A Study on the Policies for Strengthening Competitiveness of DongDeaMoon fashion market (동대문 패션상권 경쟁력 강화를 위한 정책 제안)

  • The DongDeaMoon fashion market was carried out the core role of low price distribution as production and selling illuviation of fashion merchandise. However, the unique and successful fashion merchandising system of DongDeaMoon fashion market has been seriously threatened by consumer need changes as well as by an increased competition from new types of retail stores such as fast fashion brands and online shopping malls. Therefore, this study reviewed the policies for DongDeaMoon fashion market carried out by Seoul Metropolitan City and formulated the policies for strengthening competitiveness of DongDeaMoon fashion market.

Analyzing the Factors of Gentrification After Gradual Everyday Recovery

  • In this paper, we aim to build a gentrification analysis model and examine its characteristics, focusing on the point at which rents rose sharply alongside the recovery of commercial districts after the gradual resumption of daily life. Recently, in Korea, the influence of social distancing measures after the pandemic has led to the formation of small-scale commercial districts, known as 'hot places', rather than large-scale ones. These hot places have gained popularity by leveraging various media and social networking services to attract customers effectively. As a result, with an increase in the floating population, commercial districts have become active, leading to a rapid surge in rents. However, for small business owners, coping with the sudden rise in rent even with increased sales can lead to gentrification, where they might be forced to leave the area. Therefore, in this study, we seek to analyze the periods before and after by identifying points where rents rise sharply as commercial districts experience revitalization. Firstly, we collect text data to explore topics related to gentrification, utilizing LDA topic modeling. Based on this, we gather data at the commercial district level and build a gentrification analysis model to examine its characteristics. We hope that the analysis of gentrification through this model during a time when commercial districts are being revitalized after facing challenges due to the pandemic can contribute to policies supporting small businesses.

Understanding the Characteristics of Gyeongridangil and Its Related Commercial Streets from the Perspective of Place Branding (장소 브랜드 관점에서 본 경리단길 및 유사상권의 특성)

  • This study aims to investigate the appearance of Gyeongridangil and its related commercial streets, which seemingly serve as a place brand. Internet trend data, locational conditions, and commercial compositions were analyzed to determine the characteristics of their formation. Result showed that, as the commercial streets developed because of social network services, the street names tended to be considered as place images. In terms of locational conditions, they chose rather remote places, risking the disadvantages for their own spatial style. Interpreted within the framework of place branding, these streets seemed to identify themselves with a unique streetscape using spatial restraints as an advantage. They positioned in a niche area to avoid conflict with other commercial types and attract consumers with the image of "suppliers of trendy lifestyle", thus successfully becoming a place brand.

  • Various studies are being carried out to propose a idea for improvement of traditional markets. First of all, it is needed to analysize the current situation of traditional markets. With the help of Customer Spotting Technique the Tongbok traditional market in Pyungtaek has been studied for the case study. The case study was carried out through surveys which are composed of two steps. The first is on the inquiry of users around Tongbok market. The second inquiry is to residents in Pyungtaek. The results are as following: Tongbok market is able to maintain the competitiveness. The proportion of Tongbok is relevant to 13.6% of the total Pyungtaek market, and is to be assessed as a representative market in Pyungtaek.

  • 2000년대 이후 영구 지방 정책의 목표는 지역의 ‘균형 발전’과 ‘지속 가능 발전’을 촉진하는 것이다. 최근 영국에서는 미국에서 도입된 BID 제도가 정부의 적절한 지원과 개발 주체들의 협업의 성공으로 영국 전역에 급속히 퍼지고 있다. 성공사례를 분석한 결과 다양한 프로젝트 참여자들의 이해관계와 참여를 조정하는 ‘프로젝트 매니저’의 역량이 가장 중요하며 영국 TCM과 BID 제도의 핵심은 지역 마케팅(place marketing)이자 지역 브랜딩 (place branding)임을 알 수 있었다. 한국의 경우 영국형 TCM과 BID가 도입되기 위해서는 정보의 섬세한 마스터 플랜과 프로젝트 ‘종합성과평가’(CPA)가 먼저 준비되어야 하며 동시에 지역 마케팅에 대한 이해와 인식을 지금보다 획기적으로 제고 시켜야 한다.

Analysis of Growth-Decline Type and Factors Influencing Growth Commercial Area Using Sales Data in Alley Commercial Area - Before and After COVID-19 - (골목상권 매출액 데이터를 활용한 성장-쇠퇴 유형화와 성장상권 영향요인 분석 - 코로나19 전후를 대상으로 -)

  • Due to COVID-19, the external activities of urban residents have greatly shrunk, causing a lot of damage to the commercial district, such as a decrease in population and sales. The downturn in commercial districts means the collapse of the infrastructure of the national economy, and can have serious side effects on the local economy and individual lives. Therefore, it is necessary to look at the alley commercial area, which is closely related to the national local economy, and pay attention to the damage and stagnation of the alley commercial area where small business owners are concentrated. The purpose of this study is to classify alley commercial districts into growth commercial districts and decline commercial districts by using commercial sales time series data and DTW time series group analysis for the pre- and post-COVID-19 period. The main findings of the study are as follows. First, using the time series data on commercial sales before and after COVID-19, the alley commercial districts were divided into growth commercial districts and decline commercial districts, and it was confirmed that the distribution of growth commercial districts and decline commercial districts was regionally different. Therefore, it is necessary to actively manage commercial districts in areas where many declining commercial districts are distributed, and it is required to prepare policies for each region in consideration of the spatial distribution of declining commercial districts. Second, during the COVID-19 period, face-to-face essential industries, density of guest facilities, and population density negatively affected the sustainability of commercial districts, which is the opposite of previous studies. This is the result of empirically confirming the specificity of the COVID-19 period and the negative effects of the integrated economy, and can be used as basic data for effective commercial district management and policy preparation in the event of a national disaster in the future. Third, the characteristics of the background of the commercial district had a significant effect on the sustainability of the commercial district, and the negative effect of the attracting facilities inducing population concentration in the background area was found. This suggests that it is necessary to consider the characteristics of the background as well as the inside of the commercial district when establishing policies to revitalize the commercial district and support small business owners in a national disaster situation.

  • Recently, as the issue of gentrification emerges, it becomes important to understand the dynamics of local commercial district, which plays the important role for facilitating the local economy and building the community in a city. This paper attempts to provide the framework for systemically analyzing and understanding the local commercial district. Then, this paper empirically analyzes the patterns of sales and flow of floating population by focusing on two representative local commercial districts in Seoul. In addition, the floating population data from telecommunication bases is further modeled with Markov chain for systemically understanding the local commercial districts. Finally, the transition patterns and consumption amounts of floating population are comprehensively analyzed for providing the implications on the evolutions of local commercial districts in a city. We expect that findings of our study could contribute to the economic growth of local commercial district, which could lead to the continuous development of city economy.
