본 연구의 목적은 한국에서 장래에 이루어질 노인주거연구의 주제를 예측할 수 있도록 일본, 미국, 한국의 노인주거연구의 경향의 차이를 파악하고 비교하기 위한 것이다. 본 연구는 세나라에서 1940년대부터 1990년대 현대까지 발표된 노인주거연구에 대한 학술지와 논문을 분석함으로써 이루어졌다. 세 나라에서 전체 772편의 논문을 수집하여 이를 발표된 연도와 주제에 따라 분류하였다. 본 연구는 일본과 미국의 연구 경향의 특징을 별도로 발표한 후속 연구이다. 일본에서는 1950년대에 노인주거에 대한 연구가 시작되어 80년대 후반에 절정을 이루었으며, 그 이후로 서서히 관심이 줄어들고 있는 추세이다. 일본에서의 주요 주제는 노인홈과 노인시설내의 주 생활조사, 3대 동거 주택, 유료노인홈과 노인시설의 소비자 문제등이다. 미국의 경우, 노인주거의 연구는 일본보다 빠른 1940년대에 시작되어 70년대와 80년대에 걸쳐서 다른 때보다 더 많은 연구가 발표되었다. 주요주제는 1970년대부터 80년대에는 노인주거와 노인시설에 집중되어 있었으나 80년대 이후에 노인주거의 연구방법과 노인주택정책방향으로 관심이 바뀌고 있다. 한국에서의 노인주거에 대한 연구는 세나라 중에서 가장 늦은, 1970년대 후반부터 시작되어 80년대 후반 이래로 그 관심이 점점 증가하고 있다. 한국에서 가장 관심이 있는 연구대상의 하나는 일본과 마찬가지로 기혼자녀와 노부모와의 동거주택에 대한 주제이다. 이상 세나라의 연구주제에서의 차이점은, 한국과 일본에서는 모두 노인주거와 연구방법 분야에는 비교적 관심이 적은 반면, 미국에서는 3대동거주택에 대한 관심이 적은 것이다. 일본과 미국 두나라에 비하여 한국에서는 노인주거 연구에 있어서 아직까지 다양한 주제를 발견하기 어려운데 그 이유는 한국에서는 노인주거에 대한 구체적인 개발이 아직까지 이루어지지 않아서 노인주거에 대한 경험도 많지 않기 때문이라고 생각된다. 앞으로 한국에서도 노인주거가 개발된다면 그 후에는 보다 다양한 연구주제가 나타날 것이라고 기대된다. 예를 들면 노인거주시설의 질적인 비교, 특수한 형태의 노인주거에 대한 요구, 노인주거내의 주생활조사나 평가, 노인을 위한 설비의 디자인 등에 관한 연구들을 생각해 볼 수 있다.

우리나라의 평균 수명이 77.5세로 지난 20년새 8.4세가 늘어난 것으로 나타났다. 이 같은 고령화 사회의 진입은 저출산 문제와 맞물려 우리나라의 산업전반에 큰 영향을 끼치고 있으며, 특히 노령화에 따른 주거의 변화가 빠르게 이루어질 전망이다. 절대 평균수명(2005~2010년)으로 세계 제일을 자랑하는 일본의 경우 '유료 노인홈'이나 '공동간호형 특별보호 노인홈' 등 다양한 주거시설을 채택, 고령화 인구의 유입을 꾀하고 있다. 본지에서는 日經아키텍쳐에서 "고령자 복지시설의 트렌드가 하루가 다르게 변한다"고 진단하고 '고령자 주거의 바람직한 모습'을 제시한 특집 '고령자 주고'를 통해 일본 실버주택의 현주소를 점검해 본다.

By 2019, Korea is expected to be an aged society, age group of 65 and older being over 14% of the total population, considering their rapid increase today. The number of the elderly living alone or with his or her spouse will grow more and more. So this study was intended to find out the characters of elderly gathering houses in Japan through case study. The survey was taken by literatures and interview taken from the managers of the houses. It was selected the company which had branched 17 buildings all over the nation. There are three types in units in the building. One is self-supporting life house type. The other is personal care senior house type. Another is complex community house type. And the house have pointed on the participation in community. The company has attached great importance to form the co-operation network with the residents being shared same building. And it has aimed that the residents would feel being alive in their home.

