  • Remodelling projects have recently emerged as an alternative construction market. Due to the limited experience of such projects, repetitive mistakes and failures in project management become concerns for those in the market sector. The objective of this paper to report preliminary findings in relation to core project management issues in office remodelling projects based on literature review and expert interviews.

  • Recently, the architecture remodeling is rising as new alternative for activating the construction market as the interest toward life cycle of buildings has increased. But the reality is that current remodeling business is suffering various types of difficulties in its performance due to the absence of general management technology and factor technology in systematic performance procedure or evaluation, etc toward remodeling effect, evaluation on performance, imperfect system for reflecting user requirements and remodeling life cycle ; planning, $feasibility ^{\circ}\hat{E}designing^{\circ}\hat{E}construction^{\circ}\hat{E}management$ along with lack of overall understanding on remodeling. Accordingly, this research has attempted to search for an effective management method through overall understanding in project performance by presenting work procedure of remodeling project and analysis items for decision making, etc centered on early planning stage out of three stages called planning, designing and construction.

  • Most old apartment housing have been replaced with new ones by means of the reconstruction. But with the change of the construction environment, remodeling is introduced as a new alternative for the replacement. Remodeling is expected to reduce national loss owing to the early reconstruction of old apartments resulted from economical and functional deterioration. But there still remains a lot of problems to be first solved for Remodeling. One of those is to figure out how to perform an economic feasibility analysis effectively. The researches of remodeling done under the rally stage are not sufficient in economic feasibility for apartment housing. Therefore, this paper suggests an effective method for the economic evaluation of remodeling projects focusing on a rental high-rise apartment.

  • The efficient preservation and improvement of stock buildings including houses have become a significant national issue coming into the 21st century. The increase rate of new house demands have lessened and the efficient management and usage of old buildings have become more important. However, lacking research on the effects obtained through remodelling and the perception that it is less profitable than reconstruction have interfered with the vitalization of the market. Also, the excessive profit rate contractors insist have caused conflict between the residents and contractor and weakened market stability. This research examines the related codes, the strengths and weaknesses of marketing positioning in apartment remodelling a rational method for analyzing each project and the working process. A survey was performed to investigate preferences and priorities between the business methods in order to obtain advices that can smoothly progress each project and improve overall building quality. Through this study, the flow of remodeling market is elevated reaching the level in advanced nation.

  • 548 thousand apartment houses of Seoul has been used over 15 years and remodeling is available. It is 42% of the overall apartment houses currently and it is assumed to increase to 800 thousand in 2015. The maintenance work is divided to reconstruction and remodeling. Due to the regulations of the government, expansion remodelling has been the most considered alternative. However, 75% of the extension remodelling, yet, are in the preliminary phases. Thus, this study suggests factors hampering the vitalization of extension remodelling and solutions for each factor by means of Delphi analysis method.

  • Markets for the apartment remodeling projects will be a major portion of the construction industry in near future. However, only partial remodeling works in the apartment were done so far. This situation caused bad impact to expand the remodeling markets and less profits of the remodeling projects. In order to solve this problem, many other researches were done previously to Improve profits of the apartment remodeling projects. However, the results are too theoretical to implement them and Improve profits. In this research, profitability influence factors that are possible to improve effect of the remodeling works are selected and analyzed through several studies. Then, correlation analysis is performed between the improvement level in the remodeling projects and the numerical profitability based on actual cases. The result clearly shows that some improved remodeling items are strongly related to the profit. These results lead us to the strategy to follow for the purpose of increasing profits of the remodeling projects.

  • Until now, the domestic construction market has been formed focusing on new construction and reconstruction in the apartment industry. Recently, however, the remodeling market for old structures have shown a tendency towards land shortage and land price increases in the major cities : the reinforcement of regulations regarding reconstruction ; expenditure reduction and the solving of environmental problems by regarding old structures is pursuing low costs and maximum efficiency. The interest in remodeling is increasing, however, remodeling has not been successfully initiated in the apartment division for a reasonable period of time. Consequently to acquire mutual agreement for remodeling from the residential occupants. In order to evaluate profitability, it is necessary to set priorities and reasonable criteria for remodelling and to this end, it is also required to assess each fact of remodelling in view of both customers and supplied.

  • Recently, apartment-remodeling project is booming since various reconstruction controls are tightened. However, the project has difficulties because management systems used for apartment-remodeling projects are not available. Identifying and analyzing risk factors that are required for risk management, this paper suggests the risk level through paired comparison performed by AHP method and probability assessment for risk level analysis. It is expected that this research will be utilized to minimize the risk of apartment remodeling project and for basic materials to perform the project and helpful to change newly build-oriented construction into sustainable industries. Hereafter using the risk factor analysis data of this paper for this research project, risk management model is considered to be constructed.

  • Since the beginning of our military history, we are continuously interested in supplying apartment for military officers. So we possessed 72,361 households and used in 2002 however, $18\%$ of those are over 20years and need to be remodeled Department of Military has taken this fact seriously To solve the problems, they built more new buildings, rent public buildings and remodeled the old one But, The procedure of present military apartment remodeling has many problems at the stage of evaluating the priorities in various remodeling projects which have been caused from lots of corps. I've reviewed the study of military apartment business and applied the AHP(Analytic Hierarchy Process) method which is effective to evaluate the priority in various groups' decision.

  • A renovation project of apartment housing is generally divided into four stages: Project inquiry stage, planning and feasibility stage, design stage and construction stage. Currently, procedure and managerial technique for a remodeling project has not been systematically established so that many companies have difficulty in doing their business. In particular, the design stage in participant which a project managers, designers, residents and engineers is more complicate than the other stages in terms of roles and working procedure. The design documents can be found trial and error if it is not well managed. The insufficient design caused by lack of ability to efficiently utilize information obtained during the stage and inappropriate decision-making not only results in diverse problems in the construction stage but also makes people suspect satisfaction and reliability on the remodeling improvements. Therefore the design stage is very significant issue on the renovation project. As the consequence, the design stage of a remodeling project is so important that it should be carefully managed, and composite understanding of the process to be executed. To do this, we provide roles and responsibility of each participant in the design stage and analyze the process where information is utilized in design stage. The information is analyzed in terms of input, tool and output.
