  • The purpose of this study is to analysis for maintenance satisfaction of Apartment Building residents in Bundang. For this purpose, questionnaire survey about the level of maintenance satisfaction of Apartment building residents and condition of management. and secondary statistical analysis the important factors which influence the degree of residence maintenance satisfaction. The results of this study are as follows : the maintenance satisfaction of Apartment building residents high correlation with satisfaction of residence. and outsider entrance control level and the head of superintendent's office integrity gives high influence on maintenance of Apartment Building.

A Study on the Management Service Charge in Multi-Family Housing : The Opinions of the Residents and Housing Managers in Condominium (아파트의 입주자관리 서비스 비용 부과 방식에 대한 연구 - 분양아파트 거주자와 관리자의 의견을 중심으로 -)

  • The purpose of this study was to explore the attitudes about the management service charge in multi-family housing. Recently, increasing needs of urban families in residential housing management services were apparent in many studies, but the way that they charge for the management services was not dear. Research method was social survey with questionnaire from 484 residents and 84 housing managers of multi-family housing in Seoul and new town area. Research results showed that residents recognized the management services should be free of charge or imposed actual expenses, but managers recognized the management services as charged services. To provide efficient housing management services for residents in multi-family housing, human resources should be inputted. Therefore, this study suggested that the participation of residents in housing management service is recommendable as a way of lessen the economic burden of management service charge, but also to have an opportunity to interest in their community activities.

  • An apartment house and an officetel are already our most important residential space generally. Among food, clothing and shelter, an apartment and an officetel are in charge of a shelter as the most fundamental in our life. To live in an apartment and an officetel, it is necessory for residents to write a lot of informations about themselves. Therefore massive privacy files about apartment's residents is inevitable and it is managing in its own way. A privacy accident in an apartment houses would be a big society problem. This study examined 'tenant list' to find out what it collects and what it's problems are and proposed some vairous measures about the privacy improvements like items reduction & consent process improvement in an apartment house and an officetel from privacy laws perspective.

  • The housing policy of Korea has been focused on the expansion of housing construction so far. However, actual support for low-income households is still insufficient, especially in public rental housing. The purpose of this study was to identify various methods of reducing the housing cost burden of residents in public rental housing, focused on empowerment. For this, 198 management staff of public rental housing under Korea Housing Management were surveyed using questionnaire distributed by email during February 18 to 27. Several ways to reduce housing cost burden and to enhance the self-support will of residents in public rental housing were suggested as follows: development of education and service program inspiring the residents' empowerment, enacting a provision of Tenants Representative obligation in Rental Housing Act, and so on.

  • Recently, quality problems, such as the collapse of apartment structures under construction, has emerged as a social issue. Although there are various causes of quality problem and the impact of each problem may be different, the problems from the perspective of construction engineer of construction company are investigated. Therefore, this study aim to investigate the adequacy of construction engineer's experience, number of field engineer, timing of engineer deployment at construction sites, etc. in order to resolve quality and safety problems. In this study, a questionnaire survey was conducted targeting construction managers to obtain objective opinions. The results showed that the number of construction engineers in construction companies should be increased and that intermediate construction engineers should be increased to enable practical site management for resolving quality and safety problems. In addition, it was found that there was a need to reduce the number of non-regular employed field construction engineers in construction site and at the same time systematically regulate the number of on-site construction engineers, similar to safety managers and quality managers.

  • The general housing causes various environmental problems on the squandering of the resources and the production of the construction wastes, as it was removed and rebuilt because of the short-life in 20-30 years after constructing. The short-life of the general housing makes the rebuilt-term short and takes a negative attitude in maintenance. In the other hand, the long-life housing is constantly dwelling house that considers the carbon reduction among the world issues, Support and Infill. The long-life housing promotes the durability of Support and maximize the variability of Infill through separation of Support & Infill. It's useful dwelling house in maintenance as well as various life-cycle and life style. As the maintenance guideline of dwelling house is used for long-life housing, there is not distinction considering who controls maintenance and there is not conception considering alteration, variability and convenience. Consequently, it is required to develop the proper maintenance guideline applied maintenance process for long-life housing. Therefore this study shows efficient maintenance guideline for manager in long-life housing.

Perception of Managers on Residents Participation in Public Rental Housing Management (공공임대주택 주민의 생활관리업무 참여에 대한 관리자 의식조사)

  • Resident participation or tenant empowerment is becoming an important concept of planning, provision of welfare services, and management of housing. It can be motivated by three variables: shared goals, shared values, and sense of community among residents. Theoretically, the more each of these three variables, the more likely people will be to participate. The purpose of this study was to identify the perception of management staff on residents' participation in public rental housing. For this, 198 management staff of public rental housing under Korea Housing Management were surveyed using questionnaire distributed by email during February 18 to 27, 2009. Only 33.3% of the public rental housing complexes surveyed constituted Residents Representative Committee. Most of the respondents showed negative perception of resident organizations and their roles as an meaningful way to communicate with them on the management system. Several ways to enhance the resident participation and to reduce housing and living cost burden of residents in public rental housing were suggested as follows: development and distribution of education and service program inspiring the residents' empowerment, enacting a provision of Tenants Representative obligation in Rental Housing Act, and so on.
