Characteristics of the Immigration Path and Residential Location of Korean Immigrants in London Metropolitan Area (런던지역 한인 이주민의 정착경로 및 주거입지 특성)

  • This paper aims at analyzing the characteristics of the immigration path, residential location, and housing ownership structure of Korean immigrants in London metropolitan area. The main results of this study are as follows. Firstly, factors influencing the initial residential location of Korean immigrants are situation of immigrants, immigration region, and help of prior Korean immigrants. Secondly, factors influencing the current residential location of Korean immigrants are income, ability of English, education at United Kingdom, and initial residential location. Thirdly, viewing the characteristics of the of housing ownership structure, migrants tend to reside their own housings while migration period go beyond 10 years and incomes exceed ${\pounds}$50,000. Forth, immigration path types of London Korean Immigrants are divided by ethnic enclave oriented type and mainstream society oriented type.

Effect of Residential Environmental Satisfaction on Aging in Place : Analysis of Moderated Effects of Housing Characteristics (주거환경 만족도가 지역사회 계속 거주 욕구에 미치는 영향 : 주거특성의 조절효과 분석)

  • This study examines the impact of residential environmental satisfaction on AIP(Aging in Place), and analyzes how their relationship differs depending on housing characteristic variables (ownership type, housing type, and residential area). For this purpose, as of November to December 2020, a questionnaire analysis was conducted on 373 adult males and females residing in Busan and Gyeongnam. The results of this study are summarized in two ways as follows. First, the higher the satisfaction with the residential environment, the higher the AIP. Second, it was analyzed that the positive relationship between satisfaction with the residential environment and AIP was higher in ownership than in rental cases, and further decreased in detached houses compared to apartment houses. In addition, compared to other regions, metropolitan cities or small and medium-sized cities had a higher positive (+) relationship between satisfaction with the residential environment and AIP. This study will provide important implications for policymaking related to population and urban planning.

Analysis of Trip Generation Behavior Based on the Multiday Travel Data (일기식 개인통행행태를 고려한 통행발생 예측)

  • 본 연구의 목적은 일주일간 조사된 개인통행행태를 고려한 각 특성별 통행발생예측 방법을 제시하는데 있다. 이를 위하여 일주일간 통행빈도수의 차이를 고려한 집단간 차이를 검정하고, 그 원인을 분석하여 이에 따른 특성별 개인 통행발생예측 모형을 정립하였다. 전체 표본의 각 특성별 개인 내부 변이성을 분석해 본 결과 기간의 차이에 따른 개인 통행행태의 변화는 직업별, 나이별, 성별, 차량소유 유무, 주택소유 형태, 통행목적, 통행수단, 가구원수에 따라 집단간 차이를 보여주었다. 이러한 변수를 이용한 통행발생 예측모형의 분석결과 개인소득이 높을수록, 주책을 자가로 소유한 경우, 자동차를 소유한 경우, 학생일수록, 유직일수록 개인 통행발생량이 많은 것으로 분석되었다. 반면, 아니는 연령대가 높아질수록 통행수가 적어졌다.

Current Status and Directions of Databases to Measure Housing Stock: The Case of Architectural Information System, Seoul (주택재고 산정을 위한 기초자료의 현황 및 개선방안: 서울시 건축정보시스템을 중심으로)

  • 적실하고도 신뢰성 있는 주택정책을 수립하기 위해서는 주택관련 기초자료 및 그에 따른 주택정책지표의 정확성, 정밀성, 시의성이 전제되어야 한다. 본 고에서는 서울시 주택재고산정을 위한 현행 인구주택총조사, 건축물대장(AIS), 과세대장, 주택특성조사 등 기초자료의 현황 및 문제점을 분석하고 개선방안을 제시하였다. 특히 서울시가 보유하고 있는 가장 기본적인 자료라고 할 수 있는 건축물대장자료를 이용한 주택재고 산정문제에 각별한 비중을 두었다. 분석 결과, 각 기초자료별 현행 주택재고 산정기준에 따를 경우, 서울시 소유 거래기준 주택수는 대략 219만${\sim}$232만호에 걸쳐있는 것으로 나타났다. 자료에 따라 주택수가 차이가 나는 이유는 주택의 범위, 분류체계, 산정기준, 원천데이터의 오류 누락 등 수많은 원인에 의한 것인데, 본 고에서는 이들 문제점에 대한 비교분석을 실시하였다. 건축물대장 등은 서울시가 주택 등 건축물 재고파악을 위한 가장 기초적인 자료임에도 불구하고, 이를 이용하여 주택재고를 정확하게 산정하는 것은 자료에 대한 대대적인 정비를 거치기 이전에는 사실상 불가능한 것으로 사료된다. 개선과제로서, 단기적으로는 현행 건축물대장의 주택재고산정방법을 개선할 필요가 있고, 중장기적으로는 기초자료의 구조변경과 데이터정비, 업무정비, 표준 주택분류체계 마련 등이 필요하다. 또한 주택보급률 100%를 눈앞에 두고 있는 상황에서 주택의 양적 지표뿐만 아니라 질적 지표를 지원할 수 있도록 기초자료의 활용성 제고방안이 마련되어야 할 것이다.

