A Study for Analyzing Life Cycle Cost of Membrane Water-proofing of Roof - Focused on precaution for securing quality - (건축공사 옥상 도막방수 공법의 LCC 분석 - 품질확보를 위한 사전대책을 중심으로 -)

  • As the society is being developed, the desire about life quality is also growing. Even though the process of waterproof work has very close relation with these life quality, we always focus on management after problem than the precaution of problem. So this process has the highest rate of mengel. We develop LCC analysis model considering the precaution and try to show the necessity of the precaution by comparing and analyzing every alternative proposal during LCC. By studying of the previous work and the result of questionnaire, we deduce the problem of waterproof work in construction area. By discussion with an expert in this process and research, we make solutions about precaution and set the cost items in every alternative proposal about these solutions. We understand the effect of each elements through sensitive analysis of the cost items, and find the economically best suited solution.

Developing Countermeasure Model to Prevent Planned Lawsuit on Apartment Construction Defects (공동주택 하자기획소송에 대한 건설사 사전 대응 모델 개발)

  • The proportion of apartment housing has been increased to solve the housing problems resulted from rapid growth in urban population and urban economy. With the increase in apartment's proportions and the concern about quality of housing, the contractors have made efforts to satisfy the customers in improving the quality of housing. Despite these efforts, the conflicts between the contractor and the customers are getting serious. Also the disputes and the litigation of defect are increasing because of the contractor's negative treatment and inadequate countermeasure. In this study the defect lawsuits which bring actions against the contractors are collected and analyzed. And then the strategic countermeasures are proposed according to the classifying the type of defect and size. The suggested countermeasure model before the defects are resulted is expected to contribute in developing the contractors strategies to reduce the conflicts against customers.

  • For this study, a series of interviews with engineers in the Korean construction industry was carried out through a formal workshop format to analyze the causes of the inferior quality of builders' hardware. The authors established the causes of defects in window hardware construction in relation to the three aspects of system, design, and construction as involving the following seven factors: lack of system (including low ability to create construction specifications); low social awareness of the importance of window hardware; low technical capability to create design drawings; low design costs; small manufacturing capacity; low construction cost; and short duration of construction. Among the seven causes, the biggest cause of defects in window hardware construction is the lack of a system (low ability to create construction specifications), followed by low technical capability to create design drawings. In addition, this study carried out basic research to create measures to prevent defects in window hardware construction by analyzing how such causes of defects are distributed depending on the scale of architectural firms and construction companies during actual projects.

  • In Korea, the apartment supplier should satisfy the apartment residents' demand on the defect repair found in apartment housing by the law of Management of Apartment Complexs. But in the cost of defect repair, not only the actual defect repair cost, but also the cost of residents' complains are contained. So in this analytic study, the actual use state of defect deposite during 4~10 years after moving in are analysed base on actual data of 15 apartment complexes. In this study, about 66% of defect repair deposites are used to actual defect repair and only 34% of defect repair cost are spent to satisfy the demand of apartment residents'.

Comparative Review on Term of Warranty Liability of Reinforced Concrete Work through Occurred Defect Data Analysis in Apartment Building (공동주택 하자실적자료 분석을 통한 철근콘크리트 공사의 하자담보책임기간 비교연구)

  • As apartment buildings defect lawsuits become socioeconomic problems, an objective basis system for the term of warranty liability of reinforced concrete constructions is urgent. This study was carried out as a basic study for developing a basis system for the term of warranty liability. To do this, defect data actual collected in apartment complexes were collected and analyzed. As the result of checking the cumulative rate of defect occurrence in reinforced concrete construction by year, the point of time of reaching the 90% level was the 5th years, which was similar with the provision of the Apartment Building Management Act. However, the current Supreme Court precedent has decided that the term of warranty liability for the main structural parts in reinforced concrete construction shall be 10 years and the dispute is expected to continue in the future in the defect lawsuit.

  • Since 2000s in Korea, apartment building tended to become goods or assets rather than houses. Therefore, conflicts between supplier and consumer were aggravated, and the defect dispute has been increased rapidly. This dispute enlarges to defect lawsuit and it is social and economical matter. The landscape work in apartment building is main work for a resident that appearance and convenient facility which lawn, tree, fountain, chair, playground, and etc. A number of defects surround landscape work are important issue in defect lawsuit, but, a related research is a minority, and a regulation is incomplete. Therefore, this study is basic study for standard of landscape defect type. As case study on defect lawsuit, draw a landscape defect type in apartment building.

