An Analysis on the Characteristics of Energy and Water Consumption in Urban Rental Apartment (도심(都心) 임대(賃貸)아파트의 에너지 및 상수(上水) 소비(消費) 특성(特性) 분석(分析))

  • To solve the lack of housing, our country has supplied an enormous volume of apartments, and these days it occupies 75% of our buildings. As apartments occupy most of our housings, the rate of energy usage from them are also high. On this, setting apartment energy reduction as a target, by researching the actual conditions of energy consumption and drawing a basis data, we can apply this as a way of saving energy, rationalization of the scale of energy supply facilities and a standard when planning facilities. To grasp the present condition of energy usage of the urban rental apartment, this research analysed the use of electricity, gas and water monthly and annually of a rental apartment that is located in Daegu. The results showed that in 2003 the electricity usage was 1,198MWh but 1,315MWh in 2007, which means 9% of electricity usage increases every year. The average of water usage was $85,072m^2$ per year and they used $604.2MJ/m^2$ Typical energy consumption unit on $74.4m^2$ of area and $448.8MJ/m^2$ on $105.8m^2$. By showing the usage of energy and water of the urban rental apartment, understanding the tendency and preparing an Typical energy consumption unit standard through this research, apartments should use energy more efficiently.

Dimensions of Community Capacity: A Case of a Resident Committee in a Public Residence Lease Apartment Complex in Seoul (지역사회 역량의 구성 영역 - 서울시 임대아파트 임차인 대표회 사례 -)

  • Objectives: This paper aims to identify the dimensions of community capacity in a public residence lease apartment complex in Seoul as a case study, and discusses their application to community health promotion. Methods: The research team performed a focus group interview and a brief survey with resident committee representatives to explore community context and to identify the dimensions of community capacity and their order of priority. Results: We identified many groups with different senses of community and various dynamics in the community. Seven dimensions of community capacity were identified. However, there are different developmental stages among them. Also there are some influences with the different directions in a dimension, e.g. leadership and citizen participation. Conclusions: This study illustrated the identification of the dimensions of community capacity focused on the perspective and recognition of the community and community member, as an effort to understand community capacity in domestic community health promotion context.

  • This paper shows a reasonable diversity factor, that was made by the systematic and statistical way considering actual conditions, such as investigated contract power and peak power for the last 5 years of each customer for 20 Lease Apartment. In this paper, it is necessary to analyze the key features and general trend from the investigated data. It made an analysis of the feature parameters, such as average, standard deviation, median, maximum, minimun and thus it was carried out by the linear and nonlinear regression analysis. The standards of demand, diversity, and load density are necessary to create the design of a transformer capacity that is seldom presented in terms for academic study.

  • 정부는 지난 5월 10일 '주택거래 정상화 및 서민 중산층 주거안정 지원방안'을 발표했다. 이번 지원방안은 주택시장 과열기에 도입했던 규제들을 정상화해 시장기능이 원활히 작동하도록 하는 한편 실수요자들의 내집 마련 지원을 확대하고 중소형 임대주책 공급 등 서민 주거안정을 강화하는 것이 핵심이다. 여기에는 $\bigtriangleup$강남 3구에 적용되던 투기지역 지정 해제 $\bigtriangleup$일반공공택지내 분양권 전매제한 기간 2년으로 단축 $\bigtriangleup$민영주택 재당첨 제한 사실상 전면 폐지 $\bigtriangleup$양도세 비과세 대상 주택보유기간 2년으로 단축$\bigtriangleup$2년 미만 보유주택에 부과하던 중과세 세율 부담 완화 등이 포함됐다. 또 자금지원과 중소 임대주택 공급확대를 위해 $\bigtriangleup$우대금리 보금자리론 지원대상 및 한도 확대 $\bigtriangleup$생애최초 주택구입자금 확대 $\bigtriangleup$동일인 대출보증 한도 증액 $\bigtriangleup$세대구분형 아파트 적용 범위 확대 $\bigtriangleup$2~3인용 도시형생활주택에 대한 주택기금 지원한도 증액 $\bigtriangleup$1대1 재건축 주택규모 제한 완화 등도 담겼다. 그러나 이번 대책에는 건설 부동산시장이 고대했던 DTI 규제 완환 방안은 가계부채 증가에 대한 우려 때문에, 취득세 추가 감면 조치는 지방자치단체 재정난에 대한 우려 때문에 포함되지 않았다.

  • This study is to analyze the social integration plan characteristics of public rental housing community facilities in England, Singapore and Korea. The purpose of this study is to present the direction of social integrated community facility planning and management system for the revitalization of the Korean public rental housing community. To this end, similarities and dissimilarities are derived by comparing cases of community facilities in apartments. Methods of this study include literature survey, analyzed government web sites in overseas cases. Also domestic cases are analyzed qualitatively through field visits, expert interviews, and internal data review. The results of this study are as follows: First, various community facilities plans are needed to accommodate the role of private and public spaces. Second, activate the professional community facilities operation system with public-private cooperation. Third, Community facilities should be planned as local infrastructure.

