A Study on the Design Directions for Public Housing through Trend Analysis in Housing (주택 트렌드 분석을 통한 공공주택 디자인 방향설정 연구)

  • This study aims to provide new design directions for public housing by analyzing trends in housing design. To this end, we investigate the changes in population, household, society, policy, institution, and technology as the main factors that can affect the housing design trends. Then we analyze the applications of public housing design and suggest the new design directions for public housing after considering experts' opinions. The low growth rate of population, growing separation of household members and increasing level of income produced more diverse demands from residents. In addition, housing demand is notably different by region, and the supply of medium and small-sized housing and small scale developments are growing. Information technology and green technology are also advancing. As a consequence, future housing trends would change from numerically-controlled to performance-based, from central to regional-oriented, from unit to city-centric. Current designs of public housing reflect recent housing trends- in reducing the number of housings and making view corridors by placing a central square in the middle. This shows that the existing designs are not differentiated by region and we need to develop various approaches according to location characteristics and the corresponding new housing types. Therefore, this study proposes the following five directions: responsiveness to demand changes, reflection of location characteristics, connectivity to a local community, realization of green environment, and acquisition of housing function.

  • Multi-family housing plays a crucial role as a living and experiencing space, and its environment has a direct impact on the well-being and stability of its residents. Therefore, Crime Prevention Design (CPTED) for multi-family housing is of utmost importance. However, crime-related data in China is not disclosed to the public because of its specificity, making it difficult for researchers to conduct further in-depth studies based on accurate crime data. As a result, the establishment and application of CPTED theory in terms of crime prevention is limited and delayed. This study aims to explore three aspects of CPTED in multi-family housing as perceived by home-buying consumers. It investigated consumer perception of the CPTED, the importance of each element and ways to increase awareness of CPTED in multifamily housing in order to effectively improve multifamily crime prevention design principles and further enhance public safety. This study examined the current state and future trends of CPTED in China by analyzing relevant research reports and literature, aiming to gain insights into the crime prevention awareness of Chinese homeowners. In addition, a survey was conducted on Chinese consumers to unravel the importance of CPTED and increase awareness of its various elements in multifamily-family. This study used a Likert scale and SPSS reliability analysis to determine the cognitive status of multi-family CPTED, the importance of each element, and proposed an improvement plan based on the analysis results. As this study was limited by the difficulty of implementation and the lack of validation of its practical effectiveness, it is recommended that future research needs to validate the effectiveness of crime prevention designs and produce more practical results. Furthermore, it is crucial to utilize this study to inform the implementation of security solutions that are tailored to the unique characteristics of each district. Additionally, it is important to offer guidance on how to enhance community safety by increasing residents' awareness of security through education and information dissemination. The author hopes that the representative multi-family CPTED awareness, the importance of each element, and plans for improvement shall be summarized from this study, and provide foundational data for the future development of CPTED based on the Chinese region.

A Study on the Interior Style of American Colonial Housing (미국 콜로니알 주택과 실내 양식에 관한 연구)

  • The Colonial House is one of the most popular styles in America. The purpose of this study is to closely examine this style based on interior features classified by patterns and elements during America's colonial period. Results of this study show that the interior style of the Colonial House was, at first, similar to Europe style. It was then integrated into the Georgian style of England and affected by Palladio as time passed. The interior style of the American Colonial House was based on rationality and practicality in concern with American weather and regions rather than imitation. The side of the roof was clapboard and the windows arranged with symmetry and rules around the entrance hall. It was generally Palladian style and was decorated with classical details. Timber frame of the interior was based on log cabins that appeared early in the American immigration. Furniture styles such as Jacobian, Queen Ann and Chippendale were matched with unique wood-oriented details and folkways like Chest, Rush Chair and Windsor Chair The house was also decorated with pictures, mirrors and ornaments, etc.

The Role of Key Housing Accessibility in the Relationship Between Mobility Disability and Residential Satisfaction of Seniors - A Case Study of the United States - (주요 접근가능한 주택디자인이 노년층의 이동장애와 주거만족도의 관계에 미치는 영향 - 미국 사례 연구 -)

  • This study investigated whether housing accessibility plays a significant role in explaining the relation between mobility disability and residential satisfaction of seniors. Also, it identified people who are at greatest risk of mobility disability and living in homes without housing accessibility. We analyzed the 2011 American Housing Survey data with a sample of 20,089 households aged 55 and over living in single-family homes. Results show that although residential satisfaction decreased as mobility became more disabled, the key housing accessibility features were significant buffers against the negative impact of mobility disability on residential satisfaction. Seniors who were Black, low-income, housing-costs burden and renters in older housing in an urban area were more likely to have mobility limitations but fewer housing accessibility features. The moderating effect of housing accessibility on residential satisfaction was much greater for seniors with greater mobility disability. For vulnerable seniors living in an old single-family home, housing policymakers or local communities should consider home modification programs and services after evaluating housing accessibility.
