  • This research is aimed at the development of Long Life Housing, which can realize sustainable construction and environment. It also promotes practical use of Long Life Housing with evaluation of the field application through Mockup House. This research is one of the important tools to realize Long Life Housing and deducts various traditional design's element technology to cope with demands of change of life cycle and style of residents. this study set three elements of plans for modernization in the traditional design factors that opening, wall and bottom as space composition elements of interior facts. first, Jang-ji wall and storage wall system separated from elements of wall that applied modernize elements of the wall. second, element of opening was restructure swing-lift-up opening system into modernize. third, maru and toet-maru system separated from elements of bottom that was applied modernize elements of the bottom. each elements segregation with four types as basic type, separate type, movable type and mixed type. This research make a proposal of plans for modernization in the traditional design factors, aimed at Long Life Housing through these four types blend. In addition, it points to promote realization of the sustainable 'Korea-style Long Life Housing' through modernization.

  • The multifamily housing has various advantages in construction cost, land-use intensity. KRIHS(1997) recommended the proper scale of th multifamily housing as 800 households in constructability, 1,000 households in facility compactability, 500 households in social aspect. At the early planning stage of project, the size of the multiftmily housing has, until now, been maximizingly considered under the regulation on which has been emphasized at the building volume ratio, land area, etc., except for the expenditure during the maintenance stage. This paper aimed at providing the proper size of multifamily housing in aspect of area and household number with maintenance cost at the early stage of project. For these, it took 곧 average cost function which is made from the 3-rd quardratic form and analyzes the unit increasing rate of the average cost. It surveyed in nationwide focused on the central heating system using diesel and kerosene. The number of samples is 88 and items of management cost is 11. The results are as follows ; first, 3rd-order quadratic function is proper at explaining the cost variation, considering the multicollinearity and statistics. Second, the proper size of multifamily housing is recommended with 83,000 $m^2$ on management area, 820 or over the 2,630 household number in aspect of total management cost.

  • A study on Composing Unit Spaces of Apartment Houses according to the Differentiation in Lifestyle by survey on preferences. The purpose of this study is to propose composition models of unit spaces for 85m2 net area apartment houses by lifestyle types. This study set up a hypothesis that there is a critical divergence of preferences in composition types of unit spaces according to lifestyle. To prove the hypothesis, investigation on variable floor plans of apartments to extract spatial composition types of units and questionnaire survey on lifestyleand preferences for composition types were implemented. To extract several factors regarding, characteristics of lifestyle, factor analysis, was implemented for each variable. Cluster analysis was conducted to cluster interviewees by similarity of lifestyle. To identify and define how each factor reacts, ANOVA and cross tabulation analysis between factors and clusters were used. The type of spatial composition was analyzed by plane characteristic, spatial relation and spatial usability on the basis of apartment plate type. As a result, lifestyle was divided into three types: reasonable lifestyle, trend-seeking lifestyle and conservative lifestyle. As, the result of investigating characteristics for the type of spatial composition according to the type of lifestyle, preferred types and main districts were different. Therefore, the hypothesis was proved.

An Exploratory Study of Strata Residential Properties Problems in Peninsular Malaysia and How They are Resolved (말레이시아 주택의 구분소유권에 관한 탐색연구)

  • This study identifies the common problems faced by the owners of strata titles, the Management Corporation, the Joint Management Body, the Commissioner of Building (COB) as well as the Managing Agent being the stakeholders in managing strata properties. The methods employed are qualitative in nature. Analysis is done based on reports published by the relevant authorities dealing with strata residential properties as well as the case law as reported in the two leading journals in Malaysia such as the Malayan Law Journal and the Current Law Journal. The types and nature of problems are derived from the annual reports. The extent of the problems is determined based on the figures and supported by observation and interviews with the COB, being the agency directly involved in overseeing and monitoring strata properties management. The findings show that a substantial number of problems exist in the management of strata properties despite a law that allows the owners to self-managed their own properties. Having stated the status quo concerning the problems, the study also looks at the various means of resolving disputes as exist under the Malaysian housing system. The study proposes that alternative dispute resolution (ADR) modes are more appropriate in ensuring the sustainability of strata living and management.

A Study on the Community Design Application in the Senior Collective Housing Hyogo Prefecture, Japan (일본 노인 코렉티브 하우징에서 커뮤니티 디자인의 적용에 관한 연구)

  • The purpose of this study is to consider the community design applications in the senior collective housing in Hyogo Prefecture, Japan. It was performed by two programs, application program and space design program. The former is focused on the participation of residents to the planing and design process, sharing, community activity, social interaction, and management by residents. The latter is focused on the common space(room) design. It was also performed by literature review, observation, and interview. The findings for the community design as an application program in SCH are almost the same with those in CH. But, the level of common meal and common laundry in SCH is lower than that of CH. And space design program is focused on the location and scale of common space(room) which is related to the number of users. As a result, the positive possibilities of SCH as a new residential type for the self-reliant seniors can be confirmed. The difference of community design application between CH and SCH is caused by various factors such as senior's health conditions, economic factors, and Japanese life style.

