A Study on the Present Condition of the Custom-built Apartment (국내 맞춤형 아파트 적용 현황에 관한 연구)

  • As the consumer's consumption standard has raised, occupants' needs for the apartment is diversified and complicated. But the existing mass housing supply method has many problems and it couldn't satisfy the dwellers' various needs and overall expected life span. In order to correspond those needs, construction firms have introduced several method, such as plus option, minus option, on-time option, change up service and so on. The custom-built apartment is more supplementary and it can reflect the consumer's needs to the apartment directly. But after running the custom-built apartment, several problems is revealed. So. in this study, I defined the general idea of the custom-built apartment and then collect the case of the custom-built apartment.

Factors Influencing the Depression of Residents in Permanent Rental Apartments (영구임대아파트 주민의 우울정도에 영향을 미치는 요인)

  • This study was carried out to find out the factors influencing the depression of residents in perment-rental apartments. The sample consisted of 446 residents in the ages of over 19 but under 60 years old living in permanent-rental apartments in G cities. 74.4% among the permanent-rental apartment residents were found to be in the state of depression with 33.9% in severe depression. From Enter multiple regression analysis, it is revealed that self-esteem, health condition, age, life satisfaction, and problem drinking are the critical factors influencing the depression of perment-rental apartment residents. It is recommended that depression prevention programs for the residents in perment-rental apartments be developed in consideration of the critical factors identified from this study.

  • The purpose of this study is the correlation analysis between housing environment and prices of apartments in Dae-Jeon city. For these purpose, selecting assessment factors to analysis correlation from housing environment classified by space stages and correlation analysis between selected factors and price of apartments. The results of this study are as follows : in old city area, a physical factors of housing environment gives high influence on the price of apartment, in new city area, density of building gives high influence on the price of apartment.

  • The construction cost index and the forecasting model of apartment house can be efficient for evaluating the validness of the fluctuating price, and for making guidelines for construction firms when calculating their profit. In this study the previous construction cost index of apartment house was improved, and the forecasting model based on X-12 ARIMA was developed. According to the result, during the last five years the construction cost, excluding labor expense, has risen approximately to 22.7%. And during next three years, additional 16.8% rise of construction cost is expected. Those quantitative results can be utilized for evaluating the apartment house's selling price in an indirection, and be helpful to understand the variation pattern of the price.

  • 아파트의 층간소음저감을 위한 다양한 기술이 개발되고 있다. 콘크리트 건물의 단일층을 경계로 한 소음저감을 위한 공기음의 투과손실을 증가하는 방법이 주로 적용되고 있으나, 철골조 초고층아파트 스포츠 시설 운영시 이에 대한 대책으로 공기음의 대책과 구조음의 대책을 두단계에 걸쳐 수립하였다. 초고층 아파트 내부에 스포츠 시설의 배치는 이를 이용하는 사용자에게 편리성의 주지만 철골조의 특성상 충격성 진동원이 발생하는 스포츠 시설은 상하부층인 아파트에 소음진동의 연향으로 인해 이를 방지하는 설계가 요구된다. 일반적인 아파트의 충간 소음진동문제는 이를 발생시키는 상부거주자의 예절과 충간 소음진동 저감 기술이지만 아파트내부의 동일층을 경계로 위치한 스포츠 시설은 시설의 사용성에 반해 하부층에 미치는 영향을 기술적으로 저감하여야 한다. 입주한 초고층아파트의 스포츠 시설에서 발생하는 소음진동 민원문제를 풀기 위하여, 하부층 민원인이 느끼지 못하는 수준의 소음과 진동 허용치를 상호 결정하고 이를 만족하기 위한 차음 및 구조소음 설계를 수행한 사례이다.

An Analysis of the Impact of Subway Construction on Apartment Price in the Station Areas: Focusing on the Daegu Subway Line 3 (도시철도 건설과 역세권이 아파트가격에 미치는 영향 분석 - 대구도시철도 3호선 역세권 거리와 아파트 면적 구분을 중심으로 -)

  • This study aims to examine the influence of the Daegu Subway Line 3 construction on apartment price fluctuation and to find the factors causing the apartment price fluctuation in the station area of the Daegu Subway Line 3. Empirical results of this study are as follows: first, the apartment price is more fluctuated or increased at the time of completion of subway construction than at the time of breaking ground; second, the opening of the Daegu Subway Line 3 has positive impact on apartment price nearby the station area of the Daegu Subway Line 3, especially apartment prices in the second station area (200-600m) are positively related to the opening of the Daegu Subway Line 3; third, medium-large size ($85-135m^2$) and large size (excess of $135m^2$) apartment are sensitively related to the apartment price fluctuation by the Daegu Subway Line 3 construction; and fourth, Buk-gu and Suseong-gu areas are the main beneficiaries. The results of this study suggest implications for tax and redistribution policies in the station areas.

  • 정부와 민간이 대단위 택지 개발사업을 추진하면서 그 지역의 기후조건 및 자연환경 등을 충분히 고려하지 못하고 획일적이고 평면적인 단지를 조성함으로써 대도시의 대단위 아파트 지역에서 여름철, 강한 일사량과 약한 풍속으로 인한 일시적인 역전현상 및 열섬효과로 인하여 주변지역에서 배출된 대기오염물질들의 확산을 저해하는 요인이 되고 있다. 또한 대단위 아파트 단지조성 시에 도로와 아파트 대형건물의 배치 등 기류이동을 고려하지 않고 건설하므로 주위의 오염물질이 풍향 및 풍속에 따라 단지 내에 정체하여 건물의 실내로 들어가 또 다른 실내오염을 야기 시키게 된다.   • In the 1970s, the full-scale development of the area now known as Gangnam began, ushering in the era of real estate investment on apartments which transformed housing styles in Korea. Apartments were pitched as the most ideal type of housing, creating a competitive market of high demand and skyrocketing prices. The apartments were also viewed as a means of quick asset investment among middle-class Koreans. Within this apartment frenzy stood the female real estate speculator, the bokbuin. This study seeks to locate the bokbuin in the real estate development market after the late 1970s. The apartment speculation boom cannot be attributed to the bokbuin alone, yet she became the target of public anger and criticism, singled-out as being responsible for fueling illegal and unethical investments. The apartment boom of the 1970s was in fact generated in large part by the government, developers, construction companies and realtors. While their pursuit of profit was deemed as legitimate, the bokbuin's conduct was mostly tainted by presumed illegitimate and greedy motivations. This study problematizes this gendering of real estate investment and treat the bokbuin as a byproduct of the family-centered culture in East Asia. Analyzing Im Kwon Taek's film "Mrs. Speculator", Park Ki Won's conte, "Bokbuin", Park Wan Seo's short story, "Children of Paradise", "The People of Seoul", this study shows that bokbuin's pursuit was not hers alone; it was the collective pursuit with her husband for the enhancement of family finances. This stud y argue that the bokbuin embodied the thickly misogynistic climate of the 1970s that projected the chaotic rise of greed onto the woman.

  • The constituent element of the city is various and extensive, but buildings are representation of it. A cllaracter of building have evaluation to form, color, volume, but the color is the most effective element to change of the city. Therefore, important of the studies on tile color of the city get on the increase. The purpose of this study was to present a line of apartment color, based on the traditional color.
