, 그들이 선호하는 미래주거를 다양화 시켜 선택의 폭을 넓힐 수 있는 미래 주거환경에 대한 고찰이 필요하다고 본다.

  • Aging society appears immediate social problem in Korea. Housing for aging is required independent and comfortable housing life to live considering about feature of elderly. It is necessary field to prepare. Aged person who suffers the aging process several stages gets changing weak, so living environment is important aging person aspect of social, psychological and physical point. Finally, aged person living together requires facilities for the naturally communicating and active things. Community of aged person required organization of space for keeping independence and connection with each other. According to space of community, housing for aging should have a different access route. In conclusion, congregate housing of the elderly should be planed organization of space to be solved anxiety and tension and to be aware of joining the community.

  • The modern has been the aged society. It is also the result of the improvement of the whole living conditions such as the improvement of medical health and national income level. But, as nuclear family has been extended according to industrialization and urbanization, the consciousness of supporting the aged has been weakened. And the problems of old people such as poverty, disease and alienation has been raised. The Effect of Housing Cost Burden on the Mental Health of Middle-aged and Older People with Disabilities: Focused on the Moderating Effect of Social Capital

  • 본 연구는 중고령 장애인의 주거비 부담과 정신건강과의 관계를 분석하고, 이러한 관계에서 사회자본의 조절효과를 검증하는 것이다. 이를 위해 본 연구에서는 한국복지패널의 16차 조사에 응답한 45세이상 장애인 938명을 최종 분석대상으로 설정하고, Stata 17.0을 활용한 조절다중회귀분석을 실시하였다. 연구의 결과는 다음과 같다. 첫째, 주거비부담의 증가는 중고령 장애인의 정신건강 수준을 저하시키는 것으로 나타났다. 둘째, 사회자본의 다차원적 요소 중 사회적 관계망이 정신건강 상태에 긍정적 영향을 미치는 것으로 나타났다. 셋째. 주거비부담과 정신건강 간의 관계는 사회자본의 핵심요소인 사회적 관계망에 의해 조절되는 것으로 나타났다. 이상의 결과를 토대로, 본 연구는 주거비부담으로 주거빈곤을 경험하는 중고령 장애인의 정신건강 증진을 위한 보호요인으로 사회자본의 유용성을 확인하고, 사회자본 개발 전략에 대한 사회복지적 함의를 제시하였다.

  • This study was conducted to provide useful information to enable planned repair and cost planning during the operation and maintenance phase of aged multi-family housing. For this purpose, The concept of probabilistic maintenance cost analysis considering the risk factors of the aged multi-family housing is presented in the following six steps. 1. Risk factor investigation and analysis 2. Classification and deriving of maintenance cost 3. Investigation and deriving cost maintenance cost of old apartment house 4. Analysis of expert questionnaire 5. Analysis of Monte -Carlo simulation 6. Probabilistic maintenance cost Deriving the result. This study has limitations that need to be verified by applying actual data.

  • Medical technology being developed, the increase of the aged population brings about many changes in financial standard, consciousness and lifestyle. And the increase of a nuclear family and a professional woman makes their family not to be able to support them anymore. Because aged people also don't want to rely on their family, aged people households are growing gradually. These causes make a house and a living environment of aged people to new social problems and these became elements to determine the living quality. In case of advanced nations a house considered of the physical character of aged people has been planned and they can live with various services in their houses and community that they are living without moving: But a hou! se for aged people is initial stage in Korea. And most facilities are poor and just for protection and accommodation. Although concerning a house for the aged according to revised the aged welfare law, companies are waiting to build because of problems of cognition and regulation. Therefore the plan considered of the character of the aged is being needed for the independent and comfortable living of the aged.

  • South Korea, which has seen economic growth at a rapid pace and the number of the old people on the rise, is facing challenges, including social problems resulting from the aged society, lack of work force supporting the elderly and needs of renewing residential environment for them. The old people in the process of senility are forced to experience a wide range of physical, mental and social difficulties and problems when they are living in existing houses. This study was conduced with a sample group consisting of the elderly who were living in detached places of multiplex houses and a plane which was developed as a tool for a workshop, the one that is a collective residence model, also known as one of an alternative housing for the old in the future. This study finds that in order to get rid of negative images of the collective residence for the old, residence surroundings for the aged should be created not as uniform space formation but as aging-in-place, and specifically, considering that the quality of life for the aged remains to continue is needed. Findings can be a reference to create ideas of developing residential environment for the aged.

거주 후 평가(P.O.E)에 의한 공공실버주택의 거주환경 분석 (An Analysis of Dwelling Environment of Public Retirement(Silver) Housing Based on Post Occupancy Evaluation)

  • Due to the rapid demographic and structural changes, Korea has faced a variety of social issues and quickly entered the aged society since the 2000s. In order deal with this reality, diverse types of welfare policies are emerging in the society as a whole. The government began to supply domestic public silver housing in 2016 to provide against the quickly growing aged society and now, the government is planning to supply approximately 50,000 housing by 2022 for quantitative growth of aged society, by selecting 1st and 2nd designated areas for the project additionally. This public retirement(silver) housing combines 'space' with 'service'. The lower floors are a public silver welfare Facilities and the upper floors are a housing spaces. This type of housing is to deal with requirements of rental housing residents by combining physical space with supporting service. Based on barrier-free design, the complex and unit house have safety handles and alarm bells in the bathroom, undulating washstands, bathroom sliding doors, corridor safety handles, and emergency safety exit lamps in each housing unit so the aged and the disabled can use easily and conveniently. Also, hand rails are installed and stepped pulleys are removed to promote convenience. Currently, the government is planning to increase the supply, focusing on low-income groups, such as beneficiaries of national basic livelihood and the working poor. Recognizing that the public retirement(silver) housing project is at its early stage, this study examined satisfaction, based on evaluations of real residents. This study aimed to obtain more empirical research data and apply them to public retirement(silver) house space analysis. For analysis, this study targeted Wirye public retirement(silver) housing and Magnolia public retirement(silver) housing that are in operation, and literature review, previous research review, and field survey were conducted to examine the present state. Using the questionnaires consisting of four large classification items; Block Layout, Housing Unit, Welfare Facilities, and Barrier-free Design, and sub-details, a survey was conducted to analyze residents' satisfaction. In conclusion, it is anticipated that this study would serve as basic research data about public retirement(silver) housing to increase continuously in future by analyzing public retirement(silver) housing spaces, on the basis of the analyzed data.

노인주거복지시설 계획방향설정을 위한 수요자 요구조사 및 분석 - 경기도 거주 노인들을 중심으로 - (Study of a Residential Desire Survey for Planning Criteria of an Old Aged Residence - Focused on the Old Aged in Gyeonggi Province -)

  • A person's residence is the primary environment which affects physical and emotional-gratification. Residential environments are very important to a person's quality of life. Because the age of society has rapidly increased, we must take a profound interest in the welfare and residences of the aged. While the government has begun to prepare for an aging society, the residential environments of the aged has not been fully considered. Because the welfare of the aged begins in the house, the term 'residence for the aged' is not limited to the physical space. Because residences for the old aged are included in various social policies such as family relations, social security, health care, safety etc, relevant policies for these residences must be prepared as rapidly as possible. This study-focused on both the importance of residences for the aged and the residential desires of the aged, and aims to propose planning criteria for the residences of the aged.
