  • 중개사들에 대한 인식이 예전보다 많이 좋아졌지만 아직도 중개업 서비스에 대한 불신과 선입견이 남아 있다. 미국, 캐나다 등 선진국에서는 중개제도를 실시해 소비자들의 불만과 불신이 많지 않지만 우리나라는 관련 법안이 있으면서도 시행되지 않고 있다. 현 중개 서비스에 대한 문제점과 전속 중개제도의 활성화에 대해 살펴보았다.

The Factors Affecting Acceptance of Mobile App Service : Using Extending UTAUT for Real Estate Service (모바일 앱 서비스에 대한 서비스 수용 : 부동산 중개서비스에 대한 확장된 UTAUT모형 시각에서의 접근)

  • Recently, mobile and smart devices are rapidly spreading. As a result, real estate services, which were formerly face-to-face, have now been replaced by mobile environments. This study focuses on the real estate app service and 261 samples were used for the empirical analysis. The results of the hypotheses test using structural equation model are summarized as follows. First, performance expectancy, facilitating conditions, security and aesthetic perceived by users of real estate services have positively influence on positive attitude, but effort expectancy and social influence do not. Second, positive attitude of real estate services have positive effects on service Acceptance. Third, involvement moderated the relationship between positive attitude and service Acceptance. Based on the results of the analysis, it provided meaningful implications for practitioners and researchers in related fields.

  • For this study, real estate brokerage services to customers how to evaluate quality factors and quality factors important for studying about what is preferred. Real estate brokerage service quality factors, the expertise of brokers, dealers sales skills, a sense of responsibility of traders, brokerage firm's position, whether or not participating were chosen franchise. Looking at the findings, and customer service quality factors, the five kinds of real estate brokers a sense of responsibility to be the most important quality factors were analyzed as a favorite, followed by the expertise of brokers, sales skills brokers, brokerage firm's presence, a franchise analysis of whether the order has been participating. As the results of this study, the traders as traders sense of responsibility and expertise and strive to improve, friendly servece and act as an active intermediarv will need to improve sales skills. Continuous promotion of the brokerage firm's position is shown to be critical, franchise affiliated businesses in order to make use of an efficient information network of the Internet is seen to be in need of improvement.   • The more mobile devices consuming web services, the more QoS-aware selection of mobile web services, we need. A QoS(Quality of Service) contract is an agreement between the web service provider and the mobile user that specifies the level of the service quality. Web services users can be assured of the level of the service quality specified by the QoS contract. We propose a broker-based framework for QoS-aware mobile web services selection in this work. Under this architecture, the mobile users can request the web services through the service broker on the wireless networks. The service broker utilizes agents to monitor the web services quality and manages the service quality by notifying the service provider and mobile user of the service contract violation. Reliability, response time, and cost were the metrics used for QoS monitoring. Futhermore mobile users can select a web service best suited for his/her needs through the service broker.

  • 서비스 지향 구조 (Service-Oriented Architecture)는 독립적으로 구성된 렙 서비스(Web Services)들을 프로세스 중심적으로 연결시키기에 적합한 소프트웨어 시스템 구성 방식이다. 하지만 SOA의 규모가 커질수록 제공되는 서비스들의 숫자 또한 증가하게 될 것이며 그런 상황에서 사용자가 원하는 서비스를 직접 찾아 이용하는 것은 불가능하다. UDDI는 사용자에게 기술적인 정보만을 제공하기 때문에 이러한 문제를 적절하게 해결할 수 없다. 그에 비해 서비스 통합(Service Integration)은 서비스들이상호 동작하여 사용자에게 통합된 서비스를 제공할 수 있기 때문에 UDDI의 한계를 극복할 수 있다. 하지만 서비스 통합의 장점과 영향들은 아직 분명하게 규명하지 못하였다. 이 논문에서는 서비스 통합의 한 형태인 서비스 중개자(Service Broker)클 구현하고 평가하였다. 구현된 중개자의 비지니스 모델은 콜 택시 서비스이며, 콜택시 서비스 중개자는 접근성, 확장성, 재사용성, 유연성, 안정성 등에서 향상된 기능들을 제공하였다.

A Case Study of Collaboration in Cloud Service Ecosystem: Focus on Cloud Service Brokerage (클라우드 서비스 생태계 내의 협업 사례 연구: 클라우드 서비스 중개업을 중심으로)

  • Recently, the number of available cloud services are increasing dramatically because many IT companies have entered into cloud service market. Due to the reason, cloud service brokers are emerging as agents to solve cloud service selection problems and to support cloud service initialization and maintenance of unskilled cloud service users. In this study, NCloud24 case in South Korea and Right Scale case in the USA are analyzed as representative examples of the collaboration between original cloud service providers and cloud service brokers. The business models of two companies are analyzed using Business Model Canvas. The emergence of cloud service brokers are interpreted as unbundling process of IaaS (Infrastructure-as-a-service) cloud service companies. Based on the comparison with the two companies, we prospect future directions of cloud service brokerage.

