The Residents' Satisfaction on the Facilities and Programs of Community center in Apartment - Focused on the Apartment in Gwang-ju city - (아파트 거주자의 커뮤니티센터 시설 및 프로그램 만족도 -광주광역시 아파트를 중심으로-)

  • The purpose of this study is to suggest the design guide-lines for the community center through the analysis of users' satisfaction on the community facilities and programs. This study was approached by using theoretical investigation, a field survey and a questionnaire survey. The field survey was analyzed the current situations by conducting a housing managers' interview and viewing a blueprint of the community center. The questionnaire survey was tested by examining five different apartment complexes of over 500 households in Gwang-ju, which were all built between 2005 and 2007, 268 users were interviewed for the questionnaire survey. After all the questionnaires were collected, the data was coded and analyzed using the SPSS 12.0 program. Statistics used from data analysis were frequencies, means, standard deviations, one-way ANOVA, t-test, and correlation analysis. To conclusion, the satisfaction and usage of community facilities and programs shows higher for the indoor exercise/sports; such as, yoga, golf, and health programs than others. There is no strong correlation between the location and layout of community facility in apartment complex. However, this study could be a reference data when planning a new community center where plans to have community facilities and programs to satisfy its future users.

Residents' Awareness toward the Differentiation of Design Factors in Apartments (아파트 차별화 계획요소에 대한 거주자 의식조사)

  • The purpose of this study was to investigate the residents' awareness toward the differentiation of design factors in apartments in order to offer the information helpful to housing designers. Documentary research and questionnaire survey methods were used in this study. In this survey, internet web survey was carried out using questionnaire tool that was extracted in the Preliminary survey. This web survey was carried out on 124 housewives from January 6 2004 to January 20 2004. Data were analyzed with the SPSS PC+ window version 11.0. The major results of this study are as follows. 1) Residents' educational level is high and they are so young nuclear family and they live in Seoul and metropolitan area. 2) They want 85$m^2$ type apartment and the dress room that is so large. 3) Although they have evaluate very Important factors to architectural design which are apartment plan design, space design, interior design, storage design, equipment and high-tech system design, it seems that they are interested in interior design among the design factors in apartments. 4) There is significant difference the evaluation of importance toward the differentiation of design factors in apartments according to housing size when they move to go.

The Analysis of Satisfaction and Preference Rates of Bathroom Design in Mid-class Apartment Residents - Focused on Residents's age of Brand Apartment in Seoul Metropolitan Area - (중규모 아파트 거주자의 욕실디자인 만족도와 선호도 분석 - 수도권 브랜드 아파트 거주자의 연령을 중심으로 -)

  • The purpose of this article is to establish fundamental sources and guidelines of bathroom designs of brand apartments in Korea. The article examines the current conditions of bathroom, satisfaction rates, and preference rates of residents in Mid-sized apartment units of the top five brand apartments based on construction capacity and brand popularity. A total of 427 samples, acquired via internet survey, were analyzed with the statistical computer program SPSS PC+ window version 15.0. The conclusions of the article are as follows: 1) Fixtures and products which fulfill various behaviors, as well as multi-functional space programming, are demanded. 2) Developing clear standards of basic bathroom fixtures and environments is also required in further research and to be applied to practical bathroom design. 3) The bathroom fixtures and environments ought to accommodate all age groups. 4) Respondents preferred a separated dry floor, either toilet or sink portion, to a full-dry or full-wet floor. 5) Respondents of all age groups considered bathroom as a private space, thus it should facilitate various private activities. The results of this study would contribute to adequate and sound bathroom design as key information.

The Support and Infill System of the Flexible Plan of Multi-Family Housing Based on Inhabitants' Need (거주자 요구를 토대로 본 가변형 아파트의 서포트와 인필 시스템)

  • The study suggests that to compensate for the variety of inhabitants, flexible housing plans are needed. Furthermore, it proposes the support and infill system for the flexible plan of multi-family housing based on the inhabitants need. The inhabitants' need for the flexible plan of multi-family housing was studied using a survey using models. The survey target was the 100 housewives living in a $126.6m^2$(sold as 45 Pyeong) Apartment in Busan. The characteristics of the respondents were first examined, then to figure out the attitude towards the need for the flexible plan of multi-family housing, the concept and preference for the plan, and the satisfaction level of the current apartment plan were analyzed. To find out the structure of the flexible plan of multi-family housing, the need for the structure, furniture, light, and finishing materials were studied. Lastly, to learn the durability of the construction material, the preferred moving period and the reasons were researched. On the basis of the findings, the support and infill system was suggested.

  • The purpose of this study was to grasp major elements and actual condition of apartment unit remodeling by in-depth interviews on residents and specialists. The interviews had been conducted to interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment unit. In-depth interview is a kind of qualitative method in which attention to reply of responses with open-access between interviewer and respondents. According to the results, remodeling elements were generally changing of lighting fixtures and finishing materials in the all spaces, integration of balcony into children's room, installation of furniture in kitchen and entrance, changing storage furnitures and equipments in bathroom. Artificial lighting method were selected generally whole lighting. Finishing materials were used ordinary (non environmentally-friendly) wallpaper and adhesion and tempered floor. There were unsatisfied factors after remodeling, these were dissatisfaction of design, construction defects, and stink of reflecting 'sick house'. Also they responded that they should be considering to use environmentally-friendly material at next remodeling.

