Influence of Living Characteristics as Environment Related Behavior - Case of the Gimhae City, Gyongsangnam-do, Korea - (생활환경 여건이 환경관련 행동에 미치는 영향 연구 - 경상남도 김해시를 대상으로 -)

  • We analyzed the influence of living characteristics as environment related behavior by questionnaire survey analysis. Survey was conducted to 569 people living in Gimhae city, Gyongsangnam-do, Korea. By the results of correlation analysis, items with high levels of practice were related to legal regulations. However, group who are less interested in preserving the environment have lower performance in all aspects of their activities. In the relationship between social characteristics and environment related behavior, residents were generally aware of the practice of detached house dweller group rather than of apartment dweller. As the age increased, have more willing to practice. While the higher levels of education group do not make environment related behave better. However, it seemed that the student group's distinct characteristics was reflected in the education level. As this study, improvement of environmental awareness is needed to improve practice of environment related behavior rather than regal approach. Policy for environment related behavior is necessary to vary the methodology based on analysis of social characteristics, such as gender, residential type and education level rather than generalization.

Latent mobility pattern analysis of bus passengers with LDA (LDA 기법을 이용한 버스 승객의 잠재적 이동패턴 분석)

  • Recently, transportation big data generated in the transportation sector has been widely used in the transportation policies making and efficient system management. Bus passengers' mobility patterns are useful insight for transportation policy maker to optimize bus lines and time intervals in a city. We propose a new methodology to discover mobility patterns by using transportation card data. We first estimate the bus stations where the passengers get-off because the transportation card data don't have the get-off information in most cities. We then applies LDA (Latent Dirichlet Allocation), the most representative topic modeling technique, to discover mobility patterns of bus passengers in Cheong-Ju city. To understand discovered patterns, we construct a data warehouse and perform multi-dimensional analysis by bus-route, region, time-period, and the mobility patterns (get-on/get-off station). In the case of Cheong Ju, we discovered mobility pattern 1 from suburban area to Cheong-Ju terminal, mobility pattern 2 from residential area to commercial area, mobility pattern 3 from school areas to commercial area.

A Study on the Judicial Precedent regarding a Right to a View (조망권에 관한 판례연구)

  • In this treatise I have advanced a theory to regulate legal problems rationally arising from a right to a view and I have checked some precedents dealing with the temporary injunction, compensation for damage and the demolition of a house(mainly apartment) owing to an infringement of a right to a view. Relating to an infringement of a right to a view, there are more lawsuits which are instituted together with an infringement of a right to enjoy sunshine than lawsuits related only to the right to a view. In the cases of an infringement of a right to a view connects with educational or religious environment, the court made it a decision that the construction is prohibited from constructing more than a certain-story building to protect a right to a view. Plaintiffs won a case their suit in the original judgement regarding a claim for damages owing to an infringement of a right to a view, but the Supreme Court reversed the decision of a lower court. The right to a sky view should not be infringed in case of a dwelling house which is not built for the purpose of business or a view.

The Valuation of HSA Business Using Broadband over Power Line (전력선통신망을 이용한 HSA사업의 경제적 타당성 분석)

  • The concept of HSA (Home Service Aggregator) is derived from performing the energy IT business efficiently as well as successfully launcing a new service based on BPL (Broadband over Power Line). The HSA business using a BPL can extend the field of energy industry and an give a chance to create a new demand by consumer-oriented services. This study focuses on the exact evaluation of HSA business using BPL, and reasonable trusty evaluation should be the first step to launch the HSA business. In this study, the categories of cost are comprised of equipment (mainly RSM and MGW) cost, instalation cost, and maintenance cost. AMR (Automatic Meter Reading), internet integration billing service, integration charging service, internet service, sorority service, and electricity safety are listed for benefit. In this study, the ROI of HSA business is 0.9594, which is less than 1. However, that value does not consider the electricity safety benefit which is classified as a social benefit. Therefore, the value can be above 1 if it includes social and private benefits.

An Analysis of Single-person Households' Expenditure Pattern (1인가구의 품목별 소비지출 분석)

  • This study examines how single-person household expenditure patterns are different with respect to age and income groups using Tobit model. The expenditure data of the national household survey from 2006 to 2012 were used. The results show that income elasticities of all items are greater than 1 except for food & beverage, housing, water, electricity & gas, and Communication. Income elasticities are significantly different among consuming items. Additionally the income elasticities are also different between various age and income groups of single-person households. Therefore governments and businesses have to take this into account when devising their policies or strategies regarding single-person households. Especially, businesses need to adopt a strategy targeted at single-person households with high income and buying power such as unmarried professional people. As the number of single-person household increases the proportion of expenditures on necessities such as beverage, food, and energy is expected to decrease while that on services increases. Consequently policy responses are required to prepare for the expansion of service industries such as health, hospital, and housekeeping services.

