The Study on the Site Plan of Detached Houses in Korea (우리나라 단독주택의 건물배치와 외부공간계획 특성에 관한 연구)

  • This study aims to analyze exterior spatial characteristics of the detached houses in Korea which were designed by professional architects. For this, plans, pictures and data of 113 houses which appeared in architectural publications from July 1998 to June 2002 were collected and analyzed. The results of the study are like this. 1) For the shape of buildings, the number of the non-rectangular shaped buildings is higher than that of the rectangular shaped ones. ; 2) For the location of exterior gardens, the number of the houses with front gardens is higher than that of the houses with back gardens. The exterior gardens are mostly accessed from the living rooms. 3) For the interior gardens, 50% of the surveyed houses have this type of gardens. They are mostly located at the back of the living rooms. The interior gardens are mostly accessed from the living rooms, dining rooms and corridors respectively. 4) For the terraces which are located in the 1st floor, they are mostly accessed from the living rooms. : 5) For the balconies which are located in the 2nd floor, they are mostly accessed from the bedrooms.; 6) For the location of the entrances, they are mostly located in the front side of the buildings and mostly facing south.

Prediction of Heating Energy Saving Rate on the Window Type-Focus on the Apartment House (창호 구성 요소에 따른 난방에너지 절감율 예측에 관한 연구-공동주택을 중심으로)

  • This is study on the glazing performance of the apartment house to predict energy saving rate when the early design stage by calculating heating load. there are various factors of the window type in apartment building to save energy such as window's U-value, SC or SHGC, window wall ration, frame factor, sunshade coefficient and so on. In this study, we analyzed the heating load focused on the U-value, SC and window wall ration using variable heating degree days method for a small and middle size units $59m^2$, $84m^2$, respectively. Each cases were calculated heating load of the real models compared to standard model to predict energy saving rate. From those cases it was drew the conclusion that were window's U-value, SC and window wall ration for the small and middle size units to expect 10% energy saving rate at least.

  • Landscape zones have been designated as aesthetic old town districts across a wide range of Nakakyo-Ku and Shimokyo-Ku, city center of Kyoto, Japan. In these districts in which traditional structures and new buildings coexist, regulations of restriction on acts such as new building's heights, shapes, materials, and colors are carried out according to local governmental landscape ordinance based on Scenic Conservation Act. And yet, minimal fulfillment of the regulations according to different designer's subjective interpretation and principle of economy is rather creating abnormal shapes not harmonized with the traditional landscape. Thus, this study aims to extract combinations between form elements of middle and high rise apartment facade that affects 'harmony' and 'mismatch' in the districts by clarifying the social rules commonly implied based on intuitive judgments (sensibility evaluation) in which human experiential knowledge is involved. As research methods, the study first analyzes the form elements of the facade through a field survey, sets up a standard model through tasks of classification and segmentation and draws computer graphic images with 99 different patterns based on it. Based on these images, this study carries out sensibility evaluation and analyzes experimental data applying the rough set theory. As a result of the analysis, the combinations of form elements that affect harmony or mismatch act greatly when the colors and shapes of the pillars, positions and the patterns of the use of the first floor are combined.

  • This study is on the development of a System Dynamics Model for business feasibility analysis of an apartment house development project. In this study, we analyzed other apartment development projects and research projects, and identified the cash flow items, which consist of revenue and expenditure items. In addition, we made efforts to find the influence relationship among these using the system thinking method and developed a system dynamics model. In order to test the model, a case study was conducted in which it was applied to an apartment development project. Vensim, a System Dynamics Modeling and simulation software package was used to analyze and test the model. The model suggested in this study can help a developer to make decisions on project financing at the initial stage of an apartment house development project.

  • This study aims to suggest the direction of urban planning for coping with climate change focusing on urban metabolism. The study consists of two main parts: literature review and case study. The cases are selected for mixed-use housing estate in Europe, which established the plans for energy saving and efficient use of resources and waste. The case study was carried out in accordance with the framework, which had four aspects that are 'to minimize energy input,' 'to use renewable energy sources,' 'to recycle waste,' and 'to reuse natural resources.' As a result, in all the cases, analysis showed that the circular metabolism system was built for energy, waste and water resources and that the plan satisfying all the aspects of the framework was established. Moreover, main planning elements are different reflecting resource conditions for each case. In conclusion, in order to achieve urban metabolism, it will be necessary to analyze various conditions including the surrounding environment of the region and to introduce planning elements that can maximize the regional potential.

