서울시 아파트 거주 중년기 가정의 생활 실태와 문제(IV): 가족관계를 중심으로 (Family Life of Middle-Aged Apartment-Residents in Seoul: Focused on Family Relations)

  • The purpose of this research was to analyze the family relationships of the middle aged women residing in an apartment house in Seoul as a part of a collaborative study on their family life issues. the sampling area was divided into Kangnam and Kangbuk according to the residential location and upper middle group and lower middle group according to the size of the apartment unit. The data were collected from 307 fulltime housewives with at least one child in a junior or senior high school. the self-identity scores of middle-aged wives were found generally somewhat higher and were explained by satisfaction with time use and leisure activities, husband's help with raising children, and feeling after quarrel with husband. most wives felt very comfortable and intimate about their husbands. the relationship between wife and husband was influenced by feeling after quarrel with husband, husband's help with raising children, and satisfaction with leisure activities. Most wives reported stresses in raising children. Help from husband, satisfaction with time use, and financial debt were influencing the level of stress perceived by the wives in raising children.

  • This study was aimed at providing valuable information that can help the government and the housing development staff deal with the problem with ‘Redevelopment Apartment Rehabilitation’ in Ulsan city.For the purpose of this study, questionaire are constructed with contents about socio-demography factors, housing factors. attitute forward reconstruction, and housing needs of respondents. questionaire were collected from 232 housewives living in old-aged and deteriorated apartment houses in Ulsan. Apartment houses of respondents are 5 floor. more than 100unit houses. and above 10 years old the living size of apartmet is less than 25 pyoung(82.5m2) per unit house and average living size is 16~20 Pyoung(52.8m2~66.Om2)/unit house. Average family size is 4-5 persons. and average income is about 1,200,000 Won(about $ 1,500) Per month. The major findings are as follows :First, they want the reconstruction of old-aged and deteriorated apartment house very positively.Second. they want high rise building, more lager parking lot. market. sports facility. and play yard for children. Third they want that size of unit house is 26~30 pyoung85.8m2~99.0m2). the number of room is 3~4, the number of bathroom is 1-2. and type of access is stair style.

  • The water supply galvanized steel pipes of apartment buildings in Bucheon city constructed with building permission before 1994 have many problems such as leaks, the water containing rust, and low water pressure due to corrosion. Therefore, this study aims to find a way to renew the water supply pipes under investigation through a survey. As a result, when replacing the galvanized steel pipe with the corrosion-resistant pipe, the water supply system should also be changed from the gravity tank system to the booster pump system and the hygienic water storage tank. It is necessary to redraft the long-term repair plan including the replacement of the water supply system. Also, it is necessary to save the allowance reserve according to the modified long-term repair plan.

  • 최근 주택법 개정에 따른 수직증축에 의한 세대수 증가가 허용되어짐에 따라, 1기 신도시인 분당, 평촌 등의 아파트 단지를 중심으로 세대수 증가형 리모델링 사업이 활발하게 추진 중에 있다. 하지만, 세대간 경계 내력벽 철거 금지, 허용된 용적율 증가에 따른 인접건물의 일조권 변화 등 리모델링 사업 프로세스 상의 불확실성 요인들 때문에 사업추진이 원활하게 진행되지 못하고 있는 실정이다. 따라서 본 논문은 이러한 불확실성 요인들을 해소하여 사업추진이 원활하게 진행될 수 있도록 세대수 증가형 리모델링 사업에 대한 프로세스 모델을 제시하고자 한다. 이러한 프로세스 모델을 제시하기 위하여 먼저, 주택법에서 명시된 프로세스에 대한 요구사항들을 분석하고, 이를 바탕으로 현행 세대수 증가형 리모델링 사업의 프로세스 모델을 제시한다. 다음으로 현행 프로세스 상의 불확실성 요인들과 원활한 사업진척을 위한 기타 제도개선 사항들을 전문가 인터뷰를 통하여 파악하고 제도개선안을 마련한다. 마지막으로 이러한 제도개선안들을 적용 기존 프로세스를 개선하여 수정된 세대수 증가형 리모델링 사업 프로세스 모델을 제안한다. 이 모델은 정부가 주택법을 개정하는데 도움을 줄 수 있으며, 리모델링 조합의 사업 추진을 좀 더 원활하게 할 것이다.

