Model development for site selection considering the characteristics of LNG receiving terminal (LNG 특성을 고려한 저장기지 입지선정 모델 개발)

  • Recently, due to the increasing concern of environmental factors and low carbon usage, the use of natural gas has been inclining steadily. In order to meet the growing demand of natural gas, government have established strategies to secure the sufficient amount of gas that is mainly used by industries, power generation and residential use by constructing additional receiving terminals for Liquid Natural Gas (LNG). In the process of selecting the optimal site for the terminals, the characteristics of the terminals are not considered where the decision making is done through internal meetings or outsourcing. In respect to site selection, researches are done to derive the factors that are considered for optimal site selection. However, there have not yet been researches in creating a systematic model for analyzing the optimal site selection. To this aim, the paper aims to propose a model for site selection of LNG receiving terminals that considers the characteristics of the terminal construction. Total of 47 factors considered in site selection is derived through interviews with experts and analyzing the previous cases of site selection by various firms. Furthermore, the derived 47 factors are used for the survey for the previous LNG terminals in PT, IC, TY, SC and BR areas where the survey data is analyzed by factor analysis and multiple regression models to depict the optimal site. By applying the model for site selection, practitioners are able to make decisions for site selection in a systematic approach for new candidates of sites.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

Spatial Analysis of Bank's ATMs in Korea (은행 자동화기기(CD/ATM기)의 공간 분포에 관한 연구)

  • Based on a case study of bank's Automatic Teller Machines (ATMs) in Korea, this paper attempts to reveal dynamic changes occurring across the financial landscape with special emphasis on distribution pattern and location factors. Since the distribution of ATMs showed a concentrated pattern similar to that of bank branches, location quotients were examined to consider the effect of branches on ATM distribution. Furthermore, this study identified four factors that play pivotal roles in the location of ATMs. Compared to branch, location of ATM was more closely related to the population and demand factor, while the importance of local economy base and local economic power factor was reduced to some degree. This difference is attributable to the peculiar characteristic of the services offered by ATM. Lastly, demand factor turned out to be most influential in determining the ratio of ATMs to branches in each district, since lower deployment and operation costs allow ATMs to be more flexibly placed where demand for cash services is high.

Determining Factors on Small Food Service Business Performance (소상공인 외식서비스업체의 경영성과 요인에 관한 연구)

  • This study aims to examine factors affecting small food service business performance, which is assumed to be dependent primarily on its outskirt's residents. In contrast to the prior research, this paper measures saveral location traits as a separate service business success factor without including the factor in management factors. The empirical results show that small food service's sales can be determined significantly by business career in entrepreneurs' background features. Secondly, its sales can't be influenced by any psychlogical factors such as a desire of achievement, a propensity of risk taking and locus of control. It is assumed that questions about psychological traits based by the prior research do not suit for small food entrepreneur. Thirdly, qualified product have a significant effect on its sales. Finally, its sales can be significantly impacted by the number of customer chair.

Analysis of Residential Location Preference Factors by Characteristics of Households in the Case of Seoul Metropolitan Area Households : Comparative Analysis with the Case of Daegu·Gyeongbuk Households (수도권 가구의 가구특성별 주거입지 선호요인 분석 - 대구·경북 가구사례와의 비교분석 -)

  • The purpose of this paper is to analyze the residential location preference factors by households' characteristics in the case of Seoul metropolitan area households. The main results of this study are as follows. Firstly, residential location factors most preferred by Seoul metropolitan area households are accessibility of public transportation, followed by security and living environment. Therefore, we can see Seoul metropolitan area households prefer amenity and quality of life as residential location factors. Secondly, according to the results of AHP by age and household income, the residential location factors Seoul metropolitan area households prefer are different by age and household income. Thirdly, according to the results of comparative analysis between the case of Seoul metropolitan area and Daegu Gyeongbuk households, Seoul metropolitan area households more prefer safety and quality of life, on the other hand, Daegu Gyeongbuk households more prefer investment value of housing.

  • The purpose of this research is to analyze the influence of the regional location factors to the lifecycle of manufacturing firms in the Seoul Metropolitan Area. A firm has a lifecycle in common like a household. The firm's lifecycle is divided into 4 sections such as formation, dissolution, growth and decline for the manufacturing firms as light industry, heavy industry and high-tech industry. In addition, the regional location factors are divided into 4 categories. As a result of this research, there are differences for the statistically significant location factors. In addition, the value for the explanation ability of each multiple linear regression model (adj. $R^2$) was high in the formation and growth sections than in dissolution and decline sections. It means that the local governments need differentiated policies considering their regional characteristics for the location factors by firm's lifecycle when they established policies for industry or job. From the view point of the public sectors, it is much important to focus on formation and growth of firms.