  • As population ageing and shrinking accompanied by dramatically expanded individual life expectancy and declining fertility rate is a global phenomenon, ageing becomes its broader perspective of ageing well embedded into sustained health and well-being, and also the fourth industrial revolution speeds up a more robust and inclusive view of smart ageing. While the latest paradigm of SA has gained considerable attention in the midst of sharply surging demand for health and social services and rapidly declining labor force, the definition has been widely and constantly discussed. This research is to constitute a conceptual framework of smart ageing (SA) from systematic literature review and the use of a series of secondary data and Geographical Information Systems(GIS), and to explore its components. The findings indicate that SA is considered to be an innovative approach to ensuring quality of life and protecting dignity, and identifies its constituents. Indeed, the construct of SA elaborates the multidimensional nature of independent living, encompassing three spheres - Aging in Place (AP), Well Aging (WA), and Active Ageing (AA). AP aims at maintaining independence and autonomy, entails safety, comfort, familiarity and emotional attachment, and it values social supports and services. WA assures physical, psycho-social and economic domains of well-being, and it concerns subjective happiness. AA focuses on both social engagement and economic participation. Moreover, the three constructs of SA are underpinned by specific elements (right to housing, income adequacy, health security, social care, and civic engagement) which are interrelated and interconnected.

Design of a Real Estate Knowledge Information System Based on Semantic Search (시맨틱 검색 기반의 부동산 지식 정보시스템 설계)

  • The apartment' share of the housing has steadily increased and property assets have been valued in importance as the one of asset value. Information retrieval system using internet is particularly active in the real estate market. However, user satisfaction on real estate information system is not very high, and there is a lack of research on real estate retrieval to increasing efficiency until now. This study presents a new knowledge information system developed to consider region-related factor and individual-related factor in the real estate market. In addition it enables a real estate knowledge system to search various preferential requirements for buyers such as school district, living convenience, easy maintenance as well as price. We made a survey of the search condition preference of experts on 30 real estate agents and then analyzed the result using AHP methodology. Furthermore, this research is to build apartment ontology using semantic web technologies to standardize various terminologies of apartment information and to show how it can be used to help buyers find apartments of the interest. After designing architecture of a real estate knowledge information system, this system is applied to the Busan real estate market to estimate the solutions of retrieval through Multi-Attribute Decision Making(MADM). Based on the results of the analysis, we endowed the buyer and expert's selected factors with weights in the system. Evaluation results indicate that this new system is to raise not only the value satisfaction of user, but also make it possible to effectively search and analyze the real estate through entropy analysis of MADM. A Case Study on the Effect of Price Ceiling Regulation on the New Apartment Price (분양가상한제 적용여부에 따른 아파트 분양가 비교분석 -부산광역시 민간택지 사례를 중심으로-)

  • This paper examines the effect of price ceiling regulation on the new apartment price. The analysis procedure of the study is divided into two parts, which stand for a case study on the effect of price control on the new apartment price and the survey of real estate experts on price ceiling regulation. The empirical results of our case study show that the selling price under price ceiling regulation is generally lower than that in the situation of price deregulation, in terms of the land development expense and construction cost. With regard to the survey results, more than half of respondents have opinions that price ceiling regulation has an impact on the new apartment price and lowers the price. They are equally divided pro and con regarding the problem of keeping or discarding the regulation.