  • Apartment houses are now a popular form of general housing, and the construction techniques and materials quality used to construct apartments are also continuously evolving as if they were representative. However, issues concerning flaws are constantly being reported in the press. This study attempts to analyze the trend of conflicts related to defects and to analyze the types of defects received in the apartment building, to suggest the development of the integrated defect management system, and to develop the construction based on the development of the system.

Analysis of the Defects in Wooden Landscape Facilities according to the Type of Timber - Focused on the Defects in Pillars of Out Door Rest Furniture - (목재 조경시설물의 목재 종류별 하자분석 - 휴게시설물 목재기둥의 균열하자를 중심으로-)

  • Improvements in the quality of life have resulted in a heightened awareness of safety and the environment. As a result, timber as an environmentally friendly material, is used for landscape facilities and a wide range of purposes. But there are a large number of defects since there are twists and cracks that can be found in wooden landscape facilities. This has led to the use of imported hardwood instead of the Western Hemlock which has been in widespread use. Hardwood is expensive. However, it is being used without any information or research on how much it reduces the actual defects. Construction contractors are in great need of information on the characteristics and defect rates of different types of timber. This study investigated and analyzed the cracks in four types of timber - namely the Western Hemlock, Burckella, Nyatoh and Malas - in order to provide basic information to construction contractor for them to be able to select and use the appropriate type of timber. The main results of this study are as follows. First, the Western Hemlock had 1.90 $cracks/m^2$, Malas had 0.83 $cracks/m^2$, Burckella had 0.14 $cracks/m^2$, and the Nyatoh had the least number of surface defects at 0.04 $cracks/m^2$. Second, while Malas has the highest degree of strength timber, Nyatoh had the smallest defect rate. This showed that having high timber strength does not necessarily mean it has less defects. Third, the Western Hemlock was the least expensive and Burckella was the most expensive. However, considering the cost of repairing defects, it would be economically advantageous to use Burckella and Nyatoh which have low defect rates. This study aimed to provide basic information to landscape construction contractors for them to be able to select and use the appropriate type of timber when constructing wooden outdoor rest furniture. The results are expected to contribute to quality enhancements and defect reduction in landscape facilities.

A Proposal of Repair Cost Estimating Criteria for Persistent Defects in Apartment Houses

  • It has been often noted as a problem that as there are no objective and clear criteria for the repair cost estimate of persistent defects, when a claim arises in relation to an apartment construction, significantly different amounts of compensation may be given for similar defects based on the experience and tendencies of the construction experts asked to make a judgment. For this reason, this research aims to present defect managers with a more reasonable and objective estimation criteria and a system to determine the repair cost of defects based on an analysis of relevant factors. The research findings show that the historical cost system is applied first, and then a standard of estimation is used to estimate the cost for the items that are not included in the historical cost system. The criteria for the repair cost for each defect is as follows: the repair cost for defects arising from a regulation violation is determined by calculating the reconstruction cost of the parts in question after demolishing them; the repair cost for progressive defects is determined based on a contribution ratio proportional to the age of the building; the repair cost for repetitive defects is calculated by considering an alternative to maximize the intended function of the defective parts; and the repair cost for value depreciation defects is determined based on the ratio of the warranty period to the lapsed years. However, repair cost estimation for dual value depreciation defects should be studied in future research.

An Analysis of Defects Apartment Houses Occurring during the Term of Warranty Liability (하자담보책임기간에 발생하는 공동주택 하자 분석)

  • Defects caused by apartment houses have the term of warranty liability according to the enforcement ordinance of Acts of the Management of Apartment Houses. In case when defects occur during the term, free defect maintenance can be provided from the construction company. Yet, there occur conflicts between the construction company and residents, as to whether there occur defects or not. To resolve these conflicts, this study aimed to analyze construction classification and types that need managing, based on defects of apartment houses occurring during the term of warranty liability. This research analyzed 138,576 cases of data, as of five apartment house complexes. For the construction classification for defects of apartment houses, wooden flooring products accounted for the highest rate, followed by paper hanging, and wooden window. For the construction types of defects, torn/scratching took up with the highest rate, followed by the condition of defect in fixing and operating. In order to embody defects occurring during the term of warranty liability, into the visualization technique, this researcher utilized the word cloud method. This study will pursue the method for maintaining defects during the term of warranty liability, in the subsequent research, using the data that this research presented.
