  • Consideration of influential factors through division of capital market sector and interest rate sector to find and resolve the problems in current housing market and leasing market will become an important index to prepare measures for stabilization of housing sales market and housing lease market. Furthermore, a guideline will be provide you with preliminary data using Big Data to prepare for sudden price fluctuation because expected economic crisis, stock market situation, and uncertain future financial crisis can be predicted which may help anticipate real estate price index such as housing sales price index and housing lease price index.

  • This study suggests a reliable risk diagnosis system on the lease deposit, as one of main functions for a real estate information system. A previous system adopted a method where a user should input all required data and the program just performs a simple calculation to provide the results to users. Such a methodology makes a user feel uncomfortable and reduces the reliability for the risk diagnosis of the lease deposit. Therefore, the suggested method in this paper is to minimize the data input by users and to provide a proper sale price to users based on the existing raw data and the statistic court auction data. In addition to the risk diagnosis, it explains about some possible risk information and provides a way to control a risk so that a user can recognize any risk.

인터넷을 기반으로 한 지역 구축방안에 관한 연구

  • 흔히들 네트워크(network)들의 네트워크라 불리는 인터넷의 급속한 보급은 개별기 관들이 적은 비용으로 전세계에 산재해 있는 정보를 효율적으로 검색할 수 있을 뿐만 아니 라, 개별기관들을 전세계에 쉽게 알릴 수 있는 환경을 제공하고 있지 때문이다. 개별기관들 의 인터넷 접속은 ISP(Internet Service Provider)를 통해서 이루어진다. ISP는 IP 주소를 할 당해주고, 인터넷 접속서비스를 제공하는 업체로서 우리 나라의 경우 비영리업체로는 교육 전산망, 연구 전산망 등이 있고 영리업체로는 Kornet, Boranet, 아니네트 등이 있다. 구미 선진국의 경우 지역기관들을 대상으로 하는 ISP가 설립되어, 인터넷을 이용한 지역정보화의 견인차 역할을 담당하고 있다. 즉, 지역 기관들이 일정한 지분을 참여하여 ISP를 설립하고, 이에 가입한 지역 기관들에 저렴한 가격으로 인터넷 접속 서비스를 지원하고 있다. 이러한 지역 ISP의 설립은 지역적 특성을 반영하여, 지역 중소기업의 정보화라던지 지역교육기관의 정보화 등과 같은 특정한 목적 달성을 위해 효율적으로 활용될 수 있다. 본 연구는 ISP에 대한 현황을 알아보고, 지역 ISP의 설립을 통한 인터넷 접속의 효율화 및 특정 목적을 위한 ISP에 발전방안을 제시하기로 한다.

Cost.Benefit Risk Based Purchase Pricing Process Model for Feed in Tariffs of Photovoltaic Power Projects (비용.수익 리스크 기반 태양광사업 발전차액지원 기준가격 산정 프로세스 모델)

  • Since the cut-down of the purchasing price of the feed in tariff(FIT) in 2008, the numbers of photovoltaic projects get decreased, contrary to investment expansion policy of government on renewable energy. The root cause of the decrease is the irrationality of the current purchasing price structure of FIT as well as the adversity of fund raising due to the global financial crisis. This study proposes the FIT calculating model (Cost & Benefit Risk Based Purchase Price Process : CBRP3) reflecting the fluctuation of cost and benefit risks. The first step is to establish the photovoltaic generation alternatives, and to calculate each distribution data of the investment and the power generation quantity. The FIT for each alternative is, then, assessed through simulations. Finally the proposed FIT scheme is compared to the present FIT scheme and future study subjects are derived.

Comparison of the forecasting models with real estate price index (주택가격지수 모형의 비교연구)

  • It is necessary to check mutual correlations between related variables because housing prices are influenced by a lot of variables of the economy both internally and externally. In this paper, employing the Granger causality test, we have validated interrelated relationship between the variables. In addition, there is cointegration associations in the results of the cointegration test between the variables. Therefore, an analysis using a vector error correction model including an error correction term has been attempted. As a result of the empirical comparative analysis of the forecasting performance with ARIMA and VAR models, it is confirmed that the forecasting performance by vector error correction model is superior to those of the former two models.

