  • About 93$\%$ of domestic teal estate construction firms registered as the end of 2001 recorded net profits of only less than 500 million won(including firms in the red) for the term. As a result of having analyzed the ratios of sales costs and the structural ratios of sales costs for the past 10 years, it was found that there have been great changes in structural ratios of sales costs. Material costs and labor costs have gradually decreased, but outsourcing costs of processing have greatly increased. In order to find activity points which are fundamental to cost control, the methods of new activity based cost management have been pursued. The characteristics of real estate construction industry lie in the fact that contract prices (sales in) are fixed and amounts of profits differ depending on the use of costs. In order to create maximum profits from fixed contract prices, the new activity based cost management has been proposed. The control of operation budgets and management costs is designed to control their schedules and expenses in different respects. Operation budgets ate executed with specific activities and management costs are controlled as a form of material costs, labor costs, out sourcing costs and expenses which are details of expenditure. In order to execute them by using the methods of new activity based cost management, first of all, we have to analyze what activity drivers ale and how much added values such activities can create. It is considered as a method of cost management which is necessary far the survival management of real estate construction industry.

  • 지난 10월, 국회 건설교통위원회의 건설교통부 국정 감사에서는 노무현 정부 5년 동안의 부동산 정책이 도마 위에 올랐다. 의원들은 오른 집값을 끌어내리지 못하고 계획만 쏟아낸 노무현 정부의 부동산 정책을 집중 추궁했다. 전문가들은 현재도 앞뒤를 정교하게 따져보지 않은 반시장적 정책과 곳곳에서 사업성이 떨어지는 각종 사업이 진행 중이어서 차기 정부에 큰 부담으로 작용할 수 있다는 우려의 목소리가 높아지고 있다. 정부에게 바라는 부동산 경기 활성화 대책에 대해 알아봤다.

최근 부동산경기 부진의 금융관련경영에 대한 영향분석

  • [ $\circ$ ]최근 일본에서는 계속되는 부동산경기 침체로 금융기관의 부실채권이 크게 늘어남으로써 금융시스템의 안정성을 위협하고 있음 $\circ$ 우리나라에서도 1992년 이후 부동산경기가 부진한데다 건설업체의 난립에 따른 과당경쟁으로 건설업체의 부도가 늘어나고 금융기관 부실채권이 증가하였으나 그 정도는 일본보다 훨씬 약함 -일본은 지가(6대 도시)가 1995년 현재 정점 대비 $49\%$ 수준으로 하락한 반면 우리나라는 $89\%$ 수준으로 하락하는데 그침 -또한 우리나라에서는 부동산업에 대한 대출이 금지되어 있어 전체 부동산관련 대출배율도($17\%$)도 일본($29\%$)보다 작을 뿐만 아니라 금융기관의 총대출에 대한 부실채권의 비율도 $1\%$ 로서 일본($26\%$)보다 낮음 $\circ$ 따라서 우리나라에서의 부동산경기 부진이 일본에서처럼 금융시스템의 안정성을 위협하는 사태로 발전할 가능성은 크지 않은 것으로 보임

A Study on the Disposal and Purchase of Corporate Real Estate Assets (기업의 부동산 자산 매각과 매입에 관한 연구)

  • This study examined the motive and incentive for the disposal and purchase of corporate real estate assets based on the various firm characteristics. It was empirically found that firms with a higher leverage ratio, lower cash holdings, and lower sales growth are more likely to dispose of their real estate assets. This implies that financial constraints, internal reserves, and growth opportunities are important factors affecting the corporate decisions regarding the disposal of real estate assets. Meanwhile, it was found that firms with a lower leverage ratio have a higher probability of purchasing real estate assets, suggesting that a stable financial structure enables firms to acquire more of such assets. Using the transaction amount of corporate real estate assets, consistent results were found. While varied opinions on the utilization of corporate real estate assets have been raised, this study broadened the understanding of such by performing rigorous analyses. The result of this study would have practical implications in terms of the introduction of regulations or the establishment of business strategies related to corporate real estate assets.

Does the Real Estate Market affect the Unemployment Rate in Korea? (한국에서 부동산시장은 실업률에 영향을 미치는가?)

  • This study analyzed the impact of the real estate changes on the unemployment rate in Korea. Using monthly data from January 2013 to February 2023, the study employed a multiple regression analysis model. The key findings are as follows: First, there was a significant causal relationship between the real estate changes and the unemployment rate. Specifically, an increase in the real estate market led to a significant decrease in the unemployment rate, while a decrease in the real estate market resulted in a significant increase in the unemployment rate. Second, an increase in the loan interest rate was found to significantly reduce the unemployment rate, while a rise in interest rates had positive effects on the employment. Furthermore, an increase in inflation was associated with a significant rise in the unemployment rate. Moreover, an increase in the number of permits issued for housing construction significantly reduced the unemployment rate. Lastly, conducting robustness tests by substituting variables did not significantly alter the analysis results, indicating the robustness of the impact of the real estate changes on the unemployment rate. Based on the above analysis, it can be inferred that the fluctuations in real estate prices in South Korea are linked to fluctuations in the unemployment rate, and stable management of the real estate market may contribute to the stability of the unemployment rate.

  • A firm decides to go to the project based on its investment analysis. However, the cash flows generated from the real project can not be always coincident with what expected as it follows uncertain behavior and the asymmetric payoff caused by the managerial flexibilities involved in the real asset affects the project value. Amongst various managerial flexibilities entailed in most of the real assets, although investment delay has been known to enhance the project value thanks to its ability to provide new market information to management, the related research to select the time to invest have been just few. Therefore, this research aims to show the theoretical framework to decide when to invest reflecting the behaviors of increasing project value and loss recovery cost due to investment delay with option pricing, related financial economic, and variational theories.
