Satisfaction on the residential environment is a major factor influencing the choice of residence and migration, and is directly related to the quality of life in the city. As online services of real estate increases, people's evaluation on the residential environment can be easily checked and it is possible to analyze their satisfaction and its determining factors based on their evaluation. This means that a larger amount of evaluation can be used more efficiently than previously used methods such as surveys. This study analyzed the residential environment reviews of about 30,000 apartment residents collected from 'Zigbang', an online real estate service in Seoul. The apartment review of Zigbang consists of an evaluation grade on a 5-point scale and the evaluation content directly described by the dweller. At first, this study labeled apartment reviews as positive and negative based on the scores of recommended reviews that include comprehensive evaluation about apartment. Next, to classify them automatically, developed a model by using Bidirectional Encoder Representations from Transformers(BERT), a deep learning-based natural language processing model. After that, by using SHapley Additive exPlanation(SHAP), extract word tokens that play an important role in the classification of reviews, to derive determining factors of the evaluation of the residential environment. Furthermore, by analyzing related keywords using Word2Vec, priority considerations for improving satisfaction on the residential environment were suggested. This study is meaningful that suggested a model that automatically classifies satisfaction on the residential environment into positive and negative by using apartment review big data and deep learning, which are qualitative evaluation data of residents, so that it's determining factors were derived. The result of analysis can be used as elementary data for improving the satisfaction on the residential environment, and can be used in the future evaluation of the residential environment near the apartment complex, and the design and evaluation of new complexes and infrastructure.

The apartment market in korea is rapidly changing from the producer-oriented market to the customer-oriented market. This means the user's perception of the apartment changed, so the pattern of purchase also changed. The apartment house enterprises should use the method of well grasping the purchase intention of the customers, and then satisfying buyer's need to study the marketing strategy. Seeing from the circumstances, the purpose of study is not just the real estate, and on the basic of preceding studies about the marketing field also should analysis what kind of influence the housing environment gives to the standard of the housing value and housing satisfaction, and what kind of influence the standard of the housing choice criteria gives to housing value, housing satisfaction and Repurchase Intention, and what kind of influence this kind of housing value and housing satisfaction gives to the Repurchase Intention. And also should give some suggestions for strengthening the competitiveness of the apartment house enterprises later.

Recently, the housing problem has been recognized as a matter of housing supply with a certain environmental level and not simply a matter of handing as a quantitative problem, and the demand for pleasant residential environments and requirements for residential environments are increasing more and more. However, it is necessary to establish the directions for improvement of the residential environment according to the house type, as the requirements and levels of satisfaction differ. This study aimed to deduce the level of resident satisfaction with the residential environments according to house type, and determine the direction for improvement of the residential environment. To achieve this, the difference between the house types was analyzed through ANOVA analysis and T-Test, and the major factors on the improvement direction of the residential environment were derived through Action-grid analysis.

본 연구는 대전시 도시 및 주거환경정비기본계획이 수립된 지 2년여가 경과하였고 목표연도(2010년)가 다다른 시점에서 도시재생 취지에 맞게 도시 및 주거환경정비예정구역을 평가 분석하고, 도시 및 주거환경정비사업의 한계를 해결하기 위해 도시재생을 위한 도시 및 주거환경정비사업으로 유형화의 필요성에서 출발한다. 이를 위해 첫째, 도시재생 관련 선행연구와 도시재생 사례 분석을 통해 도시재생의 유형을 도출하였다. 둘째, 대전시 도시 및 주거환경정비사업에 대해 분석한 후, 기존의 물리적 환경에 의해 구분되는 도시 및 주거환경정비사업의 문제점을 도출하였다. 끝으로 도시재생의 취지에 맞도록 물리적 환경뿐만 아니라 사회, 경제, 문화적 환경의 특성을 고려하는 도시 및 주거환경정비사업의 유형화 방안을 제시하였다.

[ $\circ$ ] 한국주택협회는 주거환경이 열악한 광명시 철산지구 등 10개지구를 주거환경개선지구로 새로이 추가하여 지정하였다. 주거환경개선지구로 지정된 이들 지구는 시장 등이 수립하는 개선계획에 따라 소방도로 등 기반시설의 정비와 아울러 기존의 주택을 개량하거나 새로이 공동주택을 건설하게 되며 이때, 정부에서는 한국주택은행을 통하여 호당 1,400만원까지 장기저리의 자금을 융자지원하게 된다. $\circ$ 도시영세민이 거주하는 불량주택밀집지역에 대하여 시행하는 이 사업은 ''92. 4. 14 현재 199개 지구가 사업지구(주거환경 개선지구)로 지정되었고 개선계획이 확정된 73개 지구에서는 이미 사업이 활발히 진행되는 등 호조를 보이고 있다. $\circ$ 정부는 ''99년까지 전국 502개 지구에 대한 주거환경개선사업을 완료하여 ''달동네''를 살기 좋은 주거단지로 조성할 계획이다.

