The 20th Century High-Rise as Heritage: Notes on a Teaching Experience of the Adaptive Reuse of the Metropolo Hotel in Shanghai

  • The adaptive reuse of 20th-century high-rise architecture poses important questions about the prevalence of authorized discourses in the heritage conservation field. Based on a two-year teaching experience at Tongji University about the adaptive reuse of the Metropolo Hotel (Palmer and Turner, 1934), an iconic historic high-rise building in the Shanghai Bund area, this paper will show the extent to which disciplinary and urban authorized heritage discourses are present in the development of design and representation strategies in adaptive reuse. Using discourse analysis as a method, this paper will make the argument that disciplinary discourses have a limited effect in the practice of adaptive reuse, which is perceived as a fundamentally creative activity. At the same time, the paper reveals how urban discourses have a much more lasting effect, confirming the intimate links between adaptive reuse and the wider phenomena of beautification and gentrification of high-rise listed areas.

  • In this study, we focused on 'Adaptive Reuse', which has the concepts of space reconstitution and social and cultural regeneration, so that previously constructed highrise buildings can accommodate various changes in modern society, and new spatial design was developed based on the characteristics of adaptive reuse. We sought to present the concept and direction, detailed strategies, and architectural response elements of space reconstitution for the purpose of realizing the typical spatial reorganization required by modern society and seeking directions and methods of space reconstitution that can be applied to future society. The purpose is to do so.

도시한옥의 적응적 재생 모델시안 연구 -청주 서운동의 노인계층을 위한 모델링 사례를 통하여- (The Tentative Plans of Adaptive Reuse of Korean Traditional Houses (Han ok) in Urban Area : Focusing on the Elderly Housing in Seoun-dong, Cheongju)

  • When the castle of the city was destructed from 1911 through 1915 in Cheongju, the city's spatial structure was reorganized and "Han-ok Housing", a dwelling site filled with Korean traditional houses, was newly formed around the former castle site. These days, the Han-ok housing in Seoun-dong, Cheongju in which elderly couples and senior citizens live is enclosed by modernized roads and three or four-story buildings, leaving the housing as an isolated island in the city block. Nonetheless, the Han-ok housing not only plays an important role in sustaining the historic and local identity of the city, but also offers environmental benefits in terms of daylighting and ventilation. The purpose of this study is to reorganize the housing suitable for those who currently live and recreate it by adding new functionality. Consequently, three strategies are established; the conservation of existing building through the improvement of existing facilities; the conversion of vacant buildings into a new use; and the creation of the urban mid-rise Han-ok housing at street sides. The first strategy has a significance in that the traditional building's single wing plan, small room sizes and lack of storages now cause great inconvenience for current life style. The second strategy also promotes the practical use of abandoned buildings through alterations and additions. Finally, the creation of the urban mid-rise Han-ok housing that is accomplished by the combination of reinforced concrete and wooden structure interacts with or respond to the city's development. As a result, this study for the adaptive reuse of Han-ok housing proves how the traditional properties can be maintained in a careful manner and how its creative reuse can be achieved.

  • 지속가능한 도시재생과 주거환경개선을 위한 방안으로 적응적 재사용과 리모델링에 대한 관심과 필요성이 증가하고 있다. 본 연구의 목적은 국내의 적응적 재사용을 위한 단독주택 리모델링 방법론에 있어서의 시사점을 제시하는 것이다. 이를 위하여 최근 단독주택의 리모델링이 활발히 진행되고 있는 부산시의 단독주택지인 '구포새뜰마을'과 '해리단길'을 대상으로 적응적 재사용을 위한 단독주택 리모델링에 대한 이론적 고찰과 사례분석을 진행하였다. 연구를 통하여 도출된 시사점은 다음과 같다. 첫째, 공공에 의해 주민 공간 및 시설로 리모델링된 건축물은 적극적인 주민참여와 지속적인 유지관리 방안이 필요하다. 둘째, 민간에 의해 상업용도로 전용된 단독주택지의 건축물은 주거 및 상업용도의 상생이 필요하다. 셋째, 단독주택지 전체 차원에서 가로 및 건축물 리모델링의 계획 및 설계에 관한 가이드라인이 필요하다.