Residential Preference for Planning Components in High-Rise Condominium (희망평형에 따른 아파트 단위주거 계획요소에 관한 거주자의 태도)

  • The study focused on residents' preference for planning components according to preferred size of high-rise condominiums. After being examined not only a brief chronological review of spatial composition and planning components in high-rise condominiums but also residents' attitudes toward and preference for current planning components, this research developed a wide range of planning components included in the questionnaire. The main survey was designed to find out the needs of residents for planning components in relation to high-rise condominiums. Descriptive and factor analysis were utilized to find out the residents' different preference for planning components. The findings of this study showed that residents were very aware of healthy housing, environmental friendly housing and digitally equipped housing, and their preference was different according to preferred size of condominium housing. In other words, residents preferring condominium housing with 99m$^2$ or smaller considered features of safety and healthy housing as important, those with between 102.3m$^2$ to 115.5m$^2$ recognized experiential space, and those with 118.8m$^2$ or larger regarded features of housing management and storage as important. It is suggested that the needs and wants of residents for housing have been various to be customized.

Community Facilities in Apartment Complexes - Whether Provisions Match Residents' Preferences - (아파트 단지 내의 주민공동시설 현황과 선호 비교연구)

  • In Seoul, the capital of South Korea, developers of apartment complexes are responsible for including community facilities - senior citizen centers, child care centers, small libraries, and so forth - according to the current Regulations on the Housing Construction Standard Article 2 and 55. These standards have long required certain community facilities, depending on the number of households in each apartment complex, without fully considering whether such provisions meet that community's needs. In this study, we aimed to reveal whether the current provision of community facilities responds to local preference. We conducted surveys of residents in randomly selected ten apartment complexes in Seoul to determine residents' preferences on community facilities using the analytic hierarchy process (AHP). We then compared the survey results with these complexes' current facilities. Our findings showed mismatches between residents' preferences and provisions: outdoor sports facilities, child care centers, and small libraries were found to be strongly preferred, but not provided in some apartment complexes within the study, whereas less-preferred facilities such as senior citizen centers were provided in all complexes. Through this study, we could conclude that current standards regarding the provision of community facilities in Seoul's apartment complexes should be altered to reflect the preferences of residents in apartment complexes.

Survey on Condominium Apartment Dwellers' Consciousness of Unit Plan in Daejeon City (대전지역 아파트 단위주호 계획에 대한 거주자의 주거의식에 관한 조사연구)

  • The purpose of this study was to find out the residents' consciousness of the unit plan on condominium apartment and to contribute to develop a condominium apartment unit plan in Daejeon City. This research was performed by a questionnaire survey method, 464 data was collected from apartment residents lived in about $85\;m^2$ unit with 3 rooms and the apartments was limited to the complexes within 1-4 years of the length of building at Yuseong-gu and Seo-gu. By analyzing those data, findings are as follows: 1) Residents thought living room, kitchen and bathroom were importment space in a unit plan. They needed a storage function in an entrance and a intermediate room, and Anbang(mater bedroom) so did. 2) L-DK plan type was very popular and the type of front DK with L on the floor plan was preferred. This was unique results. 3) Sub-kitchen was needed for a refrigerator of Kimchi, the location of it was related to a main kitchen and a utility. the third room was needed for library, home office and storage space. 3) Bath-tub in An-bang and showe-booth in public bathroom was preferred. This was same to the popular trend of Korean condominium apartment. 4) The enlargment remodeling of balcony was showed livingroom balcony or personal bedrooms at the time of occupancy. They needed the balcony near a kitchen or an utility to equip a storage facility. Additionally, residents were preferred to their taste rather than a choice of interior concept package services.

A Study on the Resident Evaluation for Bathroom Plan of Large-size Brand Apartment (대형 평형 브랜드 아파트의 욕실 평면에 대한 거주자 평가)

  • This research grasped the change of bathroom type, the present status for the residents' bathrooms, the level of satisfaction and preference for the residents' bathrooms, along with the plane of large-size apartment. This research aims to contribute to making the bathroom space to be able to satisfy the residents' desires. A total of 115 samples, acquired via internet survey, were analyzed with the statistical computer program SPSS PC+ 15.0 with the bathroom plane analysis. The results of this research are as follows. 1) As the results of the most representative plane, were divided into total 4 bathroom types, public bathrooms were $3.9-5.29m^2$ couple bathrooms were over than $3.17-8.3m^2$ in the average bathroom area, and there were two in less than $199m^2$ and even three in more than $199m^2$ in the number of bathrooms. 2) Three bathrooms were preferred by the residents who have three bathrooms now and by the younger generation though two bathrooms were preferred by most residents in the bathroom number. Most of the public bathrooms and couple bathrooms were considered to be proper in the bathroom area. 3) The preferred types were different according to each brand in the preference of the bathroom form. This means that to present a new plane figure including various bathroom forms is recommended in planning the bathroom space hereafter, that the bathroom spaces are changing. 4) In the bathroom environment, to present the technical solution through the study for the natural lighting and the sound arresting is required. This research hopes that the results of this research will be able to be used as the basic data to provide the bathroom space equipped with a pleasant environment condition to the residents.

A Study on forming strategies to make inroads into the market of Dae-gu apartment buildings by researching and analyzing the preferences of the local residents (아파트 브랜드 이미지 선호 분석을 통한 건설사의 지방 시장 진출 전략 방안에 관한 연구)

  • Since the middle of 1990's, domestic apartment building suppliers have set up brand images to overcome the difficulties in financial situation after IMF foreign exchange crisis. The main trends in recent apartment buildings could be classified generally into several types, such as 'Ubiquitous Intelligent(standing for High-tech)', 'Walkable Community(community-friendly)', 'Eco-friendly', 'Ergonomic Humanity(Human Engineering)', 'e-easy Home through Internet(Digital Home)'. With those brand images, construction enterprises have been making inroads into local apartment markets, especially one of the region around Dae-gu. It is meaningful and worth researching and analyzing the local residents' preferences and tendencies to form marketing strategies of brand images. Here, this research and analysis is of pre-examination before getting down the study of this subject.