By considering research trend how flow of elderly welfare policy of Japan, which experienced an aging society already, has changed and developed and characteristic of living environment, this study has its purpose to offer basic data to be helpful for finding out direction of Korean future elderly care facility. Way of study worked with only Special Nursing Home and Group Home where elderly with dementia mainly lived among researches of elderly welfare facility published in proceeding of Architecture Planning Engineering of Japan from Jan, 1990 to Sep, 2006. And the number of example of analysis was total 69. The result was classified by year, facilities, and keyword and this study has its focus on discussion of space planning element requested as living environment.

In recent study, we are referencing the necessity by examining the environment for housing policies for elderly Koreans. In reality, Japan, who is ahead of our country, has already experienced and is currently in progress for the aging society. They have developed a profound housing policy under all circumstances with the change of aging society. There forth, we are in progress of examining the series of helpful characteristics being presented by Japan, and how they have expanded and improved their housing support services. Our country must clearly ensure a resolution for investigating a new direction in housing policy and housing support services by learning through the development process of Japan's housing support services for the aging society. For instance, Japan have provided housing policy in both housing and welfare for senior citizens. Recently, the reason they are well adjusted for housing and welfare linked with special care and supportive living services and being skillfully focused on the maintenance policy is because they have great implications on how to successively organize housing policies for the aged society. Recent studies show preferred living arrangement and housing policy of the elderly for stabilization in the aging society. First, must be aware of the leading factors for housing in later life, organize dwelling patterns for diverse characteristics and give consideration for future life plans. Second, must continuously maintain an accessible environment in all community levels without changing the required services in their livelihood by adjusting to diverse changes for the aged. In addition, must organize flexibility in choice following these housing-support services for the elderly's desire and self reliance which raises profound questions on cultural policy.

In Korea, the elderly support has been accomplished by the families in the extended family system with the influence of the transmigration and the confucianism thought. But in Korea the drastic changes of society such as, the growth of the elderly pollution, the urbanization, the decrease of the birth rate, the increase of the working women, the growth of the nuclear families, etc., make the family difficult to take care of the elderly. Therefore, some people insist on the construction of the elderly home as the way to solve the elderly problems and some of corporations including profit-organizations are ready to participate the construction of the elderly home. They force the change of the current social security law because it is impossible to carry out the plans uncer the law. At this point, the conditions of the elderly home in Japan which is geographically close to Korea and has facillicated the elderly home business were examined at the consumer perspectives. The purpose of this study were to consider the possible problems in the elderly home and to prevent from happening another elderly problems in the future.

Since Korea has already become the 'aging society' and is expected to become the 'aged society' by 2019, development of the facilities and dedicated housing for the senior citizens have become the key issues. The growing population of the older people, changed in the social structure, family type, and the way of living brings a moment to consider the various aspects to support the older people. The purpose of this research is to analyze the interior color characteristics. Based on the research will provide a direction for color planning of elderly housing facilities in Korea. For this purpose, a field survey was conducted between October 17-21 in Japan. The research method employed was an empirical case study visiting 6 senior housing facilities in Japan, Osaka area. First, the brightness used in the senior housing facilities in Japan ranges from high value to low value while the chroma ranges from the middle chroma to low chroma. The warm colors of Y, YR and R are mainly used.

The purpose of this study is to consider the community design applications in the senior collective housing in Hyogo Prefecture, Japan. It was performed by two programs, application program and space design program. The former is focused on the participation of residents to the planing and design process, sharing, community activity, social interaction, and management by residents. The latter is focused on the common space(room) design. It was also performed by literature review, observation, and interview. The findings for the community design as an application program in SCH are almost the same with those in CH. But, the level of common meal and common laundry in SCH is lower than that of CH. And space design program is focused on the location and scale of common space(room) which is related to the number of users. As a result, the positive possibilities of SCH as a new residential type for the self-reliant seniors can be confirmed. The difference of community design application between CH and SCH is caused by various factors such as senior's health conditions, economic factors, and Japanese life style.

This research employs the equipment and the expenditure of the combination and the nurseing types of the elderly home in Tokyo, Japan due to its similarity to Seoul, Korea. This study is to investigate the solutions of the consumer's and manager's problem related to homes for the elderly. All research used in the analysis conducted in september 1995 by visiting, intervieing and questionaire with special focuses on the private room and public space etc. And also, the expenditure was investigated separately for the rent, utility paid by the tenants fer month, deposit, and refunds price to the moving. The result of this study is that the researcher could propose to the managers, planners and tenents of the conbination and nurseing types of the Elderly Home about needed equipment, the expenditure, the point of planning etc.