  • 전 국토의 65%가 산악지형으로 이루어져 있는 우리나라는 도로개설 및 산업기지 건설, 대규모 주택단지 개발 등으로 자연사면을 변형시키는 규모나 빈도가 증가하고 있고, 최근에는 기상이변에 의한 집중호우가 빈번히 발생하여 절토사면에서 낙석이 발생할 위험이 점점 높아지고 있는 실정이다. 낙석방지를 위한 대책공법으로는 낙석방지 망, 낙석방지 울타리 등이 있으며 이중에서 낙석방지 울타리는 국내의 국도 낙석방지 대책공법 중 70% 이상을 차지하고 있다. 그러나 국내 설계지침에는 낙석방지 울타리에 대한 다양한 성능등급과 성능평가를 위한 표준화된 시험방법이 제시되어 있지 않아 현장여건을 고려하여 적절한 낙석방지 울타리를 선정하고 낙석방지 울타리들의 성능을 비교검토하기에 어려움이 있다. 유럽의 경우 유럽연합 출범이후 낙석방지 시설에 대한 통합기준의 필요성이 대두되어 유럽 여러 나라의 성능평가 방법과 스위스의 설계지침을 고려하여 2008년에 유럽 통합 지침인 ETAG 27을 제정하였다. ETAG 27에는 낙석방지 울타리의 성능등급이 100kJ~4,500kJ이상 9등급으로 분류되어 있고 성능등급 별로 Service Energy Level과 Maximum Energy Level에 대하여 실물시험을 통한 성능평가 시험과 구성요소에 대한 검증시험을 수행하도록 되어있다. 실물시험은 낙석에너지의 산정과 낙석질량의 타격위치를 정확하게 결정할 수 있는 방법을 이용하여 수행토록 규정되어 있다. 미국의 경우에는 주별로 상이한 설계기준으로 인하여 발생하는 문제를 해소하기 위하여 2003년에 스위스의 설계지침을 준용하여 통합기준인 NCHRP Report 20-07을 결정하였다. NCHRP Report 20-07에는 낙석방지 울타리의 성능등급이 100kJ~5,000kJ까지 9등급으로 분류되어 있고 성능등급 별 낙석질량이 규정되어 있으며 등급별 낙석에너지의 50%와 100%에 대하여 실물시험을 통한 성능평가 시험을 수행하도록 되어 있다. 실물시험은 낙석에너지의 산정과 낙석질량의 타격위치를 정확하게 결정할 수 있는 방법을 이용하여 수행토록 규정되어 있다. 낙석방지 울타리에 대한 국내 설계지침과 유럽과 미국의 설계지침을 비교분석하고 국내에서 수행된 실물실험을 통한 성능평가 연구결과를 검토하였다. 또한 구성요소의 역학적 특성변화가 전체 시스템의 성능에 미치는 영향을 조사하기 위해서 국내 설계 지침에 제시된 낙석방지 울타리에 대하여 컴퓨터 시뮬레이션을 이용한 성능평가를 수행하였다. 이러한 연구결과에 근거하여 국내 설계지침은 현장여건에 따라 적절한 낙석방지 울타리를 선정할 수 있도록 다양한 성능등급을 규정하고, 낙석방지 울타리의 성능을 합리적으로 비교검토 할 수 있게 하는 표준화 성능평가 시험방법과 평가기준을 정립하며, 구성요소의 품질에 대한 신뢰성을 확인하는 구성요소의 검증시험을 포함하는 방향으로 개선될 필요가 있는 것으로 조사되었다.

A Study on the Analysis the Space Concept of Usonian House Floor Plans of Frank Lloyd Wright (프랭크 로이드 라이트의 유소니언 주택 평면의 공간 개념 분석에 관한 연구)

  • The purpose of this study is to analyze the general patterns of the floor plans and space of Usonian house which designed by Frank Lloyd Wright. this thesis can be summarized as follows : 1) F.L.Wright's houses mostly used simple geometric shapes as the basis for most of his architectural designs. In his early works, his typical floor plans were square or rectangular shapes, which gradually were transformed into various kinds of shape to make the adjustment of location of the site and shape. 2) The general patterns of floor plans of his U-houses were L-shaped or straight shaped using a $4{\times}4$ grid system. Most of U-houses consisted of 3 space: living room, workspace(Kitchen) & dining, and bedroom. Among them, a workspace worked as core role in each house. 3) Even though solid wall is the opposite concept of the transparent glass but most U-houses were designed to have solid walls on one side to provide a gallery space(to secure habitability of resident) and transparent glass walls used on the other side to connect between interior space and natural space of exterior. 4) The cantilever have not been used before Usonian house but F.L.Wright used it which take charge of functions as transfer space between inside space and outside space. 5) F.L.Wright saw the nature as a truth, so he thought the interior space would be natural and all houses must be able to adjust to the natural environment.