  • A service broker supporting customers plays an important role in internet marketplaces. Recently. several intelligent brothers have been developed for electronic commerce, outline shopping mall, and electronic marketplaces. While these systems provide interesting shopping experiences, they fall short in fully exploiting the capabilities, such as the service integration and automatic execution required by internet market places. In this respect, we propose a workflow-based service broker system. Dependent services in our approach are modeled as workflow processes, which are automatical1y processed by a workflow engine. In the proposed system all data exchanges are realized through XML providing platform independent, extensible, open. and interoperable architecture.

A Study on Relations of Real Estate Brokerage Service Quality, Credibility, and Request Intention (부동산중개서비스품질과 신뢰와 재이용의도간의 관련성 분석)

  • The purpose of this study is to find out key factors(specialized knowledge, manner, interaction) of real estate brokerage service quality derived from previous researches and to identify degrees of relations among the key factors and request intention. To do this, first of all, this study makes surveys including variables of estate brokerage service quality, credibility, and request intention. Second, it collects the data from respondents who have visited real estate brokerage firms. Finally, the data are analyzed by applying an exploratory factor analysis and a confirmatory factor analysis which is based on a structural equation modeling. The result of these surveys describes that only the interaction affects the credibility positively and the credibility has positive effects on the request intention. At the same time, the interaction impacts on the request intention directly. Therefore, these analysis results suggest that managers of real estate brokerage firm focus on the interaction of the real estate brokerage service quality factors in order to improve the customers' request intention.

  • Real estate brokerage app service is an emerging online-to-offline (O2O) business model. This study analyze the relationship between the satisfaction and reuse of real estate app services through a survey of experienced users of the application. The results show that "ease of use" and "usefulness" of the online app service positively affect customer satisfaction and eventually affects reuse. Moreover, ease of use and usefulness of the offline brokerage introduced by the application positively affects customer satisfaction and eventually affects reuse too. One meaningful finding is the stronger impact of usefulness on customer satisfaction than that of ease of use in both online and offline situations. This finding implies that the value of usefulness is bigger than that of ease of use because of users who purposely use the application to find relevant real estates. The effect of online customer satisfaction on reuse is slightly higher than that of offline. This finding suggests that need to develop a strategy for online applications that focuses on enhancing the usefulness of real estate brokerage app services in the O2O market.

부품.소재 중소기업 기술혁신을 위한 개방형 혁신 중개서비스 모형 개발

  • 개방형 혁신(Open Innovation)은 조직 내부에 국한되어 있던 기술개발 활동을 기업 외부까지 확장하여 외부 기술지식과 내부 기술력을 함께 활용하는 혁신성과 극대화 전략을 의미한다. 개방형 혁신은 기술개발의 성공률이 높고, 비용이 상대적으로 저렴하다는 장점을 갖고 있어 이에 근거한 기술중개서비스 전문기업들이 글로벌시장에서 활동하고 있다. 그 대표적인 사례가 나인시그마(NineSigma) 및 이노센티브(InnoCentive)이다. 그러나, 그러나 현재까지 이들 기업은 매출액 및 R&D 투자가 일정규모 이상인 글로벌 대기업을 대상으로 하고 있으며, 중소기업을 수혜자로 한 개방형 혁신 서비스는 충분히 제공되고 있지 않다. 본 연구에서는 부품 소재 중소기업을 주요 수요자로 한 개방형 혁신 기술중개서비스 모델을 제안하고 있다. 국내 부품 소재산업의 경쟁력 제고의 핵심 관건은 부품소재 중소기업의 기술혁신 역량 강화로 볼 수 있다. 본 연구에서는 개방형 혁신의 장점을 부품소재 중소기업에서 활용하기 위한 필요조건을 조사하고, 그에 근거하여 개방형 혁신 중개서비스 모델에 포함된 다양한 혁신주체들의 역할을 제안하였다. 본 연구의 세부 내용을 구조화하여 제시하면 다음과 같다. (1) 개방형 기술혁신체제의 정의와 동향 검토 (2) 국내외 개방형 기술혁신의 사례 조사 (3) 부품 소재기업 대상의 개방형 기술혁신체제 도입 필요성 타당성 검토 (4) 부품 소재산업 개방형 기술혁신 모델 개발 (5) 국내 부품 소재산업 발전을 위한 개방형 기술혁신 활성화 정책과제 검토
