Although the life-spans of most apartment buildings are over fifty years, they are often demolished and retrofitted only after twenty years, in spite of its remaining life expectancy, resulting in economical waste. The purpose of this paper is to estimate optimum remodeling period of apartment buildings using total cost. In this study it is seen that total sum of running cost of life-span on the buildings is about 4.69 times of initial cost till the fifty years of the life expectancy. The optimum remodeling period of the apartment building is thirty years applying the discount rate of $4.17\%$ and the discount rate should be $6.122\%$ to obtain the forty years of the optimum remodeling period. From the sensitivity analysis based on the change of the discount rates, it is seen that if discount rate decreases the optimum remodeling period can be extended, or vice versa. As a result, a time of the demolished and remodeling can be expected and the basic data can also be established for lengthening life-span of the apartment buildings.
Rapid economic growth occurred in Korean since the 1970s. This economic growth caused rapid urbanization and an increase in population in city. As a results, there was a housing shortage problem in korea. The government and construction companies have been continuously building residential houses such as apartments, mansions, others. Apartments mostly consist of residential houses and are generally made from reinforced concrete structure. Reinforced concrete structures including apartments need to be renovated, because they deteriorate with respect to time. However, there is no available data or information regarding the cost or the period of time that is needed for renovates of these apartment. We are especially short of information on the defect data of remodeling construction. Therefore, the purpose of this paper is to provide fundamental data about the cause of defect in remodeled apartments as well as the appropriate time to execute renovation through a questionnaire survey with apartment residents as the participants.

The number of military facilities has been rapidly increased due to growing requirement of modernization and military welfare. However, adequate maintenance has not implemented to these facilities. As a result, they are deteriorated quickly and require performance enhancement treatments. There are two ways of performance enhancement, reconstruction and remodeling. Despite the research result that remodeling within the standard remodeling range is more economical, remodeling of military facilities is not considered equivalent to reconstruction as an option of performance improvement. Therefore, derived from the relationship between performance change during life cycle of building and range of remodeling needs, this study tries to propose Remodeling Process Model(RPM) which uses a method to choose remodeling in a Specific Point of Time(SPT) when remodeling is considered more economical than reconstruction. In addition, this study suggests practical service life and functionality evaluation standard together which require to realize the RPM. This RPM make it possible to avoid the cases that facilities which do not have any problem on structural reliability but have low level of functionality miss appropriate remodeling timing and inevitably choose reconstruction as a performance improvement option. It also present the possibility of simple reconstruction / remodeling decision-making for facility managers who administrate building having various type, compilation and elapsed time. Consequently, this process model focusing on remodeling more may contribute to reduce resource waste caused by reconstruction.

The purpose of this study is to predict remodeling timing of Permanent Rental Housing through historic data and cash flow analysis. For this aim, the study has estimated cash flow of Permanent Rental Housing considering initial construction costs, government supporting fund, rental incomes and maintenance expenses. Based on the expected cash flow analysis, reasonable remodeling timing is predicted for Permanent Rental Housing. The results of this study are as follows: (1) it is analyzed that building a8e of about 27 years is the best time for remodeling because cumulative surplus amounts reach maximum level, (2) it is required that remodeling should be made before 34 years of age roughly because cumulative surplus amounts change into minus from this time.
This study, presents the details of a propulsion system for a systematic approach to the remodeling of rural villages as part of the pilot project that will be implemented in 2013. Studies on remodeling rural villages have focused mainly on various concepts of remodeling purposes and functions, and on the size and allocation standards of the facilities, such as rural houses, village rest areas, or public facilities. Thus, research is required on the establishment of a plan to restructure rural spaces and suggestions regarding the standards applicable at the local sites. This study employed an upward access system to prepare for the remodeling project and encourage the local residents' participation. As a result, the local residents voluntarily participated in drawing up a comprehensive plan for the village maintenance settings and forms, and for making the arrangements, by discussing the pros and cons of the plan, or through the forum. Based on this result, the local government examined the project in terms of its specifics, size, timing, budgetary appropriation, and anticipated results in order to implement the project, and also provided aid from the field experts to review the plan for the space and facility plans, and the legal system to establish the remodeling plan for the rural villages. Thus, this study attempts to contribute toward improving the quality of the rural villager's lives through a comprehensive remodeling of the whole rural village, not through an individual remodeling method.

Technology based civilization has made a sustained advancement, resulting in economic growth and material prosperity. The outcome was the beginning of environmental destruction. Especially, in regard to construction, it has been recognized as a key culprit for pollution. As such, the construction industry has recently shown interest in the environment, as it has been applying environment friendly method of construction and reducing wastes. As the number of old common housing increases in our country, reconstruction and remodeling are implemented as a means of improvement. However, it can be said that remodeling is the inevitable option because of cost and environmental problems associated with reconstruction. As part of its feature, remodeling work is preceded by removal work. And, removal work inevitably creates construction wastes. Treatment of wastes that takes into consideration environmental aspects is important and for this, removal work that is based on environment friendly remodeling to ensure selective separation must be implemented. Yet, a removal work based on environment friendly remodeling has a lower level of output compared to existing methods. Because remodeling work by its nature has a post construction work which proceeds after it, securing work efficiency is important as the removal work is a critical path activity. Thus, the present study improves the work process of a removal work that is based on environment friendly remodeling so that it becomes a work process that includes work efficiency. For this, as a case study, old common housing has been selected, and a TACT process has been developed which is based on data acquired from environment friendly removal work. And, this study develops an optimal TACT process which is based on environment friendly remodeling by conducting a simulation for a 15 floor apartment.

The establishment of a green remodeling strategy is focused on technology, so the necessity of establishing a customized strategy considering the field situation has emerged. This paper examined the technology strategy through sensitivity analysis as a methodology for guiding strategy. For a 90-square-meter detached house, nine models of the construction standards of pre-1980s, 1984, and 2010 in Seoul, Daejeon, and Busan were assessed using the optimization method that combines the energy plus engine and the ModeFrontier. Sensitivity analysis was performed, and the remodeling strategy priority was derived. For pre-1980 models, the strategy for enhancing the roof insulation performance had a significant priority. The SHGC values of the windows were found to have the next highest priority regardless of the region and the time of completion, showing that the performance standard, including the SHGC, needs to be expanded. The possibility of remodeling while maintaining the existing geometry was confirmed because the adjustment of the window wall ratio accompanying large-scale demolition works has low priority. The priorities of technology strategies in each case showed very different patterns, suggesting the possibility of establishing a remodeling strategy by a comprehensive evaluation along with economics and constructability analysis.
In this apartment market, many apartments are being reconstructed within even less than 20 years from their first construction. This entails many problems in environmental and economical facets, for which many researches are under way in several institutions and universities. International cases show that the international trend goes for remodeling of maintenance, management, and repairing rather than new building. The purpose of this study is to investigate the factors of cost evaluation for establishing the time period of apartment based on durability of material and equipment while considering the economic feasibility of apartment, when remodeling as a concept of sustainability regarding building is being vitalized. This study investigates the proper period of remodeling in consideration of weight accruing to the LC(Life Cycle) and cost based on the standardized durability. The weight of cost, period establishment analysis, and LC according durability varies the data values of remodeling periods. The physical durability and cost from this data enable the investigation into not only the repair period of individual materials of the apartment but also remodeling period.