The Analysis of Assessment Factors for Offshore Wind Port Site Evaluation (해상풍력 전용항만 입지선정 평가항목에 관한 연구)

  • The offshore wind farm is increasingly attractive as one of future energy sources all over the world. In addition, the capacity of an offshore wind turbine gets larger and its physical characteristics are big and heavy. In this regard, a special port is necessary to assemble, store, and transport the offshore wind systems, supporting to form the offshore wind farms. Thus, this study aims to provide a policy maker which evaluation factors can significantly affect to the optimal site selection of a offshore wind port. For this, Fuzzy-AHP method is applied to capture the relative weights. The results of this study can be summarized as follows. Five criteria in level I was defined such as the accumulation factor, the regional factor, the economic factor, the location factor, and the consortium factor. Of these, the accumulation factor(37.4%), the location factor(34.2%), and the economic factor( 24.5%) were analyzed by major factors. In level II, three assessment items of each factor were selected so that total fifteen items were formed. To sum up, the site selection of offshore wind port should consider the density of the wind industry, cargo volume of securing the economic operation of terminals, the development degree of offshore wind related industry, and the proximity to the offshore wind farms. In other words, the construction of offshore wind port should be paid attention to considering not only the proximity to offshore wind farms but also the preference of turbine manufacturing companies.

  • In general, most of the firms do not settle down in one place for their pursuit of profit. There are many reasons for the relocation of the firms; procurement of raw material, market area, transportation cost and housing cost. The aspect of national policy, firm relocation has been systemically promoted for the purpose of logistics system efficiency. Nowadays balanced regional development has been issue. Another aspect, many countries have struggled for the preoccupancy of new place because of its production cost saving and curtailment of expenditure. The aim of this article is qualitative and quantitative analysis of relocation influence factors of domestic goods firms in Korea. This article dynamically analyzed the relocation influence factors for domestic goods firms in Korea. For the analysis this article made use of complementary survey (2006) out of the 3rd national logistics survey (2005). The complementary survey conducted pre-business district, business period, relocation reason, etc. This article dynamically analyzed from the three aspects; observation of average residence time in one business district, relocation factors, influence of market area. Analysis shows that relocation of firm is very high rate and the reasons of relocation play compositeness role. The results of determinants of location, firms approach the established market area closely and the firm's relocation is influenced by market area.

A Comparative Study on the Location of grade 1,2,3 Automotive Repair Shops (1·2·3급 자동차 정비업체의 입지선정 비교)

  • This study helps to select the criteria for the location automotive repair shops and suggests the optimum location. The weights representing relative importance of each criterion were calculated by using AHP(Analytic Hierarchy Process). Actually most of the location of automotive repair shops have been selected depending on decision makers' experience though very high initial costs are incurred. Also while studies have been done on the location of the smaller shops whose initial costs are low and service activities are simple, studies and cases on the location of automotive repair shop were not done and found before. This study helps to draw the weights of the criteria for the location of each one of grade 1, 2, 3 repair shop and compare and analyze them. As a result, it is found out that there is some differences between factors significantly considered when selecting the location of each repair shop. This study has significance of suggesting scientific methods to reduce risk in the decision making related to location of repair shop.

Effects of Hospital Location Strategy and Internal Competence on Reintegration Intention -Adjustment of Hospital Types- (병원의 입지전략과 내부역량이 재이용의도에 미치는 영향 -병원유형의 조절효과-)

  • This study analyzed the relationship between re-applications and the degree of re-applications under the assumption of a complex interaction between the location strategy and the internal capacity of a nursing home. The results of the study are as follows. First, although the relative influence on re-use is greater in hospital internal capacity (${\beta}=0.303$) than in hospital location strategy (${\beta}=0.313$) both factors have a statistically significant effect on the degree of re-use. Second, the importance of location strategy was found to be more important for rehabilitation-enhanced nursing hospitals than for general care (${\beta}=0.43$). It is suggested that detailed preparations should be made based on factors such as location marketability, traffic infrastructure, building sales, and medical concentration. Third, internal hospital capacity did not show any adjustment effects due to hospital type, and it was confirmed that both were important factors for general care and rehabilitation-enhanced hospitals.
