  • The term 'fourth industrial revolution' was mentioned at the World Economic Forum (WEF) in 2016 and has become a term representing a new industrial era based on information and communication technology (ICT). In the environment of the 4th industrial revolution, ESG management activities are becoming a very important factor in business activities. With the emergence of a new paradigm of organizational operation in the post Covid19 era, the demands for ESG (Environment, Social, Governance) investment related to the environment, social responsibility are increasing. This study examines the role that can support ESG management by utilizing the expertise of appraisers. Real estate is one of the fields of high public interest, and since most ESGs have been conducted centered on the role of private companies, the role of the expert group or the role of public corporations and public institutions is relatively insufficient. If a company or general company engaged in the real estate investment business establishes the role of the Korea Appraisers Association to revitalize ESG management using appraisers, such as ESG appraisers, when investing in real estate, it is believed that it will be possible to promote efficient and sound development of the real estate industry. It was judged that a study on a group of experts was also necessary. In addition, even if the impact of Covid-19 is excluded, it is necessary to gradually introduce an appraisal using non-face-to-face or various advanced technologies (the 4th industry). This study differs from previous studies in that it focused on the role of ESG by the Korea Association of Property Appraisers while research on the role of ESG in public institutions or expert groups is being actively conducted in recent years.

Analysis on the Relative Efficiency of Industrial Complexes by Type Based on the DEA Model (DEA를 활용한 산업단지의 유형별 상대적 효율성 차이 분석)

  • This paper analyzed the relative efficiency of industrial complexes by type based on the DEA Model. In this analysis, the output and exports of 287 industrial complexes in 2017 were used as output variables, while the industrial land area and the number of employees in the same year were used as input variables. The results of the relative efficiency of industrial complexes by type were as follows: The relative efficiency of industrial complexes was affected mainly by type and the operating period of industrial complexes. In the types of industrial complexes, the most efficient industrial complex was the Urban, high-tech industrial complex, followed by the National industrial complex and the General industrial complex. Therefore, high-tech innovation and government support for industrial complexes would be necessary to increase the efficiency of industrial complexes. In the operation period of industrial complexes, relative efficiencies increased with longer operation periods. To maximize the regeneration effect of the old industrial complex, efficiency must be kept as a priority item of the old industrial complex regeneration project.

  • With the introduction of proptech, this study aims to find out the changes and necessity of introducing blockchain technology, one of the most popular technologies, in real estate electronic transactions. In addition, it is intended to develop evaluation indicators that classify newly created values within real estate electronic transactions and calculate the relative importance of each value area through technology application. To this end, the value that can be created when applying blockchain technology to real estate electronic transactions was classified according to the hierarchy, and considering that the evaluation criteria are complex and the importance can be measured differently depending on various factors, an analysis was conducted according to the AHP method for experts in practical and academic fields. As a result of the analysis, general value showed the highest importance in the first dimension, and digitalization of real estate information showed the highest importance in the second dimension.

  • With increasing interest in the 4th industrial revolution, data-driven scientific methodologies have developed. However, there are limitations of data collection in the real estate field of research. In addition, as the public becomes more knowledgeable about the real estate market, the qualitative sentiment comes to play a bigger role in the real estate market. Therefore, we propose a method to collect quantitative data that reflects sentiment using text mining and k-means algorithms, rather than the existing source data, and to predict the direction of housing index through artificial neural network learning based on the collected data. Data from 2012 to 2019 is set as the training period and 2020 as the prediction period. It is expected that this study will contribute to the utilization of scientific methods such as artificial neural networks rather than the use of the classical methodology for real estate market participants in their decision making process.

Data economy in Korea: Cases of finance, real estate, and medical care sectors (한국의 데이터경제 현황 및 평가: 금융, 부동산, 의료 부문을 중심으로)

  • With the recent surge in the share of data-based economic activities, there have been vibrant discussions on the data economy. Yet, few extant works provide a framework for systematically analyzing the transition to the data economy by major industries in Korea. By reviewing the existing literature, we first summarize the main characteristics of the data economy as building platforms, the greater importance of predictive power, and the increased use of new analytics. Next, based on such understanding, we provide a comparative analysis regarding the degree of data-based activities in Korea's financial, real estate, and medical sectors. We find that the speed at which, and the content of the data economy characteristics being realized were different for the different sectors. These findings suggest that differentiated policy approaches by major industrial sectors such as finance, real estate, and medical care are needed to improve economic productivity and increase welfare through the spread of the data economy.

Analysis on the Growth Characteristics of Real Estate Industry in Jeju (제주 부동산업의 성장특성 분석)

  • After the launch of Jeju Special Self-Governing Province in 2006, a number of real estate development projects were carried out; the real estate industry has relatively largely grown as compared with other regions since 2011. This growth has slowed down in 2017, along with the increase of unsold houses and the short of its incoming population, causing its real estate market recession. This study analyzed the source of real estate industry growth in Jeju: either affected by national growth power or its regional competitiveness. This study applied Shift-Share Analysis and Growth Differential Analysis, by dividing the recovery period ('06~'10) and expansion period ('11~'16). According to the result, sales amount and the number of employees in the real estate industry in Jeju had grown in the recovery period based on the national growth power. Its regional competitiveness and stable industrial structure grew in the growth period. Development and subdividing of real estate contributed to the growth of the real estate industry in Jeju. On the other hand, management of real estate weakened its market.

  • Manufacturing is a pillar industry for national economic growth. Analyzing the internal problems of manufacturing enterprises can solve the difficulties faced by manufacturing enterprises and improve the overall performance of manufacturing enterprises.This study selected 1,546 listed manufacturing companies in Shenzhen and Shanghai stock markets from 2009 to 2015, and empirically analyzed the relationship between fixed assets and corporate performance by using the fixed effect model and the two-way fixed effect model.The study finds 1) the scale of fixed assets has a negative effect on corporate performance. 2) the quality of fixed assets has a weak positive relationship with fixed assets. 3) the growth rate of fixed assets impacts corporate performance positively.
