  • 가을철 이사 수요가 몰리면서 9월 전ㆍ월세 매물의 품귀 현상이 지속되고 있다. 아직까지 주택 및 분양 시장의 여건이 좋지 않지만, 은평뉴타운 등 분양 물량이 대규모로 공급될 예정이어서 수요자들의 관심을 모으고 있다. 올가을 분양되는 아파트 분양 물량에 대해 살펴보았다.

  • 서울과 수도권 지역에서는 집을 사려는 사람보다 팔겠다는 사람이 주를 이룬다. 살 사람은 적은데 팔 사람이 많다 보니 수급 불균형에 따른 가격 하락이 이어지는 실정이다. 하지만 집값을 자극할 만한 변수가 생기거나 아파트 공급이 차질을 빚는다면 언제든지 수급불균형에 따른 집값이 들썩일지 모른다.

  • 2013년 국내 주택시장을 전망해 보면 침체를 지속하고 있는 수도권 지역의 경우 초과공급 속에 하락세가 악순환되는 부채디플레이션 현상이 나타날 가능성이 높으며, 그동안 호조를 보인 비수도권 주택시장이 중대형 위주로 침체국면으로 반전될 가능성이 높다. 또한 2013년에는 규모별 차별화 현상이 심화될 것으로 전망되는 가운데 전세시장이 여전히 강세를 보일 것으로 예상된다. 여기서는 현대경제연구원의 '2013년 주택시장 전망의 4가지 특징' 보고서를 통해 최근 주택시장 흐름과 주택 시장 주요 수급여건을 분석한 뒤 2013년 주택시장의 특징에 대해 살펴본다.

  • $\ulcorner$2000년 인구 및 주택 조사$\lrcorner$ 자료에 의하면 전체 가구 중에서 단독주택 가구가 40.38%, 공동 주택 가구가 58.79%를 차지하고 있다. 아파트, 연립주택, 다세대주택 등으로 이루어진 공동주택이 이제 우리의 일상적인 주거양식이 되었다고 할 수 있다. 다시 말해 공동주택 주거양식은 현대적인 생활양식으로 우리의 보편적인 주거형태이며 대도시뿐만 아니라 중소도시의, 심지어 면 소재지에 이르기까지 우리의 주요한 주거 공간이 되었다. 이러한 현대적인 주거 생활은 도시화의 상징이자 도시 생활양식의 확산에 있어서 중요한 기능을 하고 있다.   • The detailed current situation of urban renewal projects which have implemented in all over the country is sorted by regional and divisional groups, researching press reports. Problems in the progress of promoting urban renewal projects made the paper are analyzed in this research. This research examined the actual condition about urban renewal projects synthetically and then, deduced the following improvement plan. First, formulating long-term renewal plan is needed. Secondly, It should be changed into the gradual urban renewal project on a small scale according to various conditions of each local area. Finally, support of the central government in consideration of local conditions should be carried out.

  • Recently, housing prices have surged, and the government has implemented various regulations, such as finance and taxes. Because of the policy, the nationwide housing price have stabilized, but polarization has occurred. Some argue that regulation can adversely affect the actual demand. Therefore, not only the correlation between market variables but also ripple effect of policy has to be analyzed in policy planning and analysis from a microscopic point of view. In this study, a simulation model was developed by integrating system dynamics for analyzing market structure and agent-based model for modeling decision process of market participants. This research applied the financial regulation and the tax regulation to the model and evaluated the policy effectiveness. This study reveals which feedback dominates according to the policies, which have same purpose. It is because market participants make different decision for each policy. Furthermore, there were other ripple effects not only in the policy target submarket but also in other submarket.

The Stigma in the Process of Using Social Services - Focusing on Users of Social Welfare Centers in Permanent Rental Apartment Areas - (사회서비스 이용과정에서의 스티그마 인식 - 영구임대아파트지역의 사회복지관 이용자를 중심으로 -)

  • The purpose of this study is to find out how local residents using social welfare services in permanent rental apartment areas experience stigma, and how they perceive it. Data collection was carried out for 10 months from May 2012 to February 2013. Interviews were conducted with 13 users who are using or have the experience of using services in social welfare centers, and 12 hands-on workers of the institutions; the results were then analyzed using the modified grounded theory. The results of analysis are as follows. First, a considerable number of people living in permanent rental apartment areas experience stigma while experiencing impoverishment; and they also feel stigma in the formularization process to become recipients. Second, users experience stigma in the process of using social welfare center services located in permanent rental apartment areas after becoming recipients as well. Third, in cases where permanent rental apartment areas are located in the immediate neighborhood of general residence areas, residents living inside and outside the areas were found to give stigma to the residents of permanent rental apartment areas. This study has significance in that it provides an in-depth clarification of the reality of stigma experienced by users of social welfare center services in permanent rental apartment areas through qualitative research

Use of REITs for Improving Housing Welfare (주거복지 확충을 위한 리츠의 활용 방안)

  • This paper aims at analyzing the use REITs for improving housing welfare, especially focusing on affordable housing. To do this, firstly, current state and main problems of domestic housing welfare are analyzed, secondly, housing welfare system involving capital market and case study of affordable housing REITs in United State are examined. and thirdly, utilization schemes of REITs for improving affordable housing are analyzed. In the process of executing housing welfare, various systemic bases for attracting capital market are constructed. Under these systemic basis, affordable housing REITs such as Community Development Trust are operated. This scheme also can be applied in Korea. In the context, the structures of using management on commition REITs and the structure of using real estate fund are proposed.

  • China is in the process of carrying out socialist planned economic system and capitalist market economic system along with its reforms and opening. In the process, the problem of poverty is surfacing along with the commercialization of housing. In this study, we've analyzed China's social security system through literature at home and abroad based on the concept of place poverty, and have pointed out the characteristics and problems of Chinese urban housing reform centered around what we've identified. Furthermore, we've divided up China into 8 zones, and have examine the characteristic of each area by population & social index, economic index, and housing index. As a result of analysis, the process of urban housing reform had an effect on housing poverty, and appeared to have different characteristics by zone. In this study, since China's situation by area is very diverse, it presents a point that we must approach with not a monistic method but a pluralistic method regarding housing policy.
