  • Recovery of rainwater cycle is vital to be sustainable development. This means that LID design process is necessary for the urban regeneration. First of all, this study investigated and analyzed the existing LID design process. The existing LID design processes have many limitations to be applied to proper LID facilities because it is not considered in site conditions and water flow of the site. To solve the limitations of the existing LID design process, this study present the improved LID design process to be considered in hydrographic analysis through GIS analysis and finding points to install proper LID facilities. Through these considerations, this study present the improved LID design process to be applied to urban regeneration.

  • 한국토지주택공사(LH)가 지난해 11월 서울시 강남구 자곡동 보금자리지구에 개관한 'The Green'관은 주택의 에너지 성능 검증 및 발전 등을 위해 에너지절약, 친환경, 재활용, 공간가변 등 총 60여가지의 신기술을 전시 체험할 수 있도록 해 주목받았다. 분야별로는 에너지제로 관련 33가지, 친환경 재활용 7가지, 공간가변 9가지, 그린IT 12가지 등이다. 본지는 The Green관의 전시 개요 및 기술들에 대해 간략히 소개한다.

A Study on the Effectiveness of Floor Area Ratio Incentive System for Long-Life Housing Certification System (사례 분석을 통한 장수명주택의 용적률 인센티브 실효성 검토)

  • The purpose of this study is to investigate the effect of floor area ratio incentive system for Long-life housing certification system by simulation of five recently built apartment complexes. Apartments that are certified as superior in Long-life housing can receive 10% of the floor are incentive in Seoul. However, the difference between base and permitted floor area ratio are in general residential area of class 2 and 3 is not more than 20%. limit of feasible allowance incentive is limited. Even if there is an unrealized permitted floor area ratio, there is no reason to apply the Long-life housing certification system preferentially. Because the items of the floor area ratio incentive provided by the District Unit Plan are various, it shows that the floor space ratio incentive for Long-life housing certification system has little effectiveness. To enhance the feasibility of incentives for the Long-life housing certification system, improvement in the urban planning level, including district unit planning, including the design criteria for apartments in Seoul, is needed.

  • The recent paradigm shift in the construction industry has led to a growing demand for industrial construction. In particular, interest in modular housing, one of the areas of industrialization architecture, is soaring. Modular housing is a construction method for completing a building by transporting factory-built modules to the site and assembling them. However, modular housing in Korea has various problems such as errors in design books, lack of factory drawings, and lack of on-site construction plans. BIM is a tool for accumulating, producing and managing various information through 3D models and is a solution to solve various problems of modular housing. In this study, problems of modular housing and BIM utilization of modular housing were presented as ways to ensure the quality of modular housing. Therefore, this study analyzed the problems that are occurring in the construction process of modular housing. And, to address the problem of modular housing, BIM utilization measures were proposed for each modular process step. However, the application of BIM in domestic modular project is currently being carried out in pilot research project. Because of this, the BIM utilize method for modular housing is limited based on the BIM use for general projects and the examples for some modular pilot projects.

  • This research suggests improvement strategies for the problems of 'public housing supplied through the purchase of existing house' by understanding the situation of supply to lowest income class in Seoul where there are many demands. Due to the heavy housing expenditure burden, in spite of the fact that the needs for affordable housings are increasing, the number of 'public housing supplied through the purchase of existing house' which has been supplied to Seoul by LH & SH has decreased since 2009. It is caused by the low standard purchasing price set by government especially Seoul. Since 'the public housing supplied through the purchase of existing house' is targeted for indigenous inhabitants, different supply stocks among different regions cause equity problem. Generally regions with low income class are in short supply, on the contrary the supply is especially concentrated specific regions in outskirts of Seoul. The main reason of such new supply stagnation and regional concentration is the low standard purchasing price. Therefore, it is necessary to increase the government's standard price according to the actual transaction price. Also it is needed to associate actual transaction price's increasing rate with the government's standard price. The housing supply based on demands must be established. In addition, the provision of 'public housing supplied through the purchase of existing house' should be expanded to low-middle income inhabitants and low income youth in the regions where the supply of the affordable housing excess demands.

