헤도닉 가격모형의 함수형태 - 시장특성을 감안한 변환함수들의 적용 및 검증 -

  • 환경질 개선의 편익추정에 사용되는 헤도닉 가격모형에서 제1단계 헤도닉 함수 추정시 그 함수형태에 따라 결과가 편의를 가질 수 있다. 본 논문에서는 13가지의 각기 다른 비선형 및 선형 헤도닉 함수 등을 한국 주택시장에 적용하여 그 적합성을 이론 및 실증적 방법을 병행하여 검증하였다. 그 결과, 고전적으로 종속변수만을 변환시키는 Box-Cox 함수형태나 Box-Cox 변형계수가 사전적으로 0과 1사이에 있음을 가정하는 오목한(concave) 한 함수형태가 기존 연구와는 달리 한국시장에는 적합한 함수형태가 아니라는 결과를 이끌어 냈다. 나아가 서울 주택시장에 가장 적합한 함수형태는 종속 및 독립변수를 각각 다르게 변환시키는 헤도닉 함수형태임을 보여 주었다. 아울러 본 연구는 간접적으로 헤도닉 가격모형 적용시 그 지역의 주택시장 특성에 관한 연구가 선행되어야 함을 시사하고 있다.

A Study on the Selection of Pricing Factors for Used Bulk Carriers (중고 벌크선의 가격결정요인 선정에 관한 연구)

  • In the existing ship sales market, prices determined based on the prices of similar ship types that recently traded. ince the 2008 financial crisis, ship prices have fluctuated, and ship price criteria have become ever more necessary to the imminent value of the ship. Therefore, this research used the hedonic price model to estimate imminent values of ships. In this study, the influence on ship prices was analyzed by the value of each characteristic and an estimated functional formula was. Out of the four models suggested by the hedonic price model, an optimal model was selected with variance inflation factors and a stepwise selection. For this, the influence of determinants of ship prices was analyzed based on actually traded ships and characteristic data. The selected model s the Log-Line model; as a result of regression analysis, eight variables, including DWT, Age, Market Value, Short-Term Charter, Long-Term Charter, Enbloc, Special Survey Due and Builder were to affect the ship price model. This model is expected to be useful for objective and balanced ship price evaluation.

  • In this study, the factors influencing logistics warehouse price were analyzed using Hedonic price model. All the actual transaction cases of the logistics centers in Gyeonggi province for 10 years from 2006 to 2015 were investigated. In this hedonic model, statistically significant variables includes building, economic, investment and time characteristics. The analysis permits a better insight of price determinants of warehouse price. First, the purchase price of large size logistics centers is relatively high. Second, the indirect investment shows higher price due to active investment tendency. Third, Foreign investors with various know-how on investment are leading the selling price.

  • This study explores the influence of the COVID-19 pandemic on the Korean art market and contrasts the classic hedonic method of art price prediction with the Artificial Neural Network technique. The empirical analysis of this paper utilizes 14,639 observations of Korean art auction data from 2015 to 2021. There are three types of variables in this study: artist-related, artwork-related, and sales-related. Previous studies have suggested that these three types of variables influence art prices. The empirical findings in this research are in twofold. First, in terms of RMSE and R2, the Artificial Neural Network outperforms the hedonic model. Both techniques discover that sales and artwork variables have a greater impact than artist-related attributes. Second, when the primary factors of art price are controlled, Korean art prices are found to fall dramatically in 2020, shortly following the onset of COVID-19, but to rebound in 2021. The main lesson in this study is that the Artificial Neural Network enhances art price prediction and reduces information asymmetry in the Korean art market even in the face of unanticipated turmoil such as the COVID-19 outbreak.

  • The purpose of this paper is to visualize the housing market dynamics with ESDA (Exploratory Spatial Data Analysis) using MATLAB toolbox, in terms of the modeling housing market dynamics in the Busan Metropolitan City. The data are used the real housing price transaction records in Busan from the first quarter of 2006 to the second quarter of 2009. Hedonic house price model, which is not reflecting spatial autocorrelation, has been a powerful tool in understanding housing market dynamics in urban housing economics. This study considers spatial autocorrelation in order to improve the traditional hedonic model which is based on OLS(Ordinary Least Squares) method. The study is, also, investigated the comparison in terms of $R^2$, Sigma Square(${\sigma}^2$), Likelihood(LR) among spatial econometrics models such as SAR(Spatial Autoregressive Models), SEM(Spatial Errors Models), and SAC(General Spatial Models). The major finding of the study is that the SAR, SEM, SAC are far better than the traditional OLS model, considering the various indicators. In addition, the SEM and the SAC are superior to the SAR.