An Analysis of the Economic Well-being of Elderly Households based on Housing Ownership and Housing Costs (주택소유형태와 주거비용을 토대로 한 노인 단독가계의 경제복지 분석)

  • This study was conducted to analyze the economic well-being of the elderly households based on the housing ownership and the housing costs, with the comparison between the coupled elderly and the single elderly. The results of this study were as follows: the household type was related to the housing ownership, showing that the single elderly households owned the housing less than the coupled elderly did. There was a difference in housing costs between the single elderly and the coupled elderly, showing the single elderly households had higher housing costs than the coupled elderly households. The housing ownership was significantly related, but the housing costs negatively related to the economic well-being of the elderly.

  • This paper aims to figure out properties of housing system under the socialist market economy, which is formed after China's Reform and Opening-up. The characteristics of Chinese housing system under socialist market economy are actually a subtype of capitalist housing model because of the existing clear commodity housing market and the weakness of public land ownership. Furthermore, the government is leading agent of the capitalistic transition and marketization. Also this government-driven marketization has specialty on the feature based on the socialist tradition such as public land ownership.

Housing Choice Determinants of the Youth and Newlyweds Households: A Case Study of Incheon (청년·신혼부부의 주거선택요인에 관한 연구: 인천시를 중심으로)

  • This study analyzes housing choice determinants of the youth and newlyweds households by using housing survey data in Incheon. A multinomial logit model is employed for analysis with the following variables: housing characteristics, housing market characteristics, and residential and neighborhood environment characteristics. The findings from the analysis are as follows. First, for the continued residence of the youth, the important factors were the relief assistance of housing maintenance costs. For the newlyweds, the important factors were the quality improvement of residential environments to ensure residential stability. Second, the housing choice factors to attract the youth were residential support for rent, maintenance costs, and relocation, and the improvements of residential environments such as security, noise levels, and medical facilities. For the newlyweds, the important factors were housing loan assistance for a home purchase or a cheonsei deposit and residential quality improvements for air pollution and parking facilities. Third, the youth were likely to move out due to high rental costs, and the newlyweds were likely to move out for the purchase of a new apartment or higher-quality housing.

  • Housing owners in Korea have a variety of tax advantages such as income tax exemption for the imputed rent of owner-occupied housing, exemption from the capital gains tax and deduction of the estate tax for one-house households. These tax reliefs for housing owners not only conflict with the principle of horizontal and vertical equity, but also lead to resource misallocation by distorting the housing market, and thus bring about regressive distribution effects. Particularly in the case of Korea with its imperfect capital market, these measures exacerbate the inter-class inequality of housing ownership as well as inequalities in wealth, by causing the affluent to demand needlessly large housing, while the poor and young experience difficulties in purchasing residential properties. Therefore, the Korean tax system must be altered as follows in order to disadvantage owner-occupiers, especially those owners of luxury housing. These alterations will promote housing-ownership, tax burden equity, efficiency of resource allocation, as well as the desirable distribution of income. First, income tax deductions for the rent payments of tenants are recommended. Ideally, the way of recovering the fiscal equivalence between the owner-occupiers and tenants is to levy an income tax on the former's imputed rents, and if necessary to give them tax credits. This, however, would be very difficult from a practical viewpoint, because the general public may perceive the concept of "imputed rent" as cumbersome. Computing the imputed rent also entails administrative costs, rendering quite reasonable, the continued exemption of imputed rent from taxation with the simultaneous deduction in the income tax for tenants. This would further enhance the administrative efficiency of income tax collection by easing assessment of the landlord's income. Second, a capital gains tax should be levied on the one-house household, except with the postponement of payments in the case that the seller purchases higher priced property. Exemption of the capital gains tax for the one-house household favors those who have more expensive housing, providing an incentive to the rich to hold even larger residences, and to the constructors to build more luxurious housing to meet the demand. So it is not desirable to sustain the current one-house household exemption while merely supplementing it with fastidious measures. Rather, the rule must be abolished completely with the concurrent reform of the deduction system and lowering of the tax rate, measures which the author believes will help optimize the capital gains tax incidence. Finally, discontinuation of the housing exemption for the heir is suggested. Consequent increases in the tax burden of the middle class could be mitigated by a reduction in the rate. This applies to the following specific exemptions as well, namely, for farm lands, meadows, woods, business fields-to foster horizontal equity, while denying speculation on land that leads to a loss in allocative efficiency. Moreover, imperfections in the Korean capital market have disallowed the provision of long term credit for housing seekers. Remedying these problems is essential to the promotion of greater housing ownership by the low and middle income classes. It is also certain that a government subsidy be focused on the poorest of the poor who cannot afford even to think of owning a housing.
