  • For achieving urban regeneration project, systematic research and analysis about various urban activities are developed urban area. On the based of the research and analysis, a comprehensive regeneration system should be approached to support and manage of an urban regeneration project. This system can be utilized all phase of an urban regeneration project, and it is important link-up and utilization the related GIS. This study will offer that basic strategies of building a comprehensive system for urban regeneration project, and contribute to building a system to support all phase of an urban regeneration project. Also, this study will provide a opportunity to local gov. and central gov. that improve utilize built system.

  • 도시재생종합정보시스템{참고문헌1,2]에서는 도시의 쇠퇴정도를 파악하고 그에 따른 도시재생사업을 수행하는데 있어 의사결정 지원과 관련정보 등을 제공해주고 있다. 본 연구에서는 도시재생 사업이나 정책을 진행시키고자 했을 때, 기개발되어진 쇠퇴/잠재력 시스템의 연계/활용을 통해 효율적인 도시재생 사업의 의사결정을 지원해줄 수 있는 우선순위 선정프로세스를 연구하였다. 또한, 시스템간의 연계/진단을 위한 정보 프로세스 및 구현방안을 제시하였다. 제시된 우선순위 선정방안으로 보다 객관적, 직관적인 도시의 현황 및 DB 제공할 수 있으며 이를 통해 도시재생 사업 및 정책의 의사결정을 위한 근거자료로 활용 할 수 있다.

  • 쇠퇴되어가고 있는 도시를 부흥시키고자 하는 도시재생 사업의 성공을 위해서는 종합적인 정보체계를 갖추어야만 한다. 먼저 정확한 데이터를 통한 도시의 쇠퇴현황을 진단하고 쇠퇴의 유형에 따른 올바른 대상지를 선정하여야 하며 주민의 참여를 유도하는 정보체계 및 사업의 모니터링을 통한 지속적인 관리체계를 수립할 수 있어야 한다. 본 연구에서는 이러한 도시재생을 효율적으로 수행할 수 있는 정보체계를 도시재생종합정보시스템를 중심으로 제안하고 운영관리방안을 제시하였다. 제시된 정보체계 속에 유기적인 정보의 활용을 통해 우리나라 도시재생 사업의 효과적인 수행을 기대할 수 있다.

  • 도시재생종합정보시스템은 도시의 쇠퇴정도를 파악하고 그에 따른 도시재생 관련 정책수립 및 사업의 수행에 있어 의사결정 지원과 관련정보 등을 제공함을 목적으로 하고 있다. 본 연구에서는 도시재생 사업이나 정책을 진행시키고자 했을 때, 기 개발되어진 쇠퇴와 잠재력진단 시스템의 연계 및 활용을 통해 효율적인 도시재생 사업의 의사결정을 지원해줄 수 있는 우선순위 선정프로세스를 연구하였다. 또한, 시스템간의 연계를 위한 정보 프로세스 및 구현방안을 제시하였다. 제시된 우선순위 선정방안으로 보다 객관적, 직관적인 도시의 현황 및 DB 제공할 수 있으며 이를 통해 도시재생 사업 및 정책의 의사결정을 위한 근거자료로 활용 할 수 있다.

  • The mixed-use development project like urban regeneration project has been enforced with long period and participation of various stakeholders. For this character, lots of risk could be occurred during the process of project and the project's success or failure depends on the risk management. So the process of identifying and responding to risks in urban regeneration projects should be followed systemically. The risk identification phase is the first step to identify risk factors and define risk's character. One of the risk identification methods, the checklist, is the most practical and well-known one. This study suggests the check list that devide risks classified by stakeholders through analizing tasks of stakeholders and drawing risks. This kind of checklist which handles risk factors classified by stakeholders is an easy tool to identify risks and expected to be effective to find risks for various stakeholders and themselves in the urban regeneration projects.

  • We face with difficulty of Urban Regeneration because of conflict between complex stakeholders by structural characteristics of Urban Regeneration. Actually, many parts of stakeholder are assumed and conflicts of stakeholder aren't solved using systematic management. Therefore, In this study, I analyzed definition and special quality of Urban Regeneration and proposed necessity of Stakeholder Management that manages suitable communication and their relation of each stakeholder through grasping and analyzing stakeholder as Program Management for Urban Regeneration.

  • There are many stakeholder whose interests against the rest and lots of complex projects in Urban Regeneration. Moreover, there are various communication routes and complex decision making structure because the benefits among stakeholder are conflict. Eventually, the lots of decision making task and complex structure cause inefficiency and delay of Urban Regeneration business. This Is a basic study for establishing decision making governance which help efficient decision making in Urban Regeneration. This study was conducted follow process. Through the analysis the Urban Regeneration process and literature study of "Governance", we characterize the decision making of Urban Regeneration, and based on that character we founded "decision making governance composition". Finally we suggest the "Decision Making Governance System Concept in Urban Regeneration"

  • Objective of Urban regeneration is a recovery of urban utilities through a physical, environmental, cultural, industrial and economic regeneration. The current paradigm of urban regeneration is not a simple redevelopment as physical redevelopment or improvement. This study is proposed that value system management applied the benefit management, value system, Quality Function deployment for a value conflict of urban regeneration. There is a reason to conflict value that value system is unstructured. Because this study is proposed to establish the process of value system, and applied this process to Se-woon 4th area urban regeneration project. This study is analyzed to divide value system of urban regeneration program into city level, district level, zone level in district. An analysis of value system obtained through '2020 urban master plan', 'the downtown recreate a comprehensive plan', 'Se-woon New town plan'. It is proposed that value system management method through Between values correlation analysis and the order of priority deduction. These are obtained to use Delphi technique and Analytic Hierarchy Process(AHP)

A Study on the Evaluation of Urban Regeneration Project Sites Using the Density and Diversity Indicators of New Startup Stores (신규 창업점포의 밀도 및 다양성 지표를 활용한 도시재생사업 대상지 평가에 관한 연구)

  • This study analyzed various indicators of new stores targeting urban regeneration areas and compared them with the control group to evaluate the possibility of revitalization of areas where urban regeneration projects are taking place. The results of the study are divided into three categories. First, the density of new start-ups in urban regeneration areas was higher than that of the control group. Through this, urban regeneration areas will bring about an influx of new floating populations and will act as a positive factor in local revitalization. Second, the urban regeneration areas and the control group were compared based on the business type of new start-up stores. As a result of the analysis, urban regeneration areas have a high proportion of industries targeting the active population, not residents. This will promote local activation by attracting the daytime population. Third, the urban regeneration areas and the control group were compared based on the diversity of the business types of newly established stores. As a result of the analysis, urban regeneration areas in metropolitan cities will induce multipurpose shopping for consumers as stores selling different products are concentrated. On the other hand, urban regeneration areas in small cities will induce consumers to compare shopping as stores selling similar products are concentrated.