Submarket Identification in Property Markets: Focusing on a Hedonic Price Model Improvement (부동산 하부시장 구획: 헤도닉 모형의 개선을 중심으로)

  • Two important issues in hedonic model are to specify accurate model and delineate submarkets. While the former has experienced much improvement over recent decades, the latter has received relatively little attention. However, the accuracy of estimates from hedonic model will be necessarily reduced when the analysis does not adequately address market segmentation which can capture the spatial scale of price formation process in real estate. Placing emphasis on improvement of performance in hedonic model, this paper tried to segment real estate markets in Gangnam-gu and Jungrang-gu, which correspond to most heterogeneous and homogeneous ones respectively in 25 autonomous districts of Seoul. First, we calculated variable coefficients from mixed geographically weighted regression model (mixed GWR model) as input for clustering, since the coefficient from hedonic model can be interpreted as shadow price of attributes constituting real estate. After that, we developed a spatially constrained data-driven methodology to preserve spatial contiguity by utilizing the SKATER algorithm based on a minimum spanning tree. Finally, the performance of this method was verified by applying a multi-level model. We concluded that submarket does not exist in Jungrang-gu and five submarkets centered on arterial roads would be reasonable in Gangnam-gu. Urban infrastructure such as arterial roads has not been considered an important factor for delineating submarkets until now, but it was found empirically that they play a key role in market segmentation.

  • Using the Hedonic pricing model using Box-Cox transformation, this paper estimated the marginal effect (implicit price) of odors from landfill in the metropolitan area on housing prices and the willingness to pay for changes in certain odor conditions. This paper utilized the proximity from the landfill in the metropolitan area as a environmental variable, and analyzed the effect of various housing characteristic variables on the sale price of apartments within a radius of 5 km from the landfill. In particular, because odors factor have various heterogeneity, we applied hedonic price models instead of stated-preference methods with various types of functional forms through Box-Cox transformation, considering the heterogeneity of each region. Estimates show that the marginal value (implicit price) for the distance from the odor source was 0.227 to 0.533 depending on the function type of the estimated model. In addition, when other house factors are the same, the marginal willingness to pay for a distance of 1km from the odor source was calculated to be 16.79 to 51.76 thousand dollar depending on the type of function. Finally for the general Box-Cox model, the annual WTP was estimated to be 3,229dollar.

An Empirical Study on the Estimation of Housing Sales Price using Spatiotemporal Autoregressive Model (시공간자기회귀(STAR)모형을 이용한 부동산 가격 추정에 관한 연구)

  • This study, as the temporal and spatial data for the real price apartment in Seoul from January 2006 to June 2013, empirically compared and analyzed the estimation result of apartment price using OLS by hedonic price model for the problem of space-time correlation, temporal autoregressive model (TAR) considering temporal effect, spatial autoregressive model (SAR) spatial effect and spatiotemporal autoregressive model (STAR) spatiotemporal effect. As a result, the adjusted R-square of STAR model was increased by 10% compared that of OLS model while the root mean squares error (RMSE) was decreased by 18%. Considering temporal and spatial effect, it is observed that the estimation of apartment price is more correct than the existing model. As the result of analyzing STAR model, the apartment price is affected as follows; area for apartment(-), years of apartment(-), dummy of low-rise(-), individual heating (-), city gas(-), dummy of reconstruction(+), stairs(+), size of complex(+). The results of other analysis method were the same. When estimating the price of real estate using STAR model, the government officials can improve policy efficiency and make reasonable investment based on the objective information by grasping trend of real estate market accurately.

  • Odor problem of livestock operation is important issue in a local community. I quantified the property price impact of 199 livestock operations for 3,355 housing sales in the U.S (Colorado). Spatial hedonic model was adopted to deal with spatial autocorrelation in housing market. Small beef and dairy operations, which are the traditional agricultural sector, seem to create a positive rural lifestyle amenity effect. However, the impact of livestock operation on rural residential sales turns to negative if the operation is over a certain size and species. Large hog and sheep operation seems to bring fatal economic loss from the local community perspective if it close to residential area. Livestock odor is one of the negative externality, the results provide the potential social cost of the livestock sector in the region. Policy makers may incorporate this social cost in the regional planning to minimize the social and maximize the development effect. Therefore, local officials and private individuals should carefully consider the location and characteristics of new residential properties and livestock operations alike.

  • As the environmental pollution problem in modern society is rapidly changing with industrialization, the environmental pollution problem has a direct or indirect effect on various fields. In particular, heavy industry pollutants can be a significant variable in site selection and realestate value. Therefore, this study is based on transaction data of 13apartment complexes in Maanshan City, a representative steel city in China, and uses the Hedonic Price Model to study the effect on real estate prices, mainly on heavy industry pollution during environmental pollution. The conclusion shows that the farther away from the source of pollution, the higher values are.
