  • The purpose of this study is to suggest the process and calculating method of feasibility study for the reconstruction apartment projects, and the results of this study is fundamental knowledge for the exact and exquisite plan. The process of this study are as following : 1. Research for the process and peculiar character of reconstruction project. 2. Investigate input and output item and suggest the calculating methods that are generally accepted. 3. Suggest the general process on feasibility study for reconstruction apartment project.

  • This paper is to analyze the feasibility of area of agricultural and fishing village as the link of the broadband convergence network(BcN) build-up. For the project feasibility analysis, we utilized the questionnaire of experts and drew the new index of evaluation. By using the AHP technique, we evaluated the feasibility. And by reviewing precedent papers and references, it drew proper evaluation criteria and evaluated BcN feasibility using AHP; economic feasibility, technological feasibility and policy feasibility were figured out as main criteria and resulted evaluation criteria for BcN feasibility. As a result, we found the business enforcement was exposed to be apposite and inconsistency index showing the reliability of the analysis was showed up lowly as 0.0566. Afterward, the BcN business of construction contribute to the living improvement of a nation. Moreover, there will be a value as the basic materials for reasonably propelling the BcN project.

  • Midtown redevelopment project is intended for restoration of city's declining function and promoting the utilization of land, but several factors such as participants of different nature in the project, different expectation level from them, high land value accompanied by geographical location as a city and the demand for high density development, nature of business that requires long duration to complete and vast amount of fund contribute to complication of feasibility study. Due to these characteristics of midtown redevelopment project, consideration of various factors involved with it and reliable analysis are required but suggested complication of feasibility study is causing halt in project, preventing from launching it and delaying it. So, this study was undertaken to be a help to feasibility study of midtown redevelopment project by suggesting main elements that need to be dealt with analysing questionnaire survey result attained from related expert in this area and arranging total 45 factors essential to feasibility study for midtown redevelopment project that can be classified into 5 main category such as economic/financial factors, legal/institutional factors, market related factors, technical factors and conflict related factors through documental investigation, case study and interview with specialist concerned.

  • 우리나라에서 수리불안전답은 전체 답의 20% 이상을 차지하고 있고, 총 수자원이용량 대비 농업용수 이 용량은 50% 수준으로 아시아 또는 세계 평균에 비하여 매우 낮은 편이다. 또한, 과거 설치된 수리시설물이 노후화되었고, 국가의 균형적인 농촌사회 개발, 그리고 국내 농업경쟁력 제고 측면에서 추가적인 농업용수 공급이 필수적으로 요구되고 있다. 그러나 실제 농업용수 공급사업과 관련된 타당성분석 사례를 살펴보면 편익항목의 설정, 분석방법 및 절차에서 일관성이 없는 경우가 많고, 이처럼 일관성이 결여된 분석은 사업의 타당성을 충분히 제시하지 못하게 되며, 결과적으로 사업의 신뢰도를 잃게 되어 투자의 우선순위에서 밀려나는 결과를 초래하게 된다. 본 연구에서는 편익산정에 앞서 농업용수 공급이 가지는 정성적인 가치를 생산측면, 소득/소비측면, 고용측면, 식량안보측면, 환경측면으로 구분하였고, 이 가운데, 편익산정 시 반영할 항목으로 생산증대편익과 가뭄피해 저감편익을 제시하였다. 본 연구는 농업용수 편익산정 방향을 제시함으로써 타당성조사 시 편익을 보다 실제적이고, 적극적으로 반영하고자 하였고, 향후 관련 사업의 추진 시 사업이 갖는 타당성을 보다 현실적으로 반영하는 데 기여할 것이라 판단된다.

  • An Analysis on the Pre-Feasibility Evaluation Factors of Activation for Welfare Facilities for the Residents in Apartment Building. The adapted research method of selected case five apartment building in D new town and carried out questionnaire survey to residents and user for draw items of feasibility evaluation. Drew items of feasibility evaluation classify as Plan section, Design section, and Operation section and evaluate the weight of each section utilizing analytical hierarchy process (AHP). Depending on the purpose and methods. The results of this study are as follows: Such as Plan section, Composition of Program Facility, User Charge Survey, Arrangement of Program Room were analyzed highest. Such as Design section, Arrangement of Program Room, Circulation planning, Educational Equipment were analyzed highest. And such as Operation section, Operation costs, Operation Plan, Review of Program Facility were analyzed highest.

