For this, a residential area of the built-up area is analyzed in terms of why people in that area are moving out of the area and who fills in it after all. This study founds that narrow roads in a residential area and the changes in land use from residential purposes to commercial are major forces that push the people in the built-up area. In addition, the lack of welfare facilities, the pavement of roads, and pedestrian roads. education. crime. the lack of interaction between neighbors, and the quality of housing are all emerged contributing the loss of people in the built-up areas. It is recommended that all the factors here should be restored in an appropriate way. This study focuses on policy measures and surveys of remodeling and analyses the likelihood of remodeling and prospect of it. These major findings were diseased: First, people have changed their propensity about renewing their residences from reconstruction to remodeling. This would account for the likelihood of remodeling and its popularity. Second, unlike the stronger demand for remodeling, over half of people respond express that they are reluctant to pay the costs involved in renewing the public spaces of their apartment complexes. This argues that it would be necessary to review policy measures in other countries. Reducing financial burdens of those who are willing to remodel their residents and to trigger their participations. In addition, the costs should be saved from the outset of constructing new buildings. With the suggestions drawn in this study, the remodeling should be regarded as a considerable measure to renew the residential areas, especially where the area is already built-up and the development density is severely limited.

  • This study starts from the architectural and urban interest to integrate the daily life and behavior of residents in the city of Seongnam and to sustain the community. A fixed abode is something that can not be separated from the place and should be approached from a comprehensive perspective reflecting the physical and social conditions of the region. Although residential neighborhoods have a residential walking range, which has a steep slope, it has been formed in the suburbs of the residential area where commercial facilities are activated organically. The humanities and social organizations of the residents are integrated with the physical space and act as constituent factors of major cities. This is an attempt to suggest improvement and activation of existing cities based on their daily lives, rather than destroying cities and creating new ones. Also, it is proposed to 'Neighborhood Street' as an indicator of a uniform urban renewal plan for existing urban regeneration projects. Based on the definition of the city of living in the city, the center of the city will be located in the center of the city, and it will be the center of the city's bustling streets.

  • The ubiquitous city construction act worked as an institutional basis for the U-City projects which were actively driven in the new urban areas until 2010. However, the country's urban policies which were recently changed focusing on revitalization of the existing towns and urban regeneration led to the increased demand for revision of the u-City law with a strong character of procedural law mainly for the new urban areas. Therefore, this study, taking into account the changes of the country's urban policies and the conditions related to u-City, established the direction of revision on the u-City law as the diversification of the u-City projects, reinforcement of u-City management operation and the supports for the u-City projects, and presented the consequent action plans. This study aims to review the problems with the current u-City law and the improvement plan from the practical point of view for reflecting the country's urban policy flow and demand. It is expected that the result of this study will be able to be utilized as a basic material for supporting the continuous development and expansion of u-City by law and system.

  • This study selected blind spot areas for public transportation in four metropolitan cities including Busan, Daegue, Gwangju, and Daejeon. Then this study developed a nested logit model and analyzed the changes of mode choice behaviors after adopting rapid transit system using stated preference(SP) survey. As the study results, blind spot areas have more potential public transportation demand and tendency to shift to public transportation from autos than built-up areas. This study results can be utilized to evaluate demand changes for new rapid transit system in a circular expressway and an arterial highway connecting CBD and surrounding areas. The study results also can be utilized to analyze the potential public transportation demand in the surrounding areas.