A Study on Determinants for Apartment Remodeling in Seoul Metropolitan Area (아파트 리모델링을 위한 의사결정 요인에 관한 연구 - 서울 및 경기 수도권을 중심으로 -)

  • If aging apartments are left unimproved through remodeling, the city will be eventually slum. As the government recognizes remodeling as an alternative to reconstruction, the law has been revised mainly to increase the housing area, increase the number of house and allow the vertical extension for making remodeling costs. However, the remodeling is still not activated yet in the market. Therefore, this study analyzes the decision factors of apartment remodeling in Seoul metropolitan area based on Heckman two-stage analysis considering sampling error. Research findings indicate that the decision for remodeling is determined by the characteristics of the household, housing, and time-lapse variables. And also the number of household members, net assets, housing satisfaction, the 11-20, 21-30, and more than 30 years of building are identified as the significant variables as a result of remodeling choice probability analysis. It is noteworthy that the significant variables from then remodeling cost analysis are net assets, area, more than 30 years of building, and unit housing price. It is also notable that the policy, which extend the housing area to cover remodeling cost, are not actually effective to activate the remodeling, and the age in the case of elderly people in Seoul and Gyeonggi-do who are expected to have high net assets and income is not significant variables. This study is expected to provide more objective and reliable implication to the policy makers, the home owner and the investors on the decision making process related to the remodeling project.

The Effect of Parental Financial Support and Housing Loan on Newlyweds' Housing Tenure (부모의 경제적 지원과 주택자금대출이 신혼부부의 주택점유형태에 미치는 영향)

  • This study aimed to empirically analyze the factors that influence newlyweds' housing tenure. For this, a questionnaire survey was conducted among newlyweds living nationwide who had been married for 5 years or less and were under the age of 40. The results of the survey were empirically analyzed by applying various variables. With regard to parental financial support among the factors influencing newlyweds' housing tenure, the analysis results showed that the probability of owner occupancy was high among the households with parental financial support than among those with none, and the larger the size of the parental financial support was, the higher the probability that the newlyweds owned the house they were occupying. As for the housing loan variable, it was found that the probability of owner occupancy was high among the newlyweds with a housing loan than among those with none, and the larger the amount of the newlyweds' housing loan was, the higher the probability that they owned the house they were occupying. As opposed to what is generally recognized, however, the survey showed that the higher the ratio of dual earners is, the lower the owner occupancy probability due to the probability of job transition, etc. In addition, it was found that the probability of owner occupancy for the newlyweds living in Seoul was lower than that for the newlyweds living in other regions in South Korea. Accordingly, this study showed that appropriate levels of parental economic indicators should also be reflected in the stable housing support and loan policies for newlyweds in the context that the succession to their parents' fortunes is generalized.

  • The purpose of this study is to empirically investigate the experiences and subjective opinions of urban agriculture in order to explore ways to vitalize urban agriculture. More specifically, we divides environmental value into three categories of ecology, landscape, and participation, and defines a function of urban agriculture to improve environmental values related to the three categories mentioned above. The main results of the empirical analysis using the survey data are summarized as follows. First, the probability of gathering information about urban agriculture is higher in metropolitan cities than small cities, and the larger the residence size, the higher the probability of actual urban agriculture participation. Second, the positive response rate was high for the three categories of urban agriculture, while the negative response rate was high for the surrounding environment. The implications derived from the analysis are as follows. First, the opposite results of experiences of urban agriculture suggests that local governments should further promote urban agriculture-based investment policies. In addition, these policies need to be preceded by analysis of the characteristics of population groups in the region Also, it is necessary to improve the environment through urban agriculture.

The Use and Needs of Activity Spaces Near Housing Environments of Single Elderly Men Households in Korea (남자노인 1인가구의 거주지 주변 활동공간 이용실태 및 요구 분석)

  • This study aims to provide basic information about the policy and system improvements relevant to single elderly men, through an investigation concerning the use and needs of activity spaces near their housing environments. Eighteen single elderly men over 60-years-old living in Gunsan city of Jeonbuk province in Korea participated in in-depth interview, and the data were qualitatively analyzed. The results of the study are as follows: The social networks of the participants were focused on friends or colleagues, while mutual exchanges with their children were intermittently undertaken. Natural networks of the elderly were formed mainly in third places, such as parks, restaurants, or community facilities, and about a half of the elderly participants had no spatial needs, and the rest required spaces for meal services, the elderly living community, jobs, leisure/hobby activities, or facility improvements. The elements influencing use of activity spaces were access from the residence, health, social networks, and economic conditions. The results suggest the following: Exercise or leisure facilities supporting elderly mobility should be set up close to their residential environments. Senior facilities centered on systematic supports and shuttle buses circulating around the places that the elderly visit frequently should be considered. On the other hand, regular maintenance and education on residents' proper use of the facilities, and sufficient information and fee discounts for the general programs are needed so that the elderly could interact with the younger generation. From a public perspective, a rational system and policy based on understanding single elderly men's needs should be prepared for provision and management of the activity space.

Increased Youth Single-person Households and Solitary Deaths realized by College Students (대학생이 인식한 청년 1인 가구 및 청년 고독사 증가 현상)

  • The study conducted a Focus Group Interview (FGI) on college students to identify single-person households and Solitary Deaths of single-person households recognized by college students. This can be provided as basic data to address problems in single-person households and social problems such as future youth solitary death and will contribute to building a social safety net. This study conducted FGI to analyze data for five fourth graders majoring in social welfare. In the case of involuntary independent living, the high poverty and unemployment rate of single-person households was cited as the cause of economic instability, housing problems and emotional relationship formation. He said that he thinks about young loneliness because he has vague fears about what happens in the media and what can happen to them. As the number of young single-person households will inevitably increase in the coming months and economic difficulties are the biggest problem and the biggest cause of young solitude, institutional support is needed first, especially for housing costs.
