The Current State and Application of project Financing followed by Sale after Building System of the Apartment (공동주택 후분양 전환에 따른 프로젝트 금융의 현황 및 활용방안)

  • The supply for the apartment complex in Korea has been accomplished by the sale before building system as a way of institutional means to support massive housing supply in the past. Although this sale before building system has helped the provision of the housing, the necessity of that has been weakened in the current housing market. As this market is changed to emphasize on consumer, the necessity of conversion to sale after building system was raised and finally enforced partially. However, the sale after building system has difficulty in ensuring construction fund and the safety of housing business. So, the diversification in the style of business structure we and the strategy for the activation of construction fund will solve these problems. Consequently, this essay examine the change and influence in the construction fund after adopting sale after building system and suggest the appropriate strategy in project financing for providing fund and reducing the risk in construction business.

  • The purpose of this study is to estimate elemental costs of an apartment building. The adapted research method includes a case study from $^{\circ}{\AE}H^{\circ}{\phi}$ construction company. The results of this study are as follows: 1) An elemental cost format of an apartment building is proposed, 2) An elemental cost table based on a case study of $^{\circ}{\AE}H^{\circ}{\phi}$ construction company is suggested.

  • Apartment remodeling has been a hot issue in Korea. At first, all facility should be constructed newly in a city. When land is not suppled for new construction, reformation or rehabilitation of the facility may be executed. Though the demand of reformation is increasing, the system except financial support is not systematically provided. Therefore remodelling system and policy of domestic and oversea were examined, and the direction of the system were suggested in this research.

  • Korea owns vast amount of apartment houses no less than those of world prominent countries, but did not pay enough efforts to maintain existing apartment houses and develop policies to reuse them due to growth driven policy of housing supply like construction of new houses. Korea constructed tremendous amount of houses in short period through government led forced house supplying policy, and resulted in excess houses such that present house supply rate happened to be reaching 110%. However, recently there are growing demand of change in housing policy due to social environmental changes like low birth rate and aging of society etc and nationals' demand for improvement of residential quality. When such social changes are demanded and 80% of apartment houses in Korea are less than 20 years old, renovations and remodeling of apartment houses are anticipated to emerge as important matter. In particular, the apartment houses in Seoul and the 1st generation new cities like Bundang and Ilsan etc have passed considerable period of time after construction and require safety measure, it is quite impending to raise engineers for the maintenance of existing apartment houses. Therefore, in this paper, direction for the raising of maintenance engineers in Korea was proposed through analysis of relevant qualification system for the apartment houses maintenance engineers in the U.S.

  • In 1999, a residence stock amounts to 11 million units and apartment housing holds 57.6 percent of the residence stock. Without proper remodeling for apartment housing, a significant portion of them would be expected to be demolished shorter than their life-time due to socioeconomic reasons. Apartment housing is maintained depending on government regulations such as 'Housing Construction Promotion Code' and 'Apartment Housing Maintenance Ordinance'. However, there are many problems with implementation of them. In order to solve the problems, we focus on the remodeling system that includes Maintenance of Apartment Housing, Finance and Taxation, Special Repair Appropriation Budget, Resource Quality and Standard Plan, and Remodeling associated with the code. And this study, which being compared with the foreign remodeling system, presents the improvement scheme of system for apartment housing remodeling. This study aims to promote remodeling apartment housing and provide the suitable scheme for remodeling activities.

  • Recently, quality inspection and defect management have been considered as one of the major issues for increasing customer satisfaction and corporate image in domestic construction industry. However, the quality inspection and defect management have not been performed systematically because of insufficient field managers, the excessive amount of documents, complicated work process and difficulty in communicating construction information. Therefore, the field manager could not perform the quality inspection and defect management work in time as well as the reliability of recorded quality and defect data was decreased. The primary objective of this study is to propose a quality inspection and defect management system using information technology which enables field managers to efficiently gather the information of defection in apartment housing. It is anticipated that the effective use of the proposed system would be able to imp개ve communication among the related participants and systematically accumulate data that might be used in similar construction projects.

  • Gangform compared with conventional wood and steel form is systemized form which has a capability to install and dismantle form at a time without repeating to assembly and disassembly small members. Gangform compared with ACS has some problems such as 1) Tower Crane load increase, 2) increase in safety incidence during climbing Gangform, 3) decrease in detachment operation productivity, 4) stop work due to climate impacts, and 5) decrease in labor cost, productivity, quality. A conceptual design model of automated Gangform climbing system is suggested for apartment housing construction to show its technical/economic feasibility and workers' safety while increasing operation productivity and concrete quality.

  • Recently, After Service(AS) management in apartment housing projects has been appeared as one of the major factors for improving customer satisfaction, and increasing competitiveness and raising image of a company in construction industry. The primary objective of this paper is to propose a web-based AS management system which enables field engineers to effectively collect AS information required from customers and effectively manage the statuses and results of AS performed. It is anticipated that the effective use of the system proposed in this paper would be able to improve communication efficiency among the AS participants, and help field engineers systematically manage and accumulate data that might be utilized as a reference in future construction projects.

  • In suite of a high supply of multi-family housings, the government's housing policies have only been focusing on the construction of housings and their supply, while being almost indifferent to the maintenance management of them. As a result, a considerable amount of inconvenience to the use of housing resources and habitation of residents occurred. Accordingly, on this paper, the current housing policies and their inspections on the maintenance period are compared and analyzed with suggestions for improvement. Analysis shows that repairing of housings at appropriate time not only significantly delays the deterioration of housings, but also keeps the function of housings to their original condition. Therefore, through an efficient management of repair maintenance, wearing of buildings can be delayed and their functions can be improved.
