최근 아파트의 층수가 더욱 높아지고 있다. 주상복합 아파트의 장점인 첨단 보안 시스템과 다양한 커뮤니티 시설, 고급 마감재 등을 적용하는 데 그치지 않고 30층 이상의 고층 아파트로 지어지고 있다. 주상복합 아파트의 장점은 적용하고, 단점은 배제한 초고층 아파트의 건축 트렌드에 대해 알아본다.

최근 아파트 시장에서 가장 많은 선택 요인으로 부각되고 있는 것이 '아파트 커뮤니티 시설'이며 그 수준이 매우 중요해지고 있다. 이에 본 연구는 국내 주요 아파트 단지 300세대 이상, 126곳을 대상으로 건강 관련 커뮤니티 시설을 중심으로 잠재 프로파일 분석을 통해 각 유형을 도출하였으며, 분석 결과 필라테스 집단, GX 및 요가집단, 골프 및 탁구연습장 집단, 전반적 저집단 총 4집단으로 구분됨을 확인하였다. 4집단 중 필라테스 집단과 GX 및 요가집단은 골프 및 탁구연습장이 많은 단지에 비해 강남, 서초, 송파 등에 속할 가능성이 높음과 동시에 거래가격 역시 가장 높은 것으로 분석되었다. 이러한 분석결과를 통해 커뮤니티 시설을 구성할 때 여가활동 선호의 시대적 변화를 반영해야 한다는 점, 청년주택 등에서의 피트니스 시설에 대한 높은 선호도를 감안하여 주거복지정책에서도 건강 관련 커뮤니티 시설 제공 계획을 깊게 고려해야 한다는 점 등을 제언하였다.

최근 분양시장이 실수요자 위주로 재편되면서 주택업계의 첨단아파트 공급이 쏟아져 나오고 있다. 각 건설사는 커뮤니티 시설, 조경, 외관 등 유비쿼터스와 아파트를 접목하는 차별화 전략으로 첨단 아파트라는 프리미엄까지 제공하고 있는 것. 첨단시설 공급에 따른 비용상승이 문제점으로 제기되고 있지만 장기적으로 입지여건과 품질의 우수성은 물론, 첨단 아파트에 대한 관심이 높아질 수밖에 없을 것이라는 경향이 반영되고 있다. 현재 이런 기술이 접목됐거나 반영될 예정인 첨단 아파트에 대해 살펴본다.

"아파트라고 똑같이 살란 법 없잖아요? 주택처럼 맞춤설계 하세요."(탤런트 이나영. 벽산 건설 블루밍). 아파트 단지 내 골프 연습장에서 골프채를 휘두르는입주민(영화배우 이영애. GS건설 자이). 아파트가 한층 가파르게 진화하고 있다. 밋밋하고 획일화된 주거공간의 대명사였던 아파트가 달라진 소비자들의 눈높이에 맞춰 '환골탈태'를 거듭하고 있는 것이다. 최근 등장하는 아파트 TV 광고를 눈여겨보면 주택 시장의 트렌드가 어떻게 바뀌고 있는지 한눈에 엿볼 수 있다. 건설업체들의 품질 경쟁도 어느 때보다 치열하다. 그렇다면 아파트 품질은 과연 어떻게 변모하고 있을까. 최근까지 주택 시장의 주요 트렌드는 친환경 공간이 중시된 '웰빙 아파트'나 첨단 편의시설을 갖춘 '유비쿼터스 아파트'가 주도했다고 볼 수 있다. 이어 올해 주택 시장의 키워드로 손꼽히는 3대 트렌드는 '커뮤니티 아파트' '기둥식 평면 구조' '발코니 확장형 아파트'로 요약할 수 있다.

This study was motivated by the fact that the current tendency of social integration in apartment complex is not fully performed its functions as a recovery from the community. The purpose of the study is to provide basic data to be useful for living environment of apartment complex, through comparative analysis of residential conditions, community consciousness, and community facility using behavior of residents in national rental housing and condominium. The results are as follows. 1) Condominium's residents have high level of community consciousness compare to the national rental's. Even though both targets were generally above the average, housing and construction standard are required to reconsider for the enhancing of community consciousness of residents. 2) To activate the use frequency of community facility, the development and operation of the community program and the community space and facilities are constantly considered in the follow-up studies. 3) The more residents have high community consciousness, the more they use the community facilities.

This study focuses on the proposal of the basic data for the design guideline on the coming design, through the comparison analysis of the community facility's layout type inside housing complex, the space configuration and the characteristic of space program for the achievement and improvement of the physical space to cultivate the sense of community. This study investigate interviews with designers, administrators, residents, and site survey. The result of study shows that the community facilities in the public rental apartments have changed to include various programs and to increase the area like the public sales apartments, but there are spacial transformation if the community facilities do not apply the residents characteristic.

The purpose of this study is to develop components of task and competency indicators for apartment community specialist who supports for community activations. The research process consists of three parts. Firstly, the direction of developing competency indicator set up by literature review related community, job components, and competency indicators. Second, analysing of job and competency indicators were developed and revised through focus group interview (FGI), and questionnaire survey on 6 experts in community area. Third, questionnaire survey from 20 community specialists in seoul was performed in order to analyze the importance of the competency components. As a result of this research, selected competency indicators were settled as followed : the competency indicators for apartment community specialist consisted of 3 competency clusters, 14 competency factors, 48 competency indicators. Community specialist recognized attitude and personal trait as the most important competency clusters, and understanding of community, interpersonal relations and communication skill, and vocational ethics and social responsibility as important factors in the competency indicators. The results of this study will used as tool for evaluating the job and competency of apartment community specialist, establishing professional identity of apartment community specialist, and providing an importance knowledge base for developing educational curriculum for them.

Nowadays, apartment is become a representative residential pattern. With these tendency, the concern about the apartment community in order to recover the dreary relationship with neighbors which is one of theproblem of the modern society and supplement of insufficien space of the community. However, this kind of community facirlities programs aren't individualized and it's operation is so paltry that it's actuasituation is no more than a simplesupply. Therefore, this study selected two cases of the apartments which are similar in size of number of families and construction year among winners of an excellent apartment award. I would like to focus on actual conditions of operation and use of the community facilities in management sides' view attempted a comparative analysis.
