  • 지능형 건물 인증제도의 적용대상은 건축물의 용도에 따라 크게 주거용 건물과 비주거용 건물로 나눌수 있으며 건축시점에 따라 신축건물과 기존 건물로 나누어 고려해 볼 수 있다. 또한 시행주체에 따라 공공발주 건물과 민간발주 건물로 나눌 수 있으며 건물의 규모 및 집합형태에 따라 적용대상을 단일건물, 복합건물 등으로 구분할 수 있다.

  • Predicting how much energy to use is an important issue in society. However, it is more difficult to capture the usage characteristics of residential buildings than other buildings. This paper provides time series analysis methods for electricity consumption in a residential building. Temperature is closely related to electricity demand. An error correction model, which is a method of adjusting the error with time, is applied when a cointegration relation is established between variables. Therefore, we analyze data via ECMs with consideration of the temperature effect.

A Study on the Non-residential Building Envelope Remodeling for Energy Efficiency (비주거용 건물의 외피 리모델링을 통한 에너지성능향상 방안에 관한 연구)

  • The slowdown of private building industry resulted in growth of remodeling market as a way to improve energy performance. Remodeling is considered more cost-effective and eco-friendly approach for energy efficient building than new construction. Since 2008, Seoul has promoted Building Retrofit Project (BRP) preponderantly to attract energy-saving renovation by supporting building owners to switch building system into energy-saving system when they remodel their old buildings. According to 2012 press release, 254 Private sectors participated in this green building project and annually reduced 41000ton of greenhouse gas emission, 14000TOE, which also result in 7.5 billion won energy cost savings per year. The paper focuses on the building envelope remodeling as a way to improve energy efficiency. Different components of the building envelope such as wall insulation, window, and shading, were applied to the baseline model and the comparison was analyzed to come up with the ideal solution. This study only assesses the building envelope as to suggest the way to redesign the better energy performing building. Offering solution focusing on the architectural feature is essential because it will provide basic information and standard when remodeling a building for energy efficiency, especially, for the nonresidential buildings used as rental offices.

A Study on the Taxation Equity between Non-Residential Real Estate and Apartment Houses (비주거용 부동산과 아파트의 과세형평성에 관한 연구)

  • The purpose of this study was to compare the taxation equity of non-residential collective real estate based on its standard market prices set by National Tax Service and those for taxation set by the Ministry of Government Administration and Home Affairs with that of the apartment houses in Seoul, South Korea. The study findings were as follows. First, the analysis results of the standard market price rates of non-residential collective real estate pointed to a huge gap in the assessment rate (AR) of the taxation standards among the Gu offices. Second, there was a big coefficient of dispersion (COD) in the standard market prices of non-residential collective real estate, which confirmed the presence of horizontal inequity. Finally, there was regressive vertical inequity, which leads to the undervaluation of high-value assets, in the standard market prices of non-residential collective real estate. The evaluation of the standard market prices of non-residential collective real state should thus reflect the market prices and the addition and assessment of the land and buildings to achieve taxation equity. Based on these findings, it is hoped that this study will make a significant contribution to the improvement of the official announcement system for non-residential real estate based on real transactions during the shift to such system.

A Study on the Reference Building based on the Building Design Trends for Non-residential Buildings (건축물 설계현황 분석을 통한 국내 비주거용 표준건물의 설정에 관한 연구)

  • The Korean government plans to introduce the building energy performance standard which regulates the annual energy consumption of buildings. This paper aimed to set up the reference building from database based on the building design trends for non-residential buildings. We surveyed the design data of 435 non-residential buildings which were granted building permission from 2007 to 2011. And we conducted estimation on the heating & cooling load and the energy consumption of the reference building using ECO2 program. From results, the reference building of non-residential buildings was office building which had a total 7 floors and $20,838m^2$ gross floor area. And it suggests the design reference data of building envelope, HAVC, heat source equipment and lighting system for the reference building. The total annual energy use of the reference building was $151.9kWh/m^2yr$.

