  • 현대건설의 김포 고천, 삼성물산의 용인 동천 등 대형 건설사들이 대단위 도시개발사업에 뛰어들었다. 미니 신도시급 규모인 도시개발사업에 건설업체의 관심이 높다. 건설업체들이 택지난 해소를 위해 지자체와 협의를 거쳐 대단위 도시개발사업에 적극적으로 나서고 있다.

  • Urban design is a specific and detailed action plan which regulates from the development plan to the architectural characteristics of every building and now many new towns by Urban design has been developed after 2000. But recently doubts about the effectiveness of Urban design have been raised in locals. The purpose of this study is to verify the effectiveness of urban design in terms of residents, through case study and the survey of resident's satisfaction on Urban design guidelines. The result of survey of resident's satisfaction on Urban design were above-average satisfaction. And main factors influencing to the resident's satisfaction are the public infrastructure factors, transportation factors, development density factors, and pedestrian environment factors, urban landscape factors. And the total satisfaction was most influenced by the public infrastructure factors among the five factors. To improve the effectiveness of urban design, it is necessary to build specific planning and guidelines to the general.

Improving of Planning System for Sustainable Urban Development -Focus on Introducing Environmental and Ecological Planning- (지속가능한 도시개발사업 추진을 위한 계획시스템 개선방안 -환경생태계획 도입을 중심으로 -)

  • This study looked for ways to carry out development projects in a sustainable manner by generating improvement plans, and focused on reviewing the status and problems associated with the environmental and ecological planning that is currently applied to new town and large-scale development projects. Improved methods were suggested based on differences between urban development and housing development projects. Based on principles set for the introduction of environmental and ecological planning, the size of the projects subject to environmental and ecological planning was set. With regard to the procedural improvements for environmental and ecological planning, nine problems were singled out from the development planning phases. Solutions were suggested by separating the problems into the site and district designation phase, development planning phase, implementation planning phase, and post-management phase based on a literature review and the opinion of experts. In consideration of improvements to the planning system, the scope of environmental and ecological planning was set after looking at information related to environmental and ecological planning, literature review, expert interviews, and the relevance of related plans. The scope of the environmental and ecological planning was divided into the overview of planning, environmental and ecological conception, conception of spatial structure and framework, and urban environment regeneration and impact reduction plans. By synthesizing the above-described results, the functions of environmental and ecological planning, development planning, and environmental assessment and their inter-relations were defined. The defined inter-relations seem likely to be developed into a form that would enable sustainable land development.

  • The purpose of this study was to analyze the school location decision factor with land use planning and urban design. And this research proposed the school location decision factor for urban amenity. This research proved the fact that the school land correlated with the park, the other school land etc. And this result will be used in decision-making-process of land use planning, public land development construction oriental, urban design and city policy.

  • 대한주택공사와 한국토지공사를 통합한 한국토지주택공사가 지난 10월 1일 공식 출범했다. 주공과 토공 양 공사의 통합은 현 정부들어 공공기관의 방만경영과 비효율을 불식시키고 경영효율화를 위해 추진된 공기업 선진화 정책에 따라 지난 세월 미결로 논란만 지속되어 오던 사항을 1년 8개월만에 성공적으로 완수 하여 그 결실을 맺은 것으로 의미가 깊다. 한국토지주택공사 출범은 택지개발과 주택건설의 일원화를 통한 원가절감 등 시너지 효과를 가져와 저렴한 택지 주택 공급과 서민주거안정을 위한 보금자리주택 건설 추진에 박차를 가함은 물론, 4대강 살리기 사업 및 녹색성장, 토지은행, 국토의 광역개발 등 국가 정책사업을 효율적으로 추진할 것으로 기대된다.

Phased Introduction of the New Transportation System under the Step-by-step Land Development Project (단계적 택지개발사업에 따른 신교통시스템 적정 도입방안 분석)

  • Recently, the paradigm of land development has been transformed from the joint development to the step-by-step development due to changes in socio-economic conditions. Nevertheless, the introduction of large-scale transportation facilities such as new transportation system tends to employ the joint development. Although new transportation system is eco-friendly, it occasionally fails at the beginning of the project because of high installation cost. Such phenomenon is caused by not only the system did not reflect the local characteristics but also did not respond to the step-by-step development. Accordingly, in order to introduce transportation system rationally, introducing new methods corresponding to the step-by-step development should be sought. In this study, we assumed that large-scaled land development site be achieved step-by-step development. and suggested the need for a phased introduction through benefit-cost analysis. The findings illustrated that the phased introduction shows economic efficiency with 30% increase of B/C compared to the bulk introduction. It also demonstrates that the bulk introduction under step-by-step development is more efficient than the bulk introduction under joint development.
