A Study on the Evaluation Criteria for Feasibility Analysis of Apartment House Development Project (공동주택 개발사업 타당성 평가항목에 관한 연구)

  • When planning and promoting apartment house development project, it is very important to carry on profitability in planning stage through realistic evaluation and analysis about distributability. Especially, the analysis about project feasibility through forecasting the early distribute rate is crucial stage because it could evaluate overall expecting benefit and feasibility of the project. However, researches and studies related with forecasting profitability and distributabilty of construction development project are insufficient. Also there is a big gap of the standard for evaluating early distribute rate between government and individual corporations. So it is necessary to study about the evaluating early distribute rate. In this point, this study aims to present effective evaluating standard(criteria) which is for forecasting profitability and distribute rate through analyzing various factors and weight of apartment house development projects. This study compared and analyzed examples of the real initial rate of private apartment sale based on the government estimated standard. Among estimated index, omitted items and factors to be additionally considered are combined as 33 detail appraisal contents of 4 parts 9 items by allotting them based on the data about priority of all considered factors.

A Study on the Profitability According to the Different Sales Timing in Apartment Housing Development Projects (공동주택 개발 사업의 분양시기 변동에 따른 수익성 비교.분석에 관한 연구)

  • The purpose of this study is to analyze of profitability accordance to the different sales timing in apartment housing development projects. The adapted research method about public apartment hosing development projects by a private construction company is concentrated on the middle and large scale housing. The methodology for analysis of profitability through the change of timing for sales is analysed. According to this methodology, the difference of profitability by different timing of first sales is compared and analyzed. The results of this study are as followed 1)The major factors to affect the profitability for apartment housing development project consist of the timing of sales, the method of payment and the rate of sales. 2) The case study was carried out and then the profitability is analyzed the profitability for the three of cases is got worse when the sale after construction especially on the time of construction progress rate 80% is carried out.

  • With construction industry recession, many construction companies are increasingly conducting the development projects by themselves. However, housing projects requested by developers still stand large portion. Although many studies on feasibility analysis were released, they mainly focused on economic feasibility and lacked research on factors and criterions of overall project. Also, because previous studies overly break downed factors related to project, they rarely used in practice. Therefore, this study developed the feasibility analysis model of housing development projects to help main contractors to easily and effectively decide if it is feasible enough to promote the projects requested by developers, and verified the reliability of the model. In this study, thirty one driving factors were identified under seven different categories and the criterion of each factor was also developed. The survey on important index of each factor found "salability", "economic feasibility", "site location" and "method of raising fund" significant. 3 projects were tested by the model and its results showed resonable reliability.

  • Development work of apartment houses is a complex medium-and long-term project requiring grand resources and work force. Since in combination inner and outer project variables relate to project output, uncertainties caused by not only a given site condition but also politic, economy and social sectors are generated during the project. These risks influence output of the project as important factors, and ultimately as management variables in priority giving an effect on earnings and the financial structure of enterprises they should be manageable with the risk reduction plan. In this point of view, this study focused on development work of apartment houses among construction project. Risky factors were deduced, analyzed and evaluated based on Value Engineering from planning to designing to executing to maintaining. Eventually, this study showed the foundation guaranteeing competitive power of public and private construction sectors.

  • In recent years, there has been more reconstruction and redevelopment of apartments rather than efforts to consider alternative to extend the life time oh the apartments. It is essential to try to develop ways to adequately maintain and to use the apartment facilities efficiently in order to preserve earth environment and the limited resource. However, lacking research on the effects obtained through remodelling and maintenance have interfered with the vitalizing of the market. The objective of this study is to propose criterions and methods with which to evaluate adequacy of developing method. A survey was performed to investigate important evaluating methods in order to obtain advices that can smoothly progress improve apartment developing method. This study applied AHP(Analytical Hierarchy Process) methods for reasonable dependancy of developing in apartment. Through this study, the flow of apartment market is elevated to reaching the level in advanced nation.

  • 오는 7월부터 ''도시 및 주거환경 정비법''이 시행되면 공동주택 시장은 크게 변할 것으로예상된다. 이 법은 그 동안 개발지상주의가 팽배해 있던 공동주택 시장을 성장관리 체제로 전환해 관리하겠다는 의도에서 출발했다. 이 법이 시행되면 향후 재건축사업은 도시계획 차원에서 관리가 가능해지고, 그 동안 수많은 사업추진 과정에서 나타난 비리와 잡음이 차단되는 등 운영관리 측면에서 긍정적인 변화를 기대할 수 있게 된다. 하지만 이러한 내부적인 변화에도 불구하고 도시 및 주거환경 정비법의 도입은 공동주택 시장에 여러 가지 문제점을 노출할 우려가 높다.

  • As of 2017, there are 848 million households living in apartment and 55.87% of Aged apartments over 15 years old. The allowable standard for remodeling the apartment is more than 15 years and the market for remodeling the apartment will continue to increase. For the success of the remodeling project feasibility analysis is important but the existing feasibility analysis of new construction and reconstruction is being used for remodeling feasibility analysis. Therefore, it is necessary to study the feasibility analysis of customized remodeling without increasing the number of households according to the building law. Purpose of this paper is to develop a feasibility analysis methodology for customized remodeling projects by deriving the factors affecting the formation of land prices and building prices in apartment. According to the concept of price formation of the apartment, the analysis method of the customized remodeling of the old apartment using the factors affecting the Land Price Indexes, Officially Assessed Individual Land Price, House Price Indexes, and Officially Assessed Individual House Price was suggested. The Stair Price Algorithm developed in this research can be utilized at the stage of selecting remodeling contractors after the remodeling housing association is established.

  • Usually feasibility analysis in a narrow sense is a economic analysis of project. Feasibility analysis focused in this study is confined to the matter of finance. Many studies have been executed in qualitative element which include decision-making process or prediction of housing market. But it is difficult to find economic analysis related to characteristics of planning. In this study, floor area ratio, selling area ratio and term of works are adopted as the Characteristics of Planning. So, the purpose of this study is to analyze the Influence of the characteristics of planning on the cost of apartment by means of multiple regression analysis and what-if method.