  • 최근 국내에서 발생된 대규모 정전사태로 인해 안정적인 전력공급에 대한 국민들의 요구가 커져, 지난 3월 일본 후쿠시마 원전사고 이후 다시 한번 분산전원에 대한 필요성이 대두되어지고 있다. 여러 분산전원 중 연료전지는 다른 에너지원에 비해 에너지의 지속성이 우수하여 가장 안정적인 분산전원 형태의 하나이다. 이에 따라 국내의 경우 우수한 도시가스 인프라로 인해 건물용 연료전지라는 신기술에 대한 국민의 수용성은 점점 높아질 것으로 기대된다. 현재 건물용 연료전지의 경우, 주로 1kW급 연료전지가 시범보급되어 각 가정에 설치되어지고 있으나, 상가, 주유소 및 편의점 등의 상업시설과 생활관 및 소형빌라 등의 집단 주거시설 같은 1kW급 보다 용량을 더 필요로 하는 응용처에 국내에서 개발된 5kW급 연료전지시스템이 적용되어지기를 기대한다. 본 연구에서는 국내 제작된 5kW급 고분자전해질 연료전지시스템의 보급이전에 안전성능 평가를 통해 시스템의 성능 및 안전성 평가결과를 제조사에 피드백 하여 5kW급 건물용 연료전지시스템의 조기 상업화에 앞장서고자 한다. 5kW급 연료전지시스템의 기술개발은 핵심부품인 연료변환기, 스택 및 BOP 기술의 경우 1kW급 연료전지시스템에 적용된 것과는 다른 기술이 필요하고, 단순한 scale-up 과정이 아닌 새로운 기술개발로 제품에 적용시켜야 하는 난점을 가지고 있다. 특히, 연료변환기의 경우 연료 유량의 증가로 인하여 reformer, CO shift 및 Prox 반응기의 유체역학, 열교환 흐름 및 촉매반응 공학적으로 이론을 응용한 새로운 반응기 설계와 제작기술 확립이 선행되어 전체적인 시스템 제작 설계에 반영되어져야 한다. 그러므로 본 연구에서는 연료전지시스템 안전성능 평가를 위해 용량증대에 따른 안전성평가 항목을 검토하고, 5kW급 연료전지시스템평가를 수행하여 시스템의 제품성능, 작동성능 및 계통연계성능에서의 안전성을 확인하였고, 정전 유풍과 같은 이상조건 및 실외 환경에 대한 시스템의 안전성도 확인하였다. 또한 부하운전 조건을 75% 및 50%로 변화시켰을 때 빠른 응답시간과 안정적인 부하변동운전을 확인하였다.

Effects of Seismic Loads with Different Return Period on Residential Building with RC Shear Wall Structure under Construction (주거용 RC 벽식 건물의 시공 중 재현주기에 따른 지진하중의 영향)

  • Even though the structural safety is confirmed in the design stage, the structural safety is not guaranteed in the construction stage because the structural system is not completed. In addition, since the construction period is shorter than the period of use of the building after completion, it is excessive to apply the same seismic load to the construction stage as in the design stage. ASCE 37-14 presents the concept of seismic load reduction factor during construction, but does not provide a clear application method. Therefore, in this study, the seismic load reduced according to the return period was applied to the example model of a residential middle-rise RC building. The construction stage of the example model was divided into five-story units, and seismic load with the change of the return period was applied to the construction stage models to analyze the change of seismic load during construction and to check the sectional performances of structural members. By comparing the design strength ratio of the shear wall at the design stage and the construction stage, the range of seismic load magnitudes that can assure the safety during construction of a residential middle-rise RC building was analyzed in terms of the return period.

  • Unlike a completed building, a building under construction may be at risk in terms of safety if a load exceeds the value considered in the design stage owing to various factors, such as a load action different from that in the design stage and insufficient concrete strength. In addition, if an earthquake occurs in a building under construction, greater damage may occur. Therefore, this study studied example models with various sizes of 5, 15, 25, and 60 floors for typical building types and analyzed the effects of seismic load on buildings under construction using construction-stage models according to frame completeness. Because the construction period of the building is much shorter than the period of use after completion, applying same earthquake loads as the design stage to buildings under construction may be excessive. Therefore, earthquakes with a return period of 50 to 2,400 years were applied to the construction stage model to review the seismic loads and analyze the structural performances of the members. Thus, we reviewed whether a load exceeding that of the design stage was applied and the return period level of the earthquake that could ensure structural safety. In addition, assuming the construction period of each example model, the earthquake return period according to the construction period was selected, and the design appropriateness with the selected return period was checked.

Some Critical Problems in Seismic Design of High-Rise RC Building frame Systems (고층 RC 건물골조시스템의 내진설계상 몇 가지 주요 문제점)

  • High-rise residential buildings these days tend to adopt a building frame system as primary earthquake resisting structural system for some architectural reasons. But there exist several ambiguities in designing such building frame systems according to current codes with regards to : the effective stiffness property of RC cracked section in static and dynamic analyses, analytical model to evaluate story drift ratio, and deformation compatibility requirements of frames. The comparative study for these issues by appling KBC 2005 to a typical building frame system shows that demands of member strength and story drift ratio can be different significantly depending on engineer's Interpretation and application of code requirements. And a building frame system can be noneconomical, compared with the dual system, because of higher demands on strength or ductility in both frames and shear walls.