Analyzing Spatial Correlation between Location-Based Social Media Data and Real Estates Price Index through Rasterization (격자기반 분석을 통한 위치기반 소셜 미디어 데이터와 부동산 가격지수 간의 공간적 상관성 분석 연구)

  • In this study, the spatial relevance between the regional housing price data and the spatial distribution of the location-based social media data is explored. The spatial analysis with rasterization was applied to this study, because the both data have a different form to analyze. The geo-tagged Twitter data had been collected for a month and the regional housing price index about sales and lease were used. The spatial range of both data includes Seoul and the some parts of the metropolitan area. 2,000m grid was constructed to consider the different spatial measure between two data, and they were combined into the constructed grids. The Hotspot Analysis was operated using the combined dataset to see the comparison of spatial distribution, and the bivariate spatial correlation coefficients between two data were measured for the quantitative analysis. The result of this study shows that Seocho-gu area is detected as a common hotspot of tweet and housing sales price index data. though the spatial relevance is not detected between tweet and housing lease price index data.

  • In the past, once apartments were built by housing construction companies, their presale went smoothly. Therefore, the developer and construction companies in Korea were extremely competitive in the housing market. However, when the 1997 foreign exchange crisis and 2008 global financial crisis occurred, the quantity of unsold new housing stocks rapidly increased, which caused construction companies to experience a serious liquidity crisis. This paper aims at analyzing the influence of Liquidity on the Housing Market before and after Macroeconomic Fluctuations using VECM. The periods from September 2001 to September 2008 and from October 2008 to October 2015, which were before and after the Subprime financial crisis, were set as Models 1 and 2, respectively. The results are as follows. First, it is important to develop a long-term policy for the housing transaction market to improve household incomes. Second, due to the shortage in the supply of jeonse housing, structural changes in the housing market have appeared. Thus, it is necessary to seek political measures to minimize the impact of transitional changes on the market.

Analysis of the Factors Affecting on Internal Population Migration in Seoul Metropolitan Area (수도권 도시유형별 내부 인구이동 영향요인 분석)

  • Seoul Metropolitan Area has been changed by fierce internal migration during the last several decades. To determine the regional structure, we analyzed the in-and-out migration pattern and main factors affecting the intense of mobility. The migration within metropolitan city and province shows that in Seoul, Songpa and Dobong Gu gained a large population, in Incheon, Namdong Gu experienced a huge population influx, and in Gyeonggi Province, Hwasung, Yongin and Paju city gained a great population. In Seongnam, Suwon city lost a lot of population. These population gains and losses came from mainly residential redevelopment projects in the metropolitan city and new land development projects in Gyeonggi Province. The main factors affecting the intense of mobility diverse from city characters. In central type cities, house price gets the more population influx. In job-housing balanced cities, total income growth rate, housing supply rate and roads cause in-migration. In bed-town type cities, the increase of housing supply rate and parks increase the population. In suburban type cities, business density, housing supply rate, housing, subway station number and educational facilities increase population from outside the city. So, we have to prepare more detailed urban and housing policy responses.

  • 최근 수십년간 세계는 정보화 시대를 향해 큰 걸음을 내딛고 있다. 다양한 기능을 갖춘 인쇄매체, 무선, TV, 데이터 프로세싱 및 통신분야는 경제와 사회에 보다 큰 영향을 주고 있다. 통신 기술 진보의 영향은 매우 결정적이다. 새로운 기반 기술의 발전과 기존 기술의 계속적인 향상은 통신서비스의 범위를 크게 확대하였고 통신의 편리함과 효율을 극대화하여 음성, 문자, 데이터, 영상 등을 망라하는 어떤 종류의 정보도 전세계적으로 교환할 수 있게 되었다. 또한 정보에 대한 수요도 급격히 증가하고 있다. 더욱이 통신기술의 급속한 발전으로 90년대에는 첨단 기능 실현이 가능할 것으로 보이면 결과적으로 저렴한 가격과 우수한 성능으로 미래 사용자의 요구를 충족시킬 것이다. 장기적으로는 광대역/ATM기술에 기반한 지능형 통합 네트워크로 귀결될 것이다.