  • Health care services in a residential area would accelerate the aging in place. In addition, these changes would play a key role in terms of reducing healthcare costs and leading a healthy lifestyle. The purpose of this study draws the design methodology of community facilities and each dwelling with healthcare services in apartment complex, which the elderly people will enjoy a better health status. This paper presents the result focused on the welfare building in Gayang 7th apartment complex. The intention to receive healthcare services was investigated by occupants. Moreover, design requirements were drawn through in-depth interviews and the state observation to use the service. In the complex, stronger intention to serve the u-Healthcare services was shown to the pre elderly group than the elderly. Both of them had a problem to use and keep the health equipment due to the fact there is not enough space in the unit. Reporting the observation results, the upright-posture furniture attaching the healthcare equipment and the equipment storage should be prepared in the unit. In the public space, the program for these healthcare services can be divided into three parts, i.e. the health status measurement, the healthcare, and the service connected to the surrounding facilities. The health status measurement can be the basic to the health services and its function should be gradually extended. In the complex, the hybrid type with various functions could be applied owing to a new building for welfare; moreover, semi-independent user should be able to receive the home healthcare service.

A Study on the Dynamic Correlations between Korean Housing Markets (국내 주택시장의 동태적 상관관계 분석)

  • Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.

  • The purpose of this study is to investigate the method on improving the frequency of use and satisfaction rate of the community facilities and to evaluate relation between improving the frequency of use and satisfaction rate of the community facilities and improving the sense of community in apartments. The research subjects of this study is the four public lease apartments which is built around same period with same design guide. The survey method is a questionnaire survey, a experimental study, focus group interview, an analysing drawing. The result of study is as follows. The first, the frequency of use and satisfaction rate have been effected by the operation management system as well as the physical circumstance. The second, The frequency of use and satisfaction rate of the community facilities have had positive correlation with sense of community. The third, multimedia room and conference room with low usability need to change a multipurpose space such as cafe, classroom for learning on artistic topic with high demand from occupant. Finally, a mindset shift is required for architects to inspire community facilities as an important mediated space improving the sense of community by suggesting spaces for leisure and hobby activities.

Analysis on the Apartment Investment Performance (지역별 아파트 투자성과에 관한 분석)

  • The purpose of this study is to analyze the apartment investment performance including the risk and to verify the presence or absence of regional characteristics. This study made an analysis on the apartment investment performance by dividing it into long and short-term basis. Data collection period is 10 years from 2002 to 2012 and target area includes Gangnam and Gangbuk (southern and northern area of Seoul) and 6 metropolitan cities. For evaluating the investment performance, this study used the earning rate of 5 year 1st class national housing bond as the risk-free rate of return and 1~2 year interest rate of fixed deposit for calculating lease profit. The results of study are as follows, Treynor's Index was used in long investment performance evaluation because of regional characters non-existing in Seoul and Incheon whereas Jensen's Index was used in evaluating because of regional characters existing in 5 metropolitan cities. And Jensen's Index was used in short-term evaluation of all districts as existing regional characters in all districts. Short-term performance considering regional characteristics yielded different results of simple evaluation. Therefore, in case of simple rate of return to evaluate the performance, the recognition of that can be distorted.

Measuring Economic Values of Amenity Services from Urban Greenspaces in the Seoul Metropolitan Area Using Choice Experiments (선택실험을 이용한 서울 도시녹지 어메니티의 경제가치 평가)

  • This paper reports novel empirical results of a choice experiment that elicited the economic values that residents in the Seoul metropolitan area place on the amenity services realized from the landscape views and accessibilities to urban green spaces (i.e., mountains, rivers and urban parks). The 1,000 respondents in the sample were divided into two residential of housing types (apartments vs. houses) and occupancy types (owners vs. tenants). Residents living in apartments are willing to pay an average of 28% (5.0 million KRW per year) above the current housing prices per household for a mountain view, compared to an apartment view from their living room. Their willingness to pay values are about 22% (4.0 million KRW per year) and 10% (1.8 million KRW per year) respectively for a river view and a urban park view. Economic benefits of having access (i.e., a 10 minutes working distance) to mountains, rivers and urban parks are estimated to be an average of 16% (2.9 million KRW per year), 20% (3.6 million KRW per year) and 18% (3.2 million KRW per year), respectively, above the current housing prices per household. On the other hand, access benefits for those residing in houses are 18% (4.7 million KRW per year), 16% (4.1 million KRW per year) and 22% (5.6 million KRW per year) per household, respectively. They are also willing to pay an average of 35% (8.9 million KRW per year) above the current housing prices for keeping or having a garden or vegetation bed. Furthermore, a strong "greenspace premium" is centered around the three Gangnam districts for house-dwellers, whereas it is areas of "new real estate boom" for apartment dwellers.
