This paper aims to figure out properties of housing system under the socialist market economy, which is formed after China's Reform and Opening-up. The characteristics of Chinese housing system under socialist market economy are actually a subtype of capitalist housing model because of the existing clear commodity housing market and the weakness of public land ownership. Furthermore, the government is leading agent of the capitalistic transition and marketization. Also this government-driven marketization has specialty on the feature based on the socialist tradition such as public land ownership.

각 정보시스템에서 생산되는 주택과 관련된 통계 데이터는 정교한 예측과 판단이 요구되는 주택시장에서 매우 중요한 역할을 한다. 현재 정보시스템의 데이터를 기반으로 주택통합DB와 주택통합 플랫폼을 개발하고 있으며, 추후 주택시장의 합리적이고 과학적인 정책을 수립할 수 있는 기반이 될 것이다. 따라서 본 연구에서는 건축행정시스템(세움터)와 주택공급통계정보시스템(HIS)를 대상으로 정보시스템 고도화 현황을 알아보고 개선방안을 제시한 예시를 소개하고자 한다.

지속적인 주택공급 증가에 따라 전반적인 주택보급률은 상승하였으나 주택하위시장별로 수급이 차별화되고, 수요자의 요구도 다양해짐에 따라 주택정책의 수립에 있어서 양적정보 뿐만 아니라 지역적으로 세분화된 주택통계에 대한 질적 정보 수요가 높아지고 있다. 이중 주택공급통계(housing supply statistics)는 건축물의 건설, 사용, 수선 및 보수, 폐기의 각 생애주기(life-cycle)별로 인허가, 착공, 분양, 준공, 입주통계 등을 생산한다. 하지만 통계생산시 발생하는 누락 오기, 정보시스템의 미비 연계부족 등의 이유로 신속하고 정확한 통계 생산이 곤란한 실정이다. 본 연구에서는 이러한 문제를 해결하기 위해 시스템적 통계 생산방안을 모색하고자 주택공급통계를 중심으로 통계 및 시스템 현황을 분석하고 주택 통계와 GIS를 연계한 통합데이터베이스 구축과 시스템 정비방안을 연구하였다.

새로운 멀티미디어 서비스 환경에서의 다양한 기능을 수행할 수 있는 주택 내 정보화 배선은 장기적으로 볼 때 매우 중요하다. 본 논문에서는 주택내의 정보화를 위한 주택내 배선시스템의 요구사항을 검토하고 주택내 배선 시스템의 형태를 발전단계를 고려하여 검토한다. 또한 주택내 배선 시스템의 고도화를 위한 핵심 장비인 통합네트워크 인터페이스 장치의 기능을 제시하고 가능한 배선 매체와 통신 방식을 검토한다.

Modular construction is popular as a smart building system because it can shorten the construction period. This study proposed a precast concrete (PC) core system that can further shorten modular construction time. The system was developed and its structural performance was verified through computational analysis. The proposed PC core system is a complete PC construction method using dry bonding. The results of the study indicated that the proposed PC core system has structural stability and performance suitable for modular housing.

임대주택에 입주하고자 하는 이용자들은 복잡하고 다양한 유형의 임대주택에 대한 정보를 쉽게 얻을 수 없어서 많은 어려움을 겪고 있다. 또한, 정부차원의 주택관련 통계 역시 수작업으로 인한 부정확성 및 관련 정보시스템들 간의 일관성 결여로 정책수립에 있어서도 정확한 정보지원을 제공받지 못하고 있다. 본 연구에서는 임대주택에 관련된 정보 실태 및 사용자 요구도 조사를 통해 임대주택 정보시스템의 설계 방향을 제시하였다. 추후 임대주택종합정보망이 구축될 때 제시된 방안이 활용되어질 수 있을 것이라 기대한다.

In 21 century, it is difficult to define the limit of home automation, Recently, based on the advanced digital communication technology and necessity, The scope of the home automation has widened to home energy management, integrated reading of home and home health care etc. beyond the existing home automation. However, those methodologies reduce the efficiency and economy, and make it harder to realize a compact home automation because those methodologies are proposed independently without a unified standard. Therefore, this paper investigates and analyzes these methodologies, and then proposes an advanced home automation system that enables a compact design and improves the efficiency and economics of the home automation system based on the analyzed result.

Recent periodical boom and burst of house price have made mortgage lending issues become the main public interest in Korean real estate market. However, because mortgage-lending issues had not been discussed until then, housing market forecasting associated with mortgage lending has been difficult while using an empirical approach. Thus, comprehensive and systematic approach is required as well as validity of mortgage lending policies should be evaluated. In this regard, this research conducts a sensitivity analysis to validate the proposed policies and estimates the effects of current policies on LTV and DTI ratios with a comparison of another policies scenario. A causal loop and sensitivity analysis using system dynamics confirmed that LTV and DTI regulation is strong clout to housing market. However, to prevent transfer of potential mortgage borrowers to nonmonetary institutions, regulations in loans of nonmonetary institutions should be practiced in accompaniment with regulations of primary lending agencies.

In this paper, a digital home electric overload alarm system based on DSP for smart home automation which can minimize electrical fire damage caused by an home electrical overload was made experimentally. To verify the validity of the home electrical overload alarm technology, an electric overload alarm performance evaluation system which can artificially generate the electrical overloads was designed, developed, and constructed, and the effectiveness of the overload alarm developed by the overload test was verified. In particular, an overload test EMTP model based on EMTP-RV was developed, and simulation and measurement results obtained from the overload test were compared, and the reliability of overload performance verification results was confirmed.

주택시장 통계와 관련된 국가 정보시스템들의 현황조사와 업무 프로세스 정립을 기반으로 실제 적용 가능한 시스템들의 매뉴얼 및 데이터 통합 가이드라인을 제시한다면 주택시장 구조 변화에 신속하고 정확한 대응이 가능할 것이다. 본 연구에서는 국가정보시스템인 건축행정시스템(세움터)과 주택공급통계정보시스템(HIS)을 대상으로 주택시장 통계고도화에 따른 데이터 통합 가이드라인 및 관련정보시스템의 업무 개선 매뉴얼을 제시했다. 각 기관들의 체계적인 자료 생성은 주택시장분야의 합리적이고 효율적인 의사결정을 도울 수 있을 것이라 기대한다.
