유비쿼터스 컴퓨팅 환경은 오늘날 인간생활 행태의 변화뿐만 아니라 미래건축 공간에도 큰 변화를 가져오고 있다. 그 중에서도 인간의 가장 기본적인 생활환경인 주거 공간의 변화는 빠르게 이루어지고 있다. 지능형 홈, 사이버 아파트 등의 새로운 미래주거 공간이 나타나고 홈네트워크 시스템을 이용한 다양한 유비쿼터스 서비스가 적용되고 있다. 그러나 거주자를 위한 유비쿼터스 서비스가 공간에 적절히 적용되지 않는 사례가 발생하고 있고 수요자 요구와 관련 없이 서비스가 설계되어 있어 효율성이 떨어지는 문제점도 나타나고 있다. 이는 현재의 홈네트워크가 IT 업계가 제공한 솔루션과 기기 중심으로 서비스가 개발되고, 공급자 위주의 기능의 편리성을 위주로 제공되고 있기 때문이며, 주택을 잘 알고 있는 건설인과의 협업이나 최종 사용자의 기호가 고려되고 있지 않기 때문이다. 더욱 중요한 것은 초기 디자인 단계에서 이러한 문제점들이 수용되고 있지 못하고 공간 디자인과 서비스 개발이 유리화되어 선 시공 후, 서비스를 끼워 맞추기식으로 계획하고 있기 때문이다. 본 연구는 서비스 개발의 관점에서 접근하여 공동 주택의 초기 디자인 단계에서 수요자가 원하는 서비스를 공간에 적용하여 부합되는지를 살펴보고, 이에 따라 적절한 미래공간을 디자인 할 수 있도록 하기 위하여 공간정보 데이터베이스를 기반으로 한 공동주택 유비쿼터스 서비스 개발을 위한 기초 연구에 그 목적을 둔다.

홈네트워크는 즐겁고, 쾌적하고, 편리하고, 안전한 삶을 위한 정보 인프라로, 초기에는 PC를 중심으로 한 데이터 중심의 서비스에서 시작되어, 사이버 아파트, 주택 자동화등 거주 환경의 변화에 따라 홈오토메이션, 고품질 인터넷 서비스 등의 A/V 기기 중심의 엔터테인먼트 서비스 중심으로 발전되고 있다. 본 논문에서 유비쿼터스 홈네트워크 거주자, 비거주자 그리고 전문가의 설문조사를 통한 선호요소 그리고 유비쿼터스 주거환경을 통한 파급효과를 통해 유비쿼터스와 주택을 결합한 유비쿼터스 홈네트워크 주택에 대한 앞으로의 설계에 대해 분석 연구하였다.

With the introduction of the ubiquitous technology, the housing culture centers of construction companies have demonstrated future housing image and technology. However, ubiquitous home services are technology oriented items. The purpose of this study was to identify u- services which were realized in domestic future housing and to compare those with services the residents needed greatly refer to researches related to demand for u-service. For this study, field studies were conducted with 3 domestic future housings and precedent studies on demand for u-service were analyzed according to the standard of residents' demand. The results of the study showed that residents prefer u-services for security and control of indoor environment for housework and leisure life. As a result, u-services which residents needed mainly did not correspond with those that were displayed in future housing.

"아파트라고 똑같이 살란 법 없잖아요? 주택처럼 맞춤설계 하세요."(탤런트 이나영. 벽산 건설 블루밍). 아파트 단지 내 골프 연습장에서 골프채를 휘두르는입주민(영화배우 이영애. GS건설 자이). 아파트가 한층 가파르게 진화하고 있다. 밋밋하고 획일화된 주거공간의 대명사였던 아파트가 달라진 소비자들의 눈높이에 맞춰 '환골탈태'를 거듭하고 있는 것이다. 최근 등장하는 아파트 TV 광고를 눈여겨보면 주택 시장의 트렌드가 어떻게 바뀌고 있는지 한눈에 엿볼 수 있다. 건설업체들의 품질 경쟁도 어느 때보다 치열하다. 그렇다면 아파트 품질은 과연 어떻게 변모하고 있을까. 최근까지 주택 시장의 주요 트렌드는 친환경 공간이 중시된 '웰빙 아파트'나 첨단 편의시설을 갖춘 '유비쿼터스 아파트'가 주도했다고 볼 수 있다. 이어 올해 주택 시장의 키워드로 손꼽히는 3대 트렌드는 '커뮤니티 아파트' '기둥식 평면 구조' '발코니 확장형 아파트'로 요약할 수 있다.

Nowadays great changes arises from the digital environment and technology. And Also, our living environment are changes very rapidly. The purpose of this study was to analyze the characteristics and trends of future housing reference to ubiquitous housing cases in U.S.A, Japan and Korea. From these cases, reorganized ubiquitous-apartment elements are suitable to our housing environment. To search them, it is investigated to 4 ubiquitous housing examples, such as Aware Home, Toyota's PAPI, samsung raemian's housing gallery and GS E&C's apartment. In this study, we could get types and characteristics and planning elements of ubiquitous housings. The findings showed that many kinds of common network systems were suggested and were acted in limited spaces. In conclusion, it was considered as the one of the most suitable future housing type that had a special feature of the demands of residence and life with free accessibility of information and data. Especially, it is necessary to prepare for coming aging society.

최근 분양시장이 실수요자 위주로 재편되면서 주택업계의 첨단아파트 공급이 쏟아져 나오고 있다. 각 건설사는 커뮤니티 시설, 조경, 외관 등 유비쿼터스와 아파트를 접목하는 차별화 전략으로 첨단 아파트라는 프리미엄까지 제공하고 있는 것. 첨단시설 공급에 따른 비용상승이 문제점으로 제기되고 있지만 장기적으로 입지여건과 품질의 우수성은 물론, 첨단 아파트에 대한 관심이 높아질 수밖에 없을 것이라는 경향이 반영되고 있다. 현재 이런 기술이 접목됐거나 반영될 예정인 첨단 아파트에 대해 살펴본다.

But Ubiquitous Home Services in the future housing were more focused on implementation of environment for the future than exhibition that consumers can experience. The purpose of this study was to identify ubiquitous home services which were realized in domestic future housing and to compare those with results of previous researches on demand for u-services. For this study, field study was conducted with 3 domestic future housings and 14 previous studies on demand of u-services were analyzed by the standard of residents demand. The results of the study showed that u-services for housework and leisure life more than those for security and health, were applied in the future housing. However, residents prefered u-services for security and control of indoor environment to those for housework and leisure life. As a result, it was found thatu-services which residents needed mainly were discordant with those that were displayed frequently in future housing. Also developing u-services reflected the needs of residents, a test bed has to be established in the future housing and then pre-evaluaiton can be conducted.

Korea is a fast growing aging society. Growing older population causes various social issues and problems in many aspects. Housing issue is one of them and residential modifications for improving safety and independence for older residents are very important factor for Aging in Place. Under those social circumstances, the purpose of this study was to analyze the residential modification demand by the elderly on the application of ubiquitous home services. Respondents were the residents those who were over 55 years old, were living in a singe detached house and were able to use a computer. The major findings of this study were as follows: the results on current situations and demands for residential modifications showed that respondents already made mean of 4.9 home modification items and wanted to make mean of 12.4 items out of 21 residential modification items. The results on demands for the ubiquitous home services was relatively high(mean 3.82). This study can be an important information which is able to improve the quality of life by providing effective residential modifications for older population to help them ultimately safe, convenient, and independent living.
