The purpose of this study is to analyze the effect of the spread on housing mortgage loans. In particular, this study analyzes how the spread has a decisive effect on housing mortgage loans when a structural change occurs in the spread. For the sake of empirical analysis, this study utilizes the housing mortgage loan, housing mortgage loan interest rate, COFIX interest rate, and spread. The period of analysis is from December 2010 to December 2017. Results of the analysis show that there is a statistically significant structural change in the spread and housing mortgage loans (May and June 2015, respectively). It is estimated that the structural change in the spread has an influence on the structural change in housing mortgage loans. In addition, the effect of the spread on housing mortgage loans is larger than the effect of the COFIX interest rate and the housing mortgage loan interest rate. This indicates that the adjustment of the spread is a significant burden on housing mortgage loans. As economic uncertainties both internally and externally are increasing, pressure on interest rate hikes is also increasing. Considering these circumstances, interest rate hikes will be inevitable in the future. If the base interest rate and the spread increase simultaneously at Korea's current economic level, it will obviously lead to an economic recession as the burden on the repayment of principal and interest of housing mortgage loans will increase. Therefore, it is imperative that financial authorities prepare institutional arrangements in order to protect financial consumers by preventing arbitrary calculation of the spread, which would not be objective and would not be transparent from the banks.

The purpose of this study related to the liquidity impact of the housing market variables using vector auto-regressive model(VAR) and empirical analysis is to derive some policy implications. October 2003 until May 2012 using monthly data for liquidity variables mortgage rates, mortgage, financial liquidity, as the composite index and nation, Seoul, Gangnam, Gangbuk, the Apartment sales prices were analyzed. This study deals with a comparative analysis on reverse mortgage loans and mortgage loans in order to pave a path for activation of real estate financing. The fact-revealing analysis was conducted through surveys based on theoretical consideration and advanced researches, which has drawn a range of findings. As the results of this study, the important findings concerning the improvement on the activation of practical housing reverse mortgages are applicable to all real estate, diversifying the tax benefits, and deregulation of 1 house, etc. and findings concerning the improvement to activate mortgage loans are diversifying types of interest rates, diversifying types of repayment, tax benefits for less than 15 years maturity period, and granting benefits(low interest rates, higher loan limits) to low-income households, etc. This study has a significance for providing basic materials in order to accomplish advanced finance policies along with social welfare services as suggesting measures to improve and activate real estate financing through the findings out of the fact-revealing analysis conducted as above.

This study analyzed the effect of bank loans on housing prices, classified bank loans into bank total loans, household loans, and real estate mortgage loans, and analyzed housing prices by dividing them into national-level, regional-level, and Seoul-level housing prices. The main analysis results are as follows. First, it was found that the increase in total bank loans significantly increased housing prices across the national-level, regional-level and Seoul-level. Second, it was found that household loans had a positive effect on regional-level housing prices, but were not statistically significant. In addition, the effect of bank loans on regional-level housing prices was found to be relatively small compared to the effect on national-level housing prices. Third, it was found that there was a difference in the effect of bank loans on regional-level housing prices and Seoul-level housing prices. Fourth, inflation and bank total loans had a significant positive effect on regional-level housing prices with a lag in the first quarter, and short-term interest rates had a significant negative effect on Seoul-level housing prices with a lag in the first quarter. Overall, it was found that the effect of bank loans on housing prices had a positive effect about twice that of Seoul-level rather than regional-level.

The variability of trade price index of apartment influences on the various aspect, especially economics, social phenomenon, industry, and culture of the country. In this article, the autoregressive error (ARE) model has been considered for analyzing the monthly trading price index of apartment data. About 16 years of the monthly data have been used from September 2001 to May 2017. In the ARE model, six macroeconomic variables are used as the explanatory variables for the rade price index of apartment. The six explanatory variables are mortgage rate, oil import price index, consumer price index, KOSPI stock index, GDP, and GNI. The result has shown that trading price index of apartment explained about 76% by the mortgage rate, and KOSPI stock index.
Based on prior studies on real estate policy, tax policy, and financial policy, this study examined how tax policy and financial policy affected real estate prices using monthly data from January 2014 to December 2021. We performed a VAR model using unit root tests, cointegration tests, as well as conducted impulse response analysis and variance decomposition analysis. The results are as follows. First, the tax regulation index and the financial regulation index had no discernible impact on housing prices. Specifically, a one-sided stabilizing regulatory policy was ineffective and, instead, led to unintended side effects, such as price increases resulting from reduced transaction volume. Secondly, mortgage rates had a negative impact on the housing sale price index. In other words, an increase in interest rates might led to a decrease in housing prices. Thirdly, an increase in the transfer difference, which involves capital gains tax, has a positive effect on housing prices. This led to rising housing prices because the transfer taxes were shifted to buyers, causing them to hesitate to make purchases due to the increased tax burden. Fourthly, both acquisition taxes and mortgage loans had relatively little impact on housing prices.
We conduct a comprehensive risk analysis of household debt in Korea for the first time using the whole sample credit bureau (CB) data of 2.2 million individual debtors. After analysing debt service capacity profiles of debtor groups classified by the borrower characteristics such as income, age, occupation, credit scoring, and the type of creditor business companies, we investigate the impact of interest rate and income changes on debt service-to-income ratios (DTIs) and default rates of respective debtor groups. Empirical results indicate that debt service burdens are relatively high for low income wage earners, high income self-employed, low income capital and card loan holders, and high income mutual savings loan holders. We also find that debtors from multiple financial companies are particularly weak in their debt service capacity. The scenario analysis indicates that financial companies, with the current level of capital buffers, may be able to absorb negative consequences arising from the increase in DTIs and loan default rates if the interest rate and income changes remain modest. However, the negative consequences may fall disproportionately on non-bank financial companies such as capital, credit card, and mutual savings banks, whose debtors' DTIs are already high. We also find that the refinancing risk of household debt is relatively high in Korea as more than half of household mortgage debts are bullet loans. As the DTIs of mortgage loan holders are already high, under the current DTI regulation, mortgage loans may not be readily refinanced especially when the interest rate rises. Disruptions in mortgage loan refinancing may put downward pressure on housing prices, which may in turn magnify refinancing risk under the current loan-to-value (LTV) regulation. Overall our analysis suggests that, for more effective monitoring of household debt risk, it is necessary to combine existing surveillance schemes based on macro aggregate indicators with more comprehensive and detailed risk analyses based on micro individual data.

Households' monthly average income is composed of various factors. This study paper studies focuses on estimating the determinants of a households' monthly average income. The region for analysis consist of three groups, that is, the whole country, a metropolitan city(such as Busan, Daegu, Incheon, Gwangiu, Daejeon, Ulsan.) and Seoul. Analyzing period be formed over a 57 time points(2005. 01~2009. 09). In this paper the dependent variable setting up the households' monthly average income, explanatory (independent) variables are composed of the consumer price index, employment to population ratio, Index of housing sale price, the preceding composite index, loans of housing mortgage, spending rate for care medical expense and the composite stock price index. In looking at the factors which determine the monthly average income, evidence was produced supporting the hypothesis that there is a significant positive relationship between the composite index and housing loans. The study also produced evidence supporting the view that there is a significant negative relationship between employment ratios, the house sale pricing index and spending rates for care or medical needs. The study found that the consumer price index and composite stock price index were not significant variables. The implications of these findings are discussed for further research.
