The primary focus of this study has been directed towards assessing the potential impact of construction method improvement on a reduction in project cost. A total of 90 actual application cases were collected from a public organization and private construction firms, and 32 cases were used in analysis by adopting a synthetic approach. The level of cost reduction was measured in terms of material and labor cost by comparing the existing method and the improved method. An analysis of the results indicates that project cost can be reduced by up to 5.26 percent compared to a normal project by adopting a synthetic approach. Additional benefits include the assurance of uniform quality, savings in terms of labor and/or materials, and improved productivity. The potential of the applicability of this approach to other types of buildings and the implications of research findings were discussed in detail.

Despite the many advantages of modular housing, low preference for modular housing for consumers who are familiar with RC structure leads to high construction cost of modular housing. The cost of modular buildings is about 130% of that of RC structures, so it is urgent to secure economical efficiency of modular buildings. Therefore, in this study, after calculating the savings amount of modular housing by type of construction work, economic analysis was conducted from a long - term perspective. In order to carry out the research, the authors compiled and analyzed the material cost, labor cost, and expenses incurred by each type of work by reclassifying the statement of the modular housing into the factory production and the site installation. After that, Pareto diagrams were created to find a core work that is included in the cost ratio of about 80%, and selected it as a cost reduction subject. Based on the assumption that the market size of domestic modular housing is similar to the level of modular advanced countries such as Japan and European countries, six cost reduction methods were set up that reflects the characteristics of the modular construction method and used for the expert interviews. Cost saving potentials in percentage from the interview were converted to the amount of savings that can be achieved by each type of method when applying the method. Finally, the findings of the study are expected to suggest long-term directions for technical development for modular construction and cost savings.

The Ministry of Education and Human Resource Development has implemented the Construction Cost Saving Policy since 1998. The National Universities and Regional Education Committee have been required to follow the details of the Policy in constructing educational facilities in their jurisdiction. While the Policy has positive effect on construction cost saving of the entities, it has been criticized from the beginning of the Policy implementation because of its negative impact on project quality, education quality, trust in the public sector construction business, and solvent operation of the private construction companies which build the educational facilities in the entities. The research aims at investigating the pitfalls of the Policy and suggesting more reasonable approaches that can satisfy both the governmental entities and the private companies.

When managers predict exact construction cost at early stage and design phase, they can reduce construction cost in a more efficient way than to predict at construction stage. But present of public construction cost estimation and management almost after the construction documents design phase. Therefore, construction cost management in the early stage and schematic design phase to generally use approximate estimating is not correct. Accordingly, this study analyze problem of current cost estimating method and a concrete cost plans make using case information of actual cost to analyze in schematic design phase. Possible to check going on the suitable design, this study conducts the preliminary research for the development of cost estimating model.

건물지하터파기에서 지하굴착시 공사비절감 및 안전관리를 위하여 계측관리를 실시하였다. 본 빌딩은 길이와 폭이 38.6m, 28.5m, 터파기깊이는 17.5m로 원설계에서는 strut5단으로 토류벽을 지지하여 흙을 굴착하는 것으로 설계되어 있으나 토질주상도를 참고로 할 때GL-8.5m부터는 굳은 토사층 및 풍화암층이 나오는 상태이므로 원설계와는 달리 토층이 연약한 부분만 strut로 지지한 후 strut에 strain Gauge를 부착하여 굴착단계마다 strut의 응력을 검정하고 이 응력값이 부재의 허용응력 이내로 계속된다면 Strut단 수를 절감하는 방안으로 일을 추진하였으며 본문에서는 이에 대하여 설명하고자 한다.
