The Cross-Sectional Dispersion of Housing and Business Cycle (경기변동과 주택형태별 수익률에 관한 연구)

  • According to the returns of Housing and business cycle over the period 1992 to 2007, it is a measure of the total volatility faced by investors in Housing properties. First, it isn't a distinct difference from business cycle contrary to U.S. Second, the rise of purchase price in total apartments moves up the consumer price index. According to the cross-sectional dispersion of returns and growth in net operating income (NOI) of apartments, industrial, retail and office properties using panel data for U.S. metropolitan areas over the period 1986 to 2002, it is a measure of the total volatility faced by investors in commercial real estate. To the extent that most of that volatility is difficult to diversify, cross-sectional dispersion may be an appropriate measure of risk.

  • This study covers centrality of villas after Renaissance and architectural forms corresponding to the nature in the aspect of Karl Popper and Gilles Deleuze. In addition, the researcher tries to understand the changes in architectural forms according to the changes in places. To do that, Pascal and Hans Meyer's theory was introduced as a major theory. The researcher tries to set up the standard by analyzing the architectural form related with the nature and the form of center in the housing through Villa Rotonda and Villa Emo. And with key analysis of the centrality and architectural form corresponding to the nature and the four houses that are historically and morphologically important. It is found that due to the development in modern technology and materials, a variety of architectural approach is developed and they are implemented as various architectural forms. However, due to various theories of modern architectural approach, it is found that the morphological differences of suburban housing exists by forming a universal relationship constructed by four architects. The researcher expects to be understood and realized in real life construction.

  • Defects in apartments, which are one of the major residential types in Korea,produce unexpected inconvenience for their owners. If construction companiespaid more careful attention to the management of defect information, manydefects could be prevented. In this context, this study attempted to derive an improved defect information management system. First, research into cases of defects that were caused by weaknesses in the defect information management system were advanced to confirm the necessity of improving the defect information management system, and as the next step, a survey was conducted to identify problems with the current defect information management system, and the requirements of animproved system. In conclusion, an improved defect information management system will contribute to preventing defects in apartments in Korea.

  • 현재 홈네트워킹의 솔루션으로 제기되고 있는 것은 이더넷(Ethernet), 전화선(Phone line), 전력선(PLC), 무선랜(Wireless LAN), 블루투스(Blue tooth) 등 다양하다. 그러나 국내 홈네트워킹 시장과 기술의 진행 방향 및 잠재 시장 전망에 대한연구가 부족한 현실에서 시장 참여자들의 불 확실성은 높을 수 밖에 없다. 이에 어떤 기술이 홈네트워킹 시장을 주도할 지를 전망하는 것이 무엇보다 시급한 과제가 되고 있다. 따라서 본 연구에서는 홈네트워킹 유선 전송 기술분야에서 유력한 규격으로 예상되는 PLC를 중심으로 홈네트워킹의 수요를 예측하고자 한다. 홈네트워킹 시장은 홈네트워킹 장치들이 Built-in 형태로 보급되는 신규주택과 소비자의 선택에 의해 홈네트워킹 장치들이 설치되는 기존 주택 시장으로 나누어 질 수 있다. 본 연구에서는 기존 주택 시장을 대상으로 컨조인트 방법을 통한 소비자의 선호 구조를 홈네트워킹을 구현시키는 각 기술에 대한 (기술)로드맵과 결합하여 동적인 소비자의 선택을 관찰함으로써 각 기술이 확산되는 과정을 살펴볼 것이다. 추가적으로 PLC의 기술적 특징들을 가상적으로 변화시켜가면서 다른 기술과의 경쟁관계를 살펴봄으로써 PLC의 기술개발 전략에 시사점을 도출할 것이다. 본 연구를 통해 홈네트워킹의 관련 실무자에게는 향후 홈네트워킹 시장 진입이나 제품 개발, 기술 협력 제휴시 유용한 자료가 될 것으로 보인다. 또한 정부의 정책담당자들에게는 홈네트워킹 확산의 장애요인 해소를 위한 정책 가이드라인을 제공할 수 있을 것으로 기대하고 있다.

Improvement of Soil Quality for Artificial Planting's Ground with Large Integrated Underground Parking Lot in Apartment Complex (대규모 지하통합주차장을 갖는 공동주택 인공식재지반 토양품질 개선방안)

  • Most landscape areas in apartment complex have been changing. Increasing the area of underground parking lots have an effect on apartment's circumstance. Natural ground was decreased so that the most space in apartment complex were converted into an artificial ground. To suggest the soil quality management, this study examined the actual situation about the soil quality of planting ground such as the quality standard as artificial soil, the difference of natural ground, and the difference of soil quality according to the work classification. As a result, the soil quality of the apartment complex with a large underground parking lot had low quality of soil. Soil physical properties were relatively fine but soil chemical properties needed the quality control. The soil quality of natural ground and artificial ground was not statistically significant and the soil quality by the work classification also had no statistical significance. Therefore, we established improvements about standards of the chemical properties for quality management, the soil quality in the natural ground and applying the equivalent standard according to the work classification.

Using Mechanical Learning Analysis of Determinants of Housing Sales and Establishment of Forecasting Model (기계학습을 활용한 주택매도 결정요인 분석 및 예측모델 구축)

  • This study used the OLS model to estimate the determinants affecting the tenure of a home and then compared the predictive power of each model with SVM, Decision Tree, Random Forest, Gradient Boosting, XGBooest and LightGBM. There is a difference from the preceding study in that the Stacking model, one of the ensemble models, can be used as a base model to establish a more predictable model to identify the volume of housing transactions in the housing market. OLS analysis showed that sales profits, housing prices, the number of household members, and the type of residential housing (detached housing, apartments) affected the period of housing ownership, and compared the predictability of the machine learning model with RMSE, the results showed that the machine learning model had higher predictability. Afterwards, the predictive power was compared by applying each machine learning after rebuilding the data with the influencing variables, and the analysis showed the best predictive power of Random Forest. In addition, the most predictable Random Forest, Decision Tree, Gradient Boosting, and XGBooost models were applied as individual models, and the Stacking model was constructed using Linear, Ridge, and Lasso models as meta models. As a result of the analysis, the RMSE value in the Ridge model was the lowest at 0.5181, thus building the highest predictive model.

  • 국내일반은행 연체율은 그룹(대출형태)별로 다양한 원인에 의해서 연체율 결정이 이루어지고 있어 복잡성을 띠고 있다. 본 연구에서는 복잡성을 띠고 있는 연체율의 제 변인들을 파악하기 위해 패널 데이터 모형를 이용한 연구 모형을 설정하고 이를 통해 연체율에 결정적으로 영향을 미치는 제 변인에 대하여 조사, 분석, 검증한다. 본 연구는 3 그룹(기업대출, 가계대출, 신용카드 대출)을 분석대상으로 하였다. 분석기간은 2005년 1월부터 2009년 6월까지의 자료를 이용하였고. 국내은행 연체율을 종속변수로 설정하고 소비자물가지수, 종합주가지수, 환율, 동행(경기)종합지수, 국민주택채권, 고용률을 독립 변수로 투입하였다. 국내일반은행 연체율 요인을 추정한 결과 소비자물가지수는 정(+)의 영향을 미치는 유의한 변수로 나타나고 동행(경기)종합지수와 종합주가지수는 음(-)의 영행을 나타내는 유의적인 변수이지만 환율, 국민주택채권 그리고 고용률은 각각 유의적인 음(-)의 영행을 나타내는 비유의적인 변수로서 연체율에 큰 영향으로 주지는 않은 것으로 나타났다.
