Homelike Design Characteristics of The Elderly Housing Facility(III) - Based on the preferred housing characteristics of the middle aged - (내 집과 같은 노인시설주거 디자인 특성에 관한 연구(III) -중년층의 선호하는 주택과 노후 주택의 물리적 특성을 중심으로 -)

  • The purpose of this study is to identify the homelike design characteristics of elderly housing facility. To investigate what the preference of physical design characteristics are, interview was done by unstructured questionnaire to 30 middle aged and middle income group housewives living in Seoul. It was identified that preferred homelike physical characteristics of the houses were composed of 4 themes, housing types, building appearences and garden, floor plan and natural and social environments of its location. Their desirable housing standard was amenity which is the highest level of home environment. In their later life, they wanted to live in vicinity of Seoul to enjoy cultural benefits of the city and active outdoor activities in sunny, natural suburban environment. They liked a spacious, clean and bright color with natural material furnishings. Each architectural design expression of 4 themes was suggested.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

The Preferences for the Physical Features of Senior Congregate Housing (노인공동생활주택 개별주호 특성에 대한 예비노인의 선호 분석)

  • The purpose of this study was to analyze the preferences for the physical features of senior congregate housing. The survey was conducted among middle-aged people in their fifties, who lived in Seoul, using the systematic random sampling method. The data were collected from November 3, 2003 to November 14, 2003 and the final subjects consisted of 498 respondents. Various statistical methods such as frequency, mean, cross tabulation, t-test, factor analysis, and multiple regression were used in this study. The results of this study were as follows. Firstly, most of the respondents preferred 55 to $70m^2$ sized individual units and they rarely wanted smaller units of less than $35m^2$. Individual units of one or two bedrooms were also preferred by future users. Small towns were preferred to large complex. For housing type, they preferred row houses or single detached houses to high-rise apartments. Secondly, there were no significant statistical differences between income and the preference of the physical features. From the results, we concluded that senior congregate housing should be developed not only in accordance with the users' preferences but also over a certain minimum physical quality level, regardless of the users' income.

Effects of Types and Locational Characteristics of Urban Parks on the Apartment Price (도시공원의 유형 및 입지적 특성이 공동주택가격에 미치는 영향)

  • This research aims to analyze the effect of different types of urban parks and their locational characteristics on the apartment price in the entire metropolitan area of Busan, Korea. Although an urban park is an environmental good that influences the surroundings in many ways, most of the previous studies have underestimated its impact on the value of the surrounding area. This research focuses on the economic value of urban parks by understanding their relationship with the value of the apartments in the surrounding area with its significance in their physical and objective characteristics. Furthermore, the research emphasizes the different typological characteristics of urban parks in the analysis. In summary of the result, the number of levels (stories) and units of the apartment complex, ranking of the contractor, age of a park and accessibility to sub-central are positively related to the price of apartment units. On the other hand, the total area of apartment complex, the age of apartments, the distance to the nearest park and accessibility to civic-central or regional district are negatively related to the price of apartment units. Having a plan for constructing a park is also positively related to the price. For the typological characters of a park, neighborhood park, small-sized park, and sports park are positively related to the price, while children's park is negatively related to the price of apartment units. Considering that the price increases as the distance to the nearest park decreases, people prefer to live near the benefits that urban parks provide. In order to maximize the value and benefits that parks provide, it is necessary to approach them creatively.

A Study on the Locational Decision Factors of Discount Stores : The Case of Cheonan (종합슈퍼마켓의 입지 결정 요인에 관한 연구 : 천안상권을 중심으로)

  • In this paper, we investigate several factors that affect the locational decision of discount stores by using previous studies on the marketing area and the location of commercial facilities. We selected 21 primary variables that are expected to influence the decision of store location and, by factor analysis, grouped them into five underlying factors. Among these, the demographic factor, which shows the potential purchasing power level, had the greatest impact on the locational decision for the store. However, we found individual stores positioned according to unique locational characteristics in addition to the demographic factor. It means that we have to additionally consider if the vicinity of the market is based on any physical properties. Many previous studies proposed four decision factors for store location: the economic factor, the demographic factor, the land utilization factor, and traffic factor. However, the fivefold factors-our distinctive contribution-are more concrete and persuasive according to Korean reality. We show that location preference is based on the following criteria: (1) the area is densely populated, (2) houses stand close together, (3) residents have a high income level, (4) road traffic is developed and easy to access, and (5) public transportation is well developed. The demographic factor has the greatest impact on the location of a discount store. The number of households has a greater relevance to the demographic factor than does the individual consumer. Second, discount stores relatively prefer places where houses are located close together because such places offer easy access to the market. Third, a place whose residents have a high income level will be preferred, with its large cars and excellent traffic conditions. Fourth, a location would be highly rated if the roads around commercial facilities are well developed and their accessibility is good. Finally, discount stores must be located close to bus stops because female consumers, including housewives-the most important customers-evaluate stores based on distance. In this research, the variable of consumer attitude and preference was excluded, and the location factors of discount stores were analyzed according to a microscopic view through physical spatial data. In the future, the opening of new discount stores based on the five factors indicated above will require a comparatively shorter time from the first project feasibility analysis. In addition, the result of our study can be applied to the field of public policy for constructing and attracting large-scale distribution facilities.