This study examined the residential environment of public rental housing by type at a microscale, using ANOVA and multinominal logistic models, based on the minimum and specific housing standards. The key findings are as follows. First, it was confirmed that each type of public rental housing, as well as resident characteristics, varied in meeting the minimum and specific housing standards. Second, Happy House turned out to have the worst residential environments, as a high proportion of this type did not meet the minimum housing standard and the remaining specific standards, excluding facility standards. Third, among permanent rental, national rental, and purchase/jeonse rental housing types, permanent rental housing was poor by the minimum housing standards, and area and room standards, while purchase and jeonse rental housing types showed a high proportion of failure to meet structural, performance, and environmental standards. Fourth, it was confirmed that purchase/jeonse rentals had higher rental anxiety than other types of public rental housing. In particular, anxiety about rent increases and the loss of deposits was high. These findings suggest that public efforts are called for to improve the residential environment through tailored support, depending on the type of public rental housing.

본 연구는 주거의 근린 환경이 청소년의 인성 특성과 어떠한 관계가 있는지를 비교, 분석해 봄으로써 바람직한 주거 환경을 조성하는데 기초적인 자료를 제공하고 청소년들의 건전한 성장과 올바른 자아실현을 위한 바람직한 교육 환경으로써 주거 환경 방향을 제시하고자 하는데 그 목적이 있다.

본 연구에서는 도시, 농촌, 어촌지역 주민들의 주거만족도와 지역사회 및 생활환경 만족도를 비교 측정하고자 하였다. 이 연구의 특성은 지역을 하나의 통제변인으로 분석에 포함시켜 제변인들의 영향력의 방향과 정도를 파악하고자 하였다는 점이다. 자료는 1993년 6월 부터 1994년 6월 동안 488명의 주부를 대상으로 수집하였으며, 대구에 거주하는 주부 254명과 경북권내의 영천과 청도 등의 농촌지역에 거주하는 주부 124명, 그리고 한산도 섬내에 거주하는 주부 110명을 대상으로 각 가정을 방문하여 면접법을 실행하였다. 회귀분석을 실행한 결과, 주거만족도에 영향을 미치는 변인은 주거비와 주거소유형태였으며, 거주하고 있는 지역사회와 생활환경에 대한 만족도가 증가할수록 주거만족도도 증가하는 것으로 나타났다. 지역을 고려할 때, 도시거주자의 주거만족도가 농촌이나 어촌거주자의 주거만족도 보다 높은 반면 지역사회에 대한 만족도와 생활환경 만족도는 농촌거주자와 어촌거주자가 도시거주자보다 더 높은 것으로 나타났다. 본 연구의 결과는 지역을 고려한 주거정책 관련 프로그램 개발을 위한 기초자료로 이용될 수 있으리라 사료된다.

This study utilized CART algorithm, a decision tree analysis method, to comparatively analyze factors affecting housing and residential environment satisfaction by region using data from Ministry of Land, Infrastructure and Transport's housing survey in 2020. First, in terms of residential environment satisfaction, accessibility to medical facilities and school district showed higher importance in metropolitan cities and areas compared to other regions, whereas safety from accident showed the opposite trait, showing difference between region. Second, housing characteristics were important in housing satisfaction, indoor environment level satisfaction and indoor safety and hygiene being important in almost all regions, while residential environment characteristics were more important in residential environment satisfaction and influencing factors were relatively evenly distributed. In order to generalize these regional characteristics, research using time series data needs to be conducted later.

스마트 스페이스들이 주거환경에 적용되면서 많은 주거환경들이 스마트 홈으로 구축이 되고 있다. 이러한 스마트 홈에서는 주거민의 편의성과 안락함을 추구하는 방향으로 다양한 연구가 이루어지고 있다. 본 연구에서는 이러한 스마트 홈 환경에서 주거환경을 제어하기 위한 새로운 User Interface를 제안한다. 제안하는 인터페이스는 스마트 홈에서 가장 활발하게 사용될 수 있는 홈 서버와 개인의 스마트 폰에서 동작하게 되며 이러한 각각의 환경에 적합한 인터페이스를 설계하였다. 이렇게 설계된 인터페이스를 사용자 테스트를 통하여 검증하였으며 이에 대한 결과와 정성적인 평가 결과에 대해서 기술한다.