  • LH Corporation uses the construction waste disposal fee standard, of which the model was developed a long time ago. Therefore, this model is problematic because it needs to reflect waste treatment facilities' technological development and environmental conditions. In this study, the estimated manpower and costs required for the process operation of waste treatment facilities were analyzed, followed by the proposed estimation criteria. This improved standard model can be used as a cost calculation standard for the recycling and treatment of construction waste in public institutions. The study also suggests that an increase in waste treatment costs is needed.

  • Recently, as a BIM-based construction simulation system, 4D CAD tools using virtual reality (VR) objects are being applied in construction project. In such a system, since the expression of the object is based on VR image, it has a sense of separation from the real environment, thus limiting the use of field engineers. For this reason, there are increasing cases of applying augmented reality (AR) technology to reduce the sense of separation from the field and express realistic VR objects. This study attempts to develop a methodology and BIM module for the pre-construction verification system using AR technology to increase the practical utility of VR-based BIM objects. To this end, authors develop an AR-based drawing verification function and drawing object-based 4D model augmentation function that can increase the practical utility of 2D drawings, and verify the applicability of the system by performing case analysis. Since VR object-based image has a problem of low realism to field engineers, the linking technology between AR object and 4D model is expected to contribute to the expansion of the use of 4D CADsystem in the construction project.

  • The number of business closure is one of key indicators diagnosing the status of local economy. The increases in closure are attributed to various endogenous/exogenous factors such as decreases in sales of stores, decline of local market, deterioration of global financial condition, but it is not trivial task to figure out the cause and effect mechanism among variables. The effects of those factors are expected to show geographical variations, which the empirical analysis results in this study presented. As such, the objective of this study is to estimate the effects of variables on increase in the number of business closure and examine the distributional properties of the geographic variations of the effects among spatial units of analysis. To this end, GWR (Geographically Weighted Regression) model was utilized to draw empirical analysis outcomes. It is expected that the outcomes of the sort in this research may be useful in aiding decision-making process of drafting locality-specific policies and/or deciding where to prioritize the limited public resources available.

A Study on Analysis of Defect Types and Measures for Reduction of Tile Construction for Apartment Houses (공동주택 타일공사의 하자 유형 분석 및 저감 대책에 관한 연구)

  • As the domestic housing supply problem has been resolved, the apartment construction market has shifted to a consumer-oriented market that wants high quality, and in particular, expectations in the area of finishing quality have increased. Looking at the status of complaints regarding apartment housing defects supplied by Korea Land and Housing Corporation, tile-related complaints are the type occurring the most frequently. While the Ministry of Land, Infrastructure and Transport(MOLIT) is making an ongoing effort to reduce complaints related to defects, through approaches such as drafting amendments to 「Investigation of defects in apartment houses, calculation of repair costs, and standards for determining defects」, the provision of preventive measures has been insufficient. In addition, by reviewing studies, there has been insufficient research to construct a classification system after deriving the characteristics of each type using the qualitative knowledge of experts, various quantitative indicators, and suggesting measures for reduction according to the causes of each type. Therefore, this study will reflect qualitative indicators to use the AHP analysis that makes it easy to identify the relationship between defects by surveying construction experts. Then, by visualizing the weight of 'Possibility of recurrence after repair,' 'Degree of difficulty in repairing defects' and 'Fault frequency' using a radial graph, we will analyze the characteristics of each type of tile construction defect and establish measures for reduction according to the cause. This will improve the quality of the living environment and contribute to the establishment of a system for smooth defect management and reduction of defects in apartment tile construction.

  • 쇠퇴되어가고 있는 도시를 부흥시키고자 하는 도시재생 사업의 성공을 위해서는 종합적인 정보체계를 갖추어야만 한다. 먼저 정확한 데이터를 통한 도시의 쇠퇴현황을 진단하고 쇠퇴의 유형에 따른 올바른 대상지를 선정하여야 하며 주민의 참여를 유도하는 정보체계 및 사업의 모니터링을 통한 지속적인 관리체계를 수립할 수 있어야 한다. 본 연구에서는 이러한 도시재생을 효율적으로 수행할 수 있는 정보체계를 도시재생종합정보시스템를 중심으로 제안하고 운영관리방안을 제시하였다. 제시된 정보체계 속에 유기적인 정보의 활용을 통해 우리나라 도시재생 사업의 효과적인 수행을 기대할 수 있다.
