  • Key is generally formed using the Random Number. How to make the Random Number is to cast coin or dice as classical method, to form the Real Random Number with Hardware and to make the Pseudo Random Number by means of utilizing mathematical algorithm. This thesis presented NRNG(New Random Number Generator) which put self-development Hardware to use as Key Generation Method and inspected to compare the Real Random Number with the Pseudo Random Number and special properties which PRNG(Pseudo-Random Number Generator) creates.

  • The problem of the objective adequacy on land estimation has been seriously discussed with the Issue of paradigm conversion on land policy as the economy situation has been worse enough to be confused due to the sale price which could not be predicted in Korea. Especially as the data of the government land value is not recognized as the official one, the separate alternation has been adopted to calculate the value of land compensation or development allotment. Rather it has raised a question in argument that the system of the declared value does not accomplish its basic function properly on the contrary of the original purpose to unify the computation of the government land value. To reconsider the adequacy of government land value, the most crucial factor is to select the items of land estimation reasonably. In addition, it is urgently required to develop the system of digital contents to provide the data of land evaluation which most of people could trust, who are facing of the flood of information through internet.

  • In 2022, we can see the real estate market in Korea going down. Corona 19 and the Russian invasion of Ukraine are cited as the biggest causes for this. These two problems ignited the economic recession, causing prices to fall and subsequently raising exchange rates and interest rates. Due to the aforementioned problems in the previously active real estate market, the number of actual transactions has decreased, resulting in a decline in the real estate market due to high interest rates. Data provided by the public data portal, KOSIS, and the Seoul Metropolitan Government were collected through Logstash, transferred to Elasticsearch, and visualized inflation, exchange rates, and loan interest rates using the dashboard function provided by Kibana, to analyze causes and derive results. In addition, three specific apartments in Nowon-gu and Jongno-gu, which have the highest number of actual transactions in Seoul, are selected and the actual transaction prices that change every month are displayed in the Data Table.

  • This research suggests improvement strategies for the problems of 'public housing supplied through the purchase of existing house' by understanding the situation of supply to lowest income class in Seoul where there are many demands. Due to the heavy housing expenditure burden, in spite of the fact that the needs for affordable housings are increasing, the number of 'public housing supplied through the purchase of existing house' which has been supplied to Seoul by LH & SH has decreased since 2009. It is caused by the low standard purchasing price set by government especially Seoul. Since 'the public housing supplied through the purchase of existing house' is targeted for indigenous inhabitants, different supply stocks among different regions cause equity problem. Generally regions with low income class are in short supply, on the contrary the supply is especially concentrated specific regions in outskirts of Seoul. The main reason of such new supply stagnation and regional concentration is the low standard purchasing price. Therefore, it is necessary to increase the government's standard price according to the actual transaction price. Also it is needed to associate actual transaction price's increasing rate with the government's standard price. The housing supply based on demands must be established. In addition, the provision of 'public housing supplied through the purchase of existing house' should be expanded to low-middle income inhabitants and low income youth in the regions where the supply of the affordable housing excess demands.

Apartment Price Prediction Using Deep Learning and Machine Learning (딥러닝과 머신러닝을 이용한 아파트 실거래가 예측)

  • Since the COVID-19 era, the rise in apartment prices has been unconventional. In this uncertain real estate market, price prediction research is very important. In this paper, a model is created to predict the actual transaction price of future apartments after building a vast data set of 870,000 from 2015 to 2020 through data collection and crawling on various real estate sites and collecting as many variables as possible. This study first solved the multicollinearity problem by removing and combining variables. After that, a total of five variable selection algorithms were used to extract meaningful independent variables, such as Forward Selection, Backward Elimination, Stepwise Selection, L1 Regulation, and Principal Component Analysis(PCA). In addition, a total of four machine learning and deep learning algorithms were used for deep neural network(DNN), XGBoost, CatBoost, and Linear Regression to learn the model after hyperparameter optimization and compare predictive power between models. In the additional experiment, the experiment was conducted while changing the number of nodes and layers of the DNN to find the most appropriate number of nodes and layers. In conclusion, as a model with the best performance, the actual transaction price of apartments in 2021 was predicted and compared with the actual data in 2021. Through this, I am confident that machine learning and deep learning will help investors make the right decisions when purchasing homes in various economic situations.

An Analysis of Housing Price Affected by the Implementation Stage of Redevelopment Project (재개발사업 특성 및 시행단계에 따른 사업구역 내 주택가격영향에 관한 연구)

  • The purpose of this study is to analyze the housing price variation within the redevelopment project district, affected by the characteristics of project and implementation stage. This study implemented the hedonic price model employing the actual transaction price with 24 dependent variables from 2006 to 2016 inside 19 redevelopment districts in Seoul. Research finding indicates that the larger ratio of the number of tenants and general distribution, the smaller ratio of rented households and the more positive effect of housing price. It is noteworthy that this study demonstrated the actual transaction price of houses located within the project districts by implementation stage. This study is expected to help the policy makers, the developers and the investors make more reliable decisions on the feasibility study related to the redevelopment project.

  • 최근 들어 전력 계통은 점차 복잡해지고 계통 규모 역시 빠른 속도록 성장하고 있다. 이러한 환경 하에서 전력계통 운영을 담당하고 있는 한국전력거래소가 계통의 현 상태를 정확하게 파악하고 가능한 상정 고장에 대비하여 전력계통을 안정적으로 운영하는 것은 매우 중요하다고 할 수 있다. 이를 위해 기존의 스카다를 사용하여 계통의 상황을 파악하는 방법은 통신상의 잡음 및 측정값의 부정확성으로 인해 계통을 전체적으로 정확하게 파악하고 실시간 상정고장 분석과 같은 검토를 하는데 한계가 있다. 따라서 차세대 에너지 관리 시스템(NEMS)을 구축하는 단계에서 한국전력거래소는 상태추정 및 관련 응용프로그램을 실계통에 도입하여 전력 계통의 안정 운영에 기여하려 하고 있다. 상태추정이란 에러를 포함하고 있는 측정값과 네트워크 모델을 사용하여 현 계통의 전압, 위상각, 조류 둥의 실제 상태를 추정하는 방법으로 상태추정을 사용하여 현 상태 감시 및 실시간 상정고장 분석, 안전도 개선과 같은 기능을 수행할 수 있다. 본 논문에서는 차세대 EMS에 적용된 상태추정을 설명하고 실계통에 적용하여 파악한 상태추정의 기능을 보여주고 있다.