  • This study is intended to derive the adaptive reuse techniques through the history and aspects of new construction, extension, repair, and other works, limited to the deep and narrow lots facing Seongan-gil and Nammun-gil in Nammun-ro 2 ga of Cheongju, the historic urban area. The results are as follows. 1) In the case of newly built reinforced concrete buildings, the central part of the top floor of the residence or all floors are opened to the open space(void) to facilitate lighting and ventilation. This is developed as a convection phenomenon due to the temperature difference from the slits between buildings, which affects the entire air flow of the block. 2) The buildings of extension and repair are composed of two-story masonry or steel frame, both the front store facing the road and the house on the back, but it looks like one because it is in contact with each other. If only a small gap between the front and rear buildings is restored to an external space or a space equipped with sun light, a small breath can be provided in lighting and ventilation. 3) The existing two-story wooden stores and houses have lost their external space due to repairs. With minimal intervention to restore the small courtyard, slits, and space under the eaves, it will not only improve lighting and ventilation, but also create a unique appearance as a segment of the elongated store.

  • The purpose of this study is to provide some architectural characteristics of recycled school facilities. To achieve this purpose literature review and case study are performed. In the case study total 207 recycled school facilities located within Kyungsangpookdo Province were analyzed in terms of its gross building area, size of the site, and new uses. Results of the analyses about the data show that there is a significant correlation between adapted use and size of the site and conditions of the adapted uses are influenced by the size of the site and gross building areas. In addition, this study finds that in case of extensions 53% of the total cases are used for training facilities. Finally, this study shows future research direction for achieving better decision in recycling closed school facilities.

아파트 거주자의 주거환경 스트레스에 대한 대처방식 유형 - 광주시를 중심으로 - (Coping Styles about Residential Environmental Stress among Apartment Housing Dwellers - Focus on the Gwangju City -)

  • Rapid social change affects residential environments and this in turn creates new stimuli to which people have to adapt. These stimuli have been seen to increase stress levels. Therefore, dwellers in these environments try to reduce stress through various methods. The purpose of this paper is to: 1) identify the general trends of coping styles about residential environmental stress, 2) analyze the differences in socio-demographic characteristics and how the physical characteristics of buildings affect stress, find out how personal backgrounds affect stress levels and the ability to get rid of environmental-related stress. The subjects in this study consisted of people living in multi-family housing in Gwangju. The city is divided into 5 districts and used quota sampling. 324 housewives were surveyed from the households by self-administered questionnaires. The survey was conducted in December, 2006, after the questionnaire was revised based on the results of preliminary survey. After all the questionnaires were collected, the data was coded and analyzed using the SPSS 12.0 program. This study confirmed that the manner in which those in multi-family housing coped with stress. Especially, we need a policy which seriously considers residents who are of low social-economic standing. As well as being exposed to residential environmental stress, they also have no means to deal with it. The age of a building had a strong impact on coping styles about residential environmental stress. We have to make special studies about the adaptive reuse of buildings for the reduction of residential environmental stress and to greatly improve coping styles. In conclusion, it emphasized the importance of education, information, and economic aid. Reasonable housing management would surely lead to a rise in residential satisfaction and the promotion of residential welfare.

활성화된 골목형 도시상업가로의 가로공간특성에 관한 연구 -부산시 '전리단길'과 '망미단길'을 사례로- (A Study on the Street Spatial Characteristics of Revitalized Alley-type Urban Commercial Street -With Cases of 'Jeonridan-gil' and 'Mangmidan-gil'in Busan City-)

  • 활성화된 골목형 도시상업가로는 사람들이 선호하는 장소로서 최근 많은 관심을 받고 있다. 본 연구의 목적은 골목형 도시상업가로 조성을 위한 계획 및 설계방법에 있어서의 시사점을 제시하는 것이다. 이를 위하여 부산시의 대표적인 활성화된 골목형 도시상업가로인 '전리단길'과 '망미단길'을 사례대상지로 선정하여 이론적 고찰과 사례분석을 통하여 사례대상지 개요, 가로공간구성, 건축물 용도, 가로경관, 가로시설물에 대하여 가로공간특성을 살펴보았다. 본 연구를 통하여 도출된 시사점은 다음과 같다. 첫째, 보행공간 및 환경을 개선하기 위한 가로환경의 조성이 필요하다. 둘째, 기존에 입지한 주요용도와 새로 도입된 용도간의 상생이 필요하다. 셋째, 적응적 재사용 등을 통한 가로의 정체성 유지가 필요하다. 넷째, 민간에 의한 자생적 형성과 공공에 의한 계획적 조성의 협력이 필요하다.