  • 우리나라의 경우 급속한 경제성장을 이룩한 1970년대 이후 도시화가 빠르게 진행되어 주택부족 문제가 발생하게 되었고, 정부의 주도로 공동주택인 아파트를 꾸준히 건설하였으며, 민간 건설업체에서도 주택 수요를 충족시키기 위해 아파트를 대단지 형태로 건설하였다. 이러한 철근콘크리트 구조물로 건축된 아파트는 세월이 경과함에 따라 여러 가지 요인에 의하여 콘크리트가 열화 됨으로서 아파트 건축물이 초기에 가진 물리적인 성능 유지하기 어렵게 되며, 시대가 변화에 따라 아파트에 요구되는 기능과 형식이 변화하게 된다. 현재 아파트를 재건축하기 위해서는 건축년도와 안전진단 결과가 재건축에 해당하여야 하며, 이러한 조건이 만족하더라도 "시 및 주거환경 정비법 시행령" 제28조에 의거 아파트 전체 토지 지분 보유자의 75%가 재건축에 동의해야 재건축 할 수 있다. 즉 현재의 관련 법규에 의하면 아파트를 비롯한 주택의 재건축에 있어서 거주하는 주민들의 생각이 매우 중요하다고 할 수 있다. 본 연구에서는 대전지역 5개구에 위치하고 있는 25년 이상된 아파트에 실제로 거주하고 있는 주민들을 대상으로 실시한 재건축과 리모델링에 대한 선호도에 대하여 조사 분석하였다. 그 결과, 25년 이상된 아파트에서 거주하는 주민들은 거주자 생활 편의 개선을 위해서 리모델링을 선호하는 것으로 조사되었으며, 재건축을 선호한 주된 요인으로는 수익성 때문인 것으로 조사되었으며, 리모델링을 선호한 주된 이유는 시간 단축인 것으로 조사되었다.

  • The purpose of this research was to investigate the economic status and problems of the middle aged apartment-residents in Seoul as a part of collaborative study on family issues of them. The sampling households were divided into Kangnam and Kangbuk area according to their residential location and upper-middle and lower-middle groups according the size of the apartment unit. The analysis of this research was specially focused on the latter division. The data were collected from 307 fulltime housewives with at least one child in a middle or high school. This data were gathered from the structured questionnaire. The major findings of this research were as follows: 1. The significant differences between upper-middle and lower-middle groups were showed in such areas as household income, monthly living expenses, household assets and savings. 2. The most serious economic problem was the private education expenses in both groups. 3. The economic satisfaction of the group in the Kangbuk area was a little higher than the group in Kangnam area.

  • Our country, korea, has become the aged society in 2000. Thus, the problem of the old assumes an aspect of wide scope and variety, and it becomes a social problem. the world does its utmost to settle the welfare of the old, and international action plan and UN principle for the old have been established in recent years. keeping pace with this trend, our country carries forward a middle and long term plan of welfare of the old. However, facilities for the old in apartment complexes are established not in a level of the welfare of the old, but in a level of relief work or the protection of the old. Therefore this study suggests a series of reform measures of the facilities for the old and the direction of the plan of welfare facilities for the old, by studying the present situation and actual conditions of facilities in apartment complexes.

  • The purpose of this survey was to find out the actual conditions of living and housing needs of three generation family in the sharing apartment houses in Sang-Gye area. 1. General family type was one which is living with single parent (female), middle-aged couple and their children togeter. 2. Their main mobility to move in this houses was because of the special design of sharing apartment houses. 3. Most of actual dwelling activities of old parents and middle aged couple were performed in condition of space-integration except a few activities. 4. The "Space-compromise type" was proved as the most ideal type of three generation sharing house in our country. In which, private spaces (such as bed rooms and bath rooms) are planned to be used seperately, public spaces (such as living room and dining room) together. 5. It would be better if massionette type was taken in the case of more than 30 pyung (net area).net area).

  • This paper introduces the result of performing research analysis on awareness and demand on economic aspect of dwellers toward remodeling by aiming at the fact that there are existing dwellers which is the biggest feature of remodeling. Providing services that are suitable for economic conditions and demands of owners or dwellers of Apartment House could be seen as something that must be considered first above all things in remodeling in which consumers have to pay for expenses are specified.

  • This study is the last part of a collaborative study on the Family Life Issues of Middle aged Apartment-Residents in Seoul. This study is focused on case studies. The data were collected from 15 fulltime housewives who are in the upper-middle and the lower-middle families having at least one child in a middle or high school from Kangbuk and Kangnam areas. In this study, the whole family life issues were divided into the following 4 subareas ; 1. housewives' own life, 2. family life, 3. economic environments, 4. housing environments. The major result of this study is : the most important factor influencing the quality of life of the middle age family was the existence of children attending junior and senior high school, which brought various problems into the family with relation to self identity, time management and leisure of middle aged housewife, educational cost, shared family activities, housing space. Therefore the whole family life would be improved through the change of the current education system.
