본 연구의 목적은 소비자인 각 가구의 주거 서어비스에 대한 다양한 수요가 나타난 주거 이동 주기를 규명하므로 수요자의 다양성에 의한 주택공급 정책의 접근시 기본 자료로 활용될 수 있도록 체계적 근거를 마련하고자 하는데 있다. 연구의 목적을 달성하기 위하여 연구의 틀을 형성하여 국토개발 연구원의 자료를 이용하여 실증 분석 하였다. 본 연구의 자료는 서울의 1620가구를 대상으로 하였고 SPSS와 LIMDEP을 이용하여 기초분석외의 판별분석, 로짓분석등을 이용하였다. 본 연구의 결과는 다음과 같다. 사회계층과 가족 생활 주기에 따라 주거 이동 동기와 주거 이동 형태가 달랐다. 하류계층은 강요된 이동동기가 많았고 수평 또는 하향 이동의 형태로 이동하였다. 중류 계층은 조정적 이동동기가 많았고 다른 계층에 비해 상향 이동이 많았다. 상류계층은 다양한 이동 형태를 가지고 있으며 특히 주거 시설 수준 면에서 상향이동을 하였다. 주거이동주기 유형을 파악하기 위하여 모델이 개발되었고, 모델에 의해 사회계층에 따라 상이한 유형이 나타났으므로 수요자의 다양성에 의한 주택 공급 정책이 필요함을 제시사해준다.

부동산 경기 침체 이후 주택 시장의 패러다임에 변화가 예견되고 있다. 국민 소득 2만 불 시대를 앞두고 있고, 30년 남짓 아파트 형태의 주거 공간에 식상해 있는 수요자들이 차별화된 주거 공간을 원하고 있기 때문이다. 경기 침체기에도 수요자들의 이목을 끌고 있고, 불황 이후 빛을 볼 것으로 예견되는 대표적인 주거 단지 3곳을 소개한다.

The purpose of this paper is to predict the future changes of housing through the Delphi technique. The targets to predict were set by housing type, housing space, housing demand, and architectural technology. The results were as follows: ① The influences of social and value perspectives on the change of housing type, space, and demand would be high, on the other hands, the influence of political perspective would be low. ② In terms of housing type, the increase in demand for downsizing housing for high-rise buildings and the possibility of realizing remote medical support services and homecare using big data are highly predicted. That is, ③ it is anticipated that IoTs will have a significant influences on future housing changes, and ④ enactment of co-housing and related laws by the sharing economy, services for maintenance through the supply of high-rise and high-density homes, housing support for residents, and advanced lease markets by developed architectural technology are expected as anticipated forms of future housing.

직장과 주거지가 근거리에 위치한 주거지가 도시만들기의 인기를 모으고 있다. 복잡하고 주거 환경이 쾌적하지 않을 것이라는 편견 대신 주변에 쇼핑 및 생활 편의시설, 문화.예술.공연 시설 등이 대거 들어서 편의성이 뛰어날 뿐만 아니라 다이내믹한 라이프스타일을 즐길 수도 있다. 오감을 만족시키는 도심 속 주거 공간, 역삼동 개나리 푸르지오가 수요자들과 입주민에게 관심을 받고 있는 이유다.

The paradigm of the housing policy has been transformed from housing supply to housing welfare, from the policy of housing quantity expansion to the policy of customized housing welfare. The Housing Act was newly enacted to realize the new paradigm of the housing policy. The Act establishes the role of the Housing Welfare Centers in the housing welfare delivery system, but they have some difficulties in doing their role because of limited amount of centers and their manpower. The desirable and efficient model of housing welfare delivery system, therefore, is that the demand of housing welfare is discovered on local base, and that demanders can be provided housing welfare service connected to local governments or neighborhood housing welfare centers. To do so local communities should be established and activated, and the needs of housing welfare service also be discovered. This study is a exploratory one on communities' role in housing welfare delivery system in spite of some limitations based on existing theories and studies, and is significant as a new trial.

This study aims to predict the land use demand of Seongnam-city using system dynamics and to simulate the effect of changes in family structure and land use density adjustment policy on land use demand. This study attempted to construct causal loop diagrams and an analysis model. The changes in land use demand over time were predicted through simulation results. As a result of the analysis, as of 2035, an additional supply of 2.08 km² for residential land and 1.36 km² for commercial land is required. Additionally, the current supply area of industrial land can meet the demand. Three policy experiments were conducted by changing the variable values in the basic model. In the first policy experiment, it was found that when the number of household members decreased sharply compared to the basic model, up to 7.99 km² of additional residential land were required. In the second policy experiment, if the apartment floor area ratio was raised from 200% to 300%, it was possible to meet the demand for residential land with the current supply area of Seongnam-city. In the third policy experiment, it was found that even if the average number of floors in the commercial area was raised from four to five and the building-to-land ratio in the commercial area was raised from 80% to 85%, the demand for commercial land exceeded the supply area of the commercial area in Seongnam-city. This study is meaningful in that it proposes a new analytical model for land use demand prediction using system dynamics, and empirically analyzes the model by applying the actual urban planning status and statistics of Seongnam-city.
