도시형 실버타운의 입지특성 분석 연구 (Analysis of the Location Characteristics of Urban Silver Towns)

  • 최근 우리나라에서 급속도로 증가하고 있는 노년층은, 과거와 달리 '액티브 시니어'로 불린다. 액티브 시니어는 높은 거주 비용에도 불구하고 도심의 실버타운에 거주하는 것을 선호하며 그들만의 새로운 도시콘텐츠를 만들어 간다. 액티브 시니어의 생활특성을 반영한 새로운 도시 콘텐츠는 그들의 거주지 선택에도 중요한 영향을 미친다. 본 연구에서는 액티브 시니어의 도시생활 콘텐츠를 바탕으로 액티브 시니어의 주요 거주지로 선호되는 도시형 실버타운의 입지 특성을 파악하는 데 목적을 두고 있다. 액티브 시니어의 도시생활 콘텐츠를 고려한 도시형 실버타운 입지 특성으로는 1) 대중교통, 2) 주변간선도로, 3) 문화 쇼핑시설, 4) 의료시설, 5) 아파트 단지, 6) 자연적 환경으로 구분할 수 있다. 특히 자연적 환경보다는 주변의 의료시설 및 아파트 단지 및 문화 쇼핑 시설이 도시형 실버타운의 주요한 입지 특성으로 나타났다. 본 연구의 결과는 액티브 시니어의 새로운 도시 콘텐츠인 도심 실버타운의 입지선정뿐만 아니라 고령자 주택 관련 정책에도 도움이 될 것으로 기대된다.

  • The purpose of this study is to suggest the improvement directions and conditions of spacial composition according to location style of silver towns. The spacial composition of silver town used in 3 cases are analyzed according to their location(the urban type, the sub-urban type and the resort type). The points of analysis are focused on the necessary spaces and selectable spaces related to location of silver towns. In conclusion, the urban and sub-urban silver towns should have the necessary spaces and selectable spaces through analysis of the spaces in healthcare facilities near at hand. The resort silver towns should be planned to harmony the functional spaces with building shapes because they consist of various spaces.

  • Recently, human's life is more longer and the birth rate continually decrease by the development of medical technology. In 2026 the ratio of the elderly will come up to 20.8% and be a 'post-aged society'. Development of economy and industrialization not only accelerate the urbanization and formation of nuclear family, but also change the changing of traditional society and one's value. So the issue of society and value's changing in the elderly increase the centralizing in the silver industry, and by the recent research about the elderly, they not want to live with their children, but want to live independently. This study is meaningful at the next generation of Ubiquitous society and post-aged society, proposing the smart silver town in urban type and let the elderly keeping the existing life in city. It realize the concept of 'Aging in Place' and propose the smart silver town in urban type which appropriate to behavior of the elderly, and being satisfy with various requirements of the elderly. This study point up the combination of physical elements and electronic elements through the smart technology, and making an smart environment to compose the smart silver town in urban type which react the behavior of the elderly.

오픈 하우징 개념을 적용한 도시형 노인 공동주거시설의 주호 모형 개발에 관한 연구 -당뇨병 노인의 질병 종류와 진행에 대응하여- (A Study on Unit Model Development of Urban Type Silver Housing Applying Open Housing Concept -In Response to the kinds and process of diabetes elders-)

  • The purpose of this study is to propose prototypical plans for a dwelling unit applying the concepts of 'open housing' and 'aging in place' for senior citizens living in cities focusing on specific life patterns with chronic disease. Especially, a unit was designed for diabetes patients because diabetes, a representative disease of elderly people, often accompanies complications such as arthritis and Alzheimer disease. A unit design suitable for the convenient life of the elderly people with diabetes will provide a guideline for the similar unit designs of the senior citizens with other diseases. In this study, three types of unit plan are proposed. A-type plan is for type-1 diabetes patients, B-type alt.1 for the independent seniors of type-2 diabetes patients, and B-type alt.2 for the dependant seniors of type-2 diabetes patients. And a support design for a unit plan with the exclusive area of $60\;m^2$ is proposed. The same support design is used for all three unit types. Although the locations of bathroom and storage room are fixed and the location of the kitchen is changeable only in wet-zone. In conclusion, senior residents with diabetes can choose one of three unit types before occupation and the chosen unit type can be renovated by replacing infill systems as the health condition or life style changes.
