재건축 평형 배정

  • 재건축 아파트 시장에서는 재건축 이후 신축되는 아파트의 평형 배정과 관련한 법원 판결이 나와 눈길을 끌었다. 서울고등법원은 기존의 큰 평형을 가진 조합원이 재건축 이후 평형을 우선적으로 선택할 수 있는 권리를 갖도록 한 경기 과천시 주고 3단지 재건축 조합의 관리처분계획이 무효라고 판결해 파장이 일고 있다. 이미 평형 배정을 끝낸 재건축 단지의 줄소송이 예상된다.

A Study on the Determinants of Apartment Price during COVID-19 Pandemic Using Dynamic Panel Model: Focusing on the Large-scale Apartment Complex of More than 3,000 Households in Seoul (동적패널모형을 활용한 코로나19 팬데믹 기간 아파트가격 결정요인 연구: 서울특별시 3000세대 이상 대규모 아파트 단지를 중심으로)

  • This study investigated price factors for large apartment complexes in Seoul during the COVID-19 pandemic and compared Gangnam and non-Gangnam areas, which have been recognized as heterogeneous markets. We find that the change in apartment prices in large-scale complexes did not significantly affect the individual characteristics of apartments, unlike previous studies, but was affected by macroeconomic variables such as interest rates and money. On the other hand, considering the units of the interest rate and total monetary volume variables, the effects of two variables on the apartment sales price is significantly high. In addition, the Gangnam area model analysis shows that apartment prices are greatly affected by interest rates and currency volume, and, the non-Gangnam area model analysis shows that apartment prices are greatly affected by interest rates and currency volume, but the degrees are different from the Gangnam area model. Overall, our study shows that interest rates and money supply were the main factors of apartment price changes, but apartment prices in non-Gangnam areas are more sensitive to changes in interest rates and money supply.

GS건설 자이). 아파트가 한층 가파르게 진화하고 있다. 밋밋하고 획일화된 주거공간의 대명사였던 아파트가 달라진 소비자들의 눈높이에 맞춰 '환골탈태'를 거듭하고 있는 것이다. 최근 등장하는 아파트 TV 광고를 눈여겨보면 주택 시장의 트렌드가 어떻게 바뀌고 있는지 한눈에 엿볼 수 있다. 건설업체들의 품질 경쟁도 어느 때보다 치열하다. 그렇다면 아파트 품질은 과연 어떻게 변모하고 있을까. 최근까지 주택 시장의 주요 트렌드는 친환경 공간이 중시된 '웰빙 아파트'나 첨단 편의시설을 갖춘 '유비쿼터스 아파트'가 주도했다고 볼 수 있다. 이어 올해 주택 시장의 키워드로 손꼽히는 3대 트렌드는 '커뮤니티 아파트' '기둥식 평면 구조' '발코니 확장형 아파트'로 요약할 수 있다.

Analysis on the Observation Environment of Surface Wind Using GIS data (GIS 자료를 활용한 지상 바람 관측환경 분석)

  • In this study, the observation environment of surface wind at an automatic weather station (AWS 288) located at Naei-dong, Mirang-si was analyzed using a computational fluid dynamics (CFD) model and geographic information system (GIS). The 16 cases with different inflow directions were considered before and after construction of an apartment complex around the AWS 288. For three inflow directions (south-south-westerly, south-south-easterly, and north-north-westerly), flow characteristics around the AWS 288 were investigated in detail, focusing on the changes in wind speed and direction at the AWS location. There was marked difference in wind speed between before and after construction of the apartment complex in the south-south-westerly case. In the south-south-easterly and north-north-westerly cases which were frequently observed at the AWS 288, the construction of the apartment complex had no marked influence on the observation of surface wind.

  • Crimes occurring in residential areas make an atmosphere of anxiety and are spread throughout the whole society as well as the residential areas, regardless of the number of crimes and how serious they are. Thus, due to their huge negative impact on the whole society, it is crucial to relieve anxiety of residents from the crimes occurring in the residential areas, which plays an important role in determining the quality of a residential environment. Before conducting the research, 18 apartment complexes in Daejeon constructed since 2006 were chosen to apply six principles of CPTED. The main purpose of the research is to observe main spaces in residential areas and analyze crime prevention environment in order to find out safe spatial composition. The data of the research demonstrate the main spaces and their composition. Henceforth, it is necessary to establish accurate data and a new evaluation method in order to obtain objective statistics and data. Furthermore, a study on development of safety and amenity of residential areas should be continued.

Analysis of Thermal Environment Impact by Layout Type of Apartment Complexes for Carbon Neutrality Net-Zero: Based on CFD Simulation (공동주택단지 배치유형별 열환경 영향성 분석: 유체역학 시뮬레이션을 기반으로)

  • This study attempted to simulate changes in the thermal environment according to the type of apartment complex in Korea using CFD techniques and evaluate the thermal environment by type of apartment. First, apartment complex types in the 2000s and 2010s were referred from previous studies and four types of apartment complex were extracted from. Second, the layout of the apartment complex and temperature changes were analyzed by the direction of wind inflow. Third, a standardized model was created from each type using tower type, plate type, and mixed driving. Last, CFD simulations were performed by setting up the inflow of wind from a total of eight directions. The temperature was relatively low in the type consisting of only the tower type and the type of placing the tower type in the center of the complex, regardless of the direction of the wind. It was due to the good inflow of wind from these types to the inside of the complex. It can be interpreted because wind flows easily into the complex in these types. The findings showed that wind flow and resulting temperature distribution patterns differed depending on the building type and complex layout type, confirming the need for careful consideration of the complex layout in the early design stage. The results are expected to be used as basic data for creating a sustainable residential environment in the early design stage of apartment complexes in the future.

Variation Profiles of Temperature by Green Area of Apartments in Gangnam, Seoul (서울 강남지역 아파트단지의 녹지면적에 따른 온도변화 모형)

  • This study was carried out to investigate the effect of green area in apartment complexes to variation of temperature. The inside temperature of each site was estimated by analyzing Landsat ETM+ image data. The factors on variation of temperature were landcover type, building density, and Normalised Difference Vegetation Index(NDVI). The results of correlation between inside temperature of apartment complex and land cover type showed that the green area ratio had negative(-) correlation and impermeable pavement ratio had positive(+) correlation. Building-to-land ratio was not significant with inside temperature. A coefficient of correlation between the temperature value and the value of permeable pavement ratio added up green area ratio was higher than a coefficient of correlation between the temperature value and the value of permeable pavement ratio added up impermeable pavement ratio. Thus we may define that permeable pavement area decrease urban temperature with green area in apartment complex. Floor area ratio had no significant correlation with inside temperature. Inside temperature was decreased as the NDVI was increased. To establish the temperature distribution model in a development apartment complex, As the result of regression analysis between inside temperature as dependent variable and permeable pave ratio+green area ratio, green area ratio, building-to-land ratio and NDIT as independent variables, only permeable pavement ratio added up green area ratio of the independent variables was accepted fur regression equation in both two seasons and adjusted coefficient of determination was 41.4 on September, 2000 and 40.4 on June,2001.