  • 본 논문에서는 공공사업의 예비타당성을 평가하기 위하여 한국개발연구원에서 예비타당성조사 수행을 위한 일반지침을 참고하여 H시의 공공사업에 대해 평가요인별 가중치산출 및 사업 시행여부에 대한 대안의 평가를 실시하였다. 구체적인 평가의 방법으로는 AHP를 이용하였으며, 한국개발연구원에서 제시한 평가시 고려사항을 참조하여 평자체계 및 설문지 등을 구조화 하였고, 해당 공공사업에 대해 예비타당성 분석을 실시하여 객관적인 기준에 의한 평가가 필요한 공공사업에 대해 합리적인 의사결정을 내려 보았다.

  • 국가 R&D 사업에 대한 예비타당성조사 시 R&D 중복성에 대한 검토는 중복된 투자를 방지하여 재정 투자의 효율성을 높이는데 중요하다. 본 연구에서는 예비타당성조사 담당자들을 대상으로 중복성 검토에 대한 중요요인, 개선사항, 판단기준, 판단주체에 대한 설문조사 분석을 진행하였고, 외부 전문가 그룹의 인식차이와 비교하였다. 설문조사 결과에 대한 통계 분석을 통해 중복성 검토에서 가장 중요한 요인은 '중복성 판단기준, 시스템의 데이터베이스 및 검색 알고리즘'으로 확인되었고, 3가지 요인에 대한 개선이 중복성 검토를 개선하는데 가장 중요함을 확인하였다. 또한 다중회귀분석을 통해 주요 요인들이 중복성 검토결과의 정확성에 미치는 영향성을 분석하여 요인들의 유의성에 대해 확인하였다. 본 연구를 통해 예비타당성 조사 시 R&D 중복성에 대한 검토가 향후 어떤 방향으로 개선되어야하는지에 대해 시사점이 제시된다.

Application Method of the Financial Feasibility study of New Hotels (신규호텔의 재무타당성분석의 적용방안)

  • It is evident that a financial feasibility study based on the economic analysis has been theoretically and practically accepted in the aspect of its adequacy. However, it is not easy to apply in the practical business affairs since there exist some difficulties on the economic analysis and the interpretation of the result because of the difficulty of the estimation of the discount rate. This study aims to suggest a method of the financial feasibility study based on the economic analysis. The results of this study are as follows. First, this study can increase the reliance and adequacy of the economic analysis result by suggesting a method of estimating the discount rate by means of the proxy ${\beta}$ method in the practical way. Second, this study can provide the overall frame of the financial feasibility study based on the economic analysis method (namely, Net Present Value Method internal rate of return, profit index method and payback period method)which use discount rate and cash flow. Third, this study can suggest an practical analysis skill required in each step of the financial feasibility study.

  • Feasibility analysis is a crucial key to success or failure of housing project. Existing feasibility analysis in construction company is based on intuitive approach rather than systematic approach. Usually feasibility analysis in a narrow sense is a financial analysis of project. Feasibility analysis focused in this study is confined to the matter of finance. So, the purpose of this study is to analyze the sensitivity of financial analysis item about profit rate by means of monte carlo simulation and this will improve accuracy of feasibility analysis and decision making.

  • In the stage of feasibility study of urban rehabilitation projects, the precise forecast of physical and environmental changes has great influence on the further transaction of the projects. However, various important decision makings are made by the experience and intuition of the person-in-charge in practice without the process and method for systematic and quantitative analysis. In spite of various qualitative influent factors on the projects, the feasibility studies are made by the result of economic analysis only, which often lead the projects to the crucial deficit. The main reasons of such a mal-functional transaction are due to the absence of the reasonal procedure of feasibility study and decision making reflecting the characteristics of urban rehabilitation projects. The objective of this paper is to propose feasibility study processes and decision making methods in relation to various influent factors on urban rehabilitation projects in the initial stage. The goal and process of every analysis stage and the pertinent factors and decision makings are analyzed and proposed through the survey of current research, a case study, interview with the professionals. The processes and methods are well applied to improve current problems of feasibility study of urban rehabilitation projects. In addition, the establishment of the analysis goal at three principal stage and a series of reasonable decision makings with pertinent factors to each stage will lead the project to more successful result than ever.