  • In Korea, Housing Performance Rating Indication System was first adopted in 2006. Main purpose of the System is on developing criteria which can systematically measure the level of housing performance. Among the five categories of Housing Performance Rating Indication System, Repair Convenience is closely related to Remodeling which has been widely recognized as an alternative to the building reconstruction. Especially, as the actual housing supply level in Korea is reaching almost 100%, it is crucial to expand Long-life Housing through the effective maintenance and management. In addition, consumers should have an access to the performance ratings of apartment buildings on which they can rely on in choosing their own housings. And for construction companies, a performance code enacted by government will provide them with a standard that they can utilize in determining performance level of buildings that they build. This study examines data which has been obtained from the recent application of Housing Performance Rating Indication System and Repair Convenience category is main concern. Findings from the study will provide vital information in improving current Housing Performance Rating Indication System.

  • Housing Performance Rating Indication System was started in 2006. The aim of Housing Performance Rating Indication is to provide the guideline of housing performance. Repair Convenience is similar to Remodeling. Remodeling has been paid more attention as an alternative for reconstruction. Especially, now the actual house supply is facing almost 100%, it is time to keep and maintenance management of apartment buildings, and ultimately it will expand the Long life housing. Especially consumers has to have a right to select apartment buildings by comparing performance of house. For construction companies, they need a performance code that standardized by government, so they can provide a Certain performing house. This study examines data which has been obtained from the recent application of Housing Performance Rating Indication System and Repair Convenience category is main concern. Findings from the study will provide vital information in improving current Housing Performance Rating Indication System.

A Study on the Cognition Structure of Green Environment of Resident in the Multi-family Housing (공동주택단지 거주자의 자연지향과 녹환경 인식구조에 관한 연구)

  • In this study, we analyzed the state of outdoor-space use and green-environment development for apartment residents, and investigated their ways of thinking on nature orientation and green environment. The results are as follows. 1) The ways of thinking and actual use of outdoor space by apartment residents appear different. 2) Due to the difference of apartment locations and complex environments, the state and reason of green environment construction are different between the residents of high-rise and low-storied apartments. 3) The residents of the low-storied apartments are more satisfied with the green environments of the complex than those of the high-rise apartments. In addition, constructing the green environment in a balcony and outdoor space enhances the satisfaction level of the apartment residents. 4) The residents of the low-storied apartments are passive in nature orientation, while those of the high-rise apartments are active. 5) Depending on the types of nature orientation, the apartment residents are grouped as 'people of nature experience', 'nature appreciators', or 'people of living-thing contact'. These groups show different patterns on the ways of thinking for outdoor space and green environment.

  • With rapid industrialization and urbanization, numerous cities are faced with urban slum phenomenon combined with housing shortage fueled by population explosion. In Kuala Lumpur, the capital city of Malaysia, the government hereby embarked on supply of public housing to resolve such pending issue. This study aims to understand the periodic changes of public housing as a common basis for basic housing policies with analysis specific features of site plan, block layout, and unit plans. For this purposes, the filed survey during January, 2011 were proceeded. We hereby visited and surveyed a total of 40 apartment complexes for the 1970s~the 2000s (10 complexes respectively on a decade basis). Consequently, Malaysian public apartments prove to offer a very uniform pattern based upon standard plans. Their early plans aren't fairly distincted from those of other countries, but their layouts of plan become differentiated compared with other nations as they actively apply a ventilator called 'air well' in response to tropical climate amid the change of times. This study is expected to broaden our understanding of Malaysia's unique housing culture and lifestyle.

Evaluation of Ventilation Performances for Various Combinations of Inlets and Outlets in a Residential Unit through CO2 Tracer-Gas Concentration Decay Method (CO2 추적가스 농도감소법을 이용한 공동주택의 급·배기구 조합에 따른 환기 성능 분석)

  • Indoor air quality has become increasingly important with the increase in time spent in residential environments, impact of external fine dust, yellow dust, and the post-COVID 19 pandemic. Residential mechanical ventilation plays a key role in addressing indoor air quality. The legal standard for residential air changes per hour in Korea is 0.5 ACH. However, there are no standards for the location of supply and return vents. This study atempts to analyze the impact of ventilation performance based on the location of supply and return vents. An experiment was conducted using the CO2 tracer gas concentration decay method in a mock-up house set inside a large chamber to minimize external influences. The experimental results indicated that the commonly used combination of 2 supply and 2 return vents in living room spaces had a lower mean age of air than the combination of 1 supply and 2 return vents. Using multiple supply and return vents had lower mean age of air than using just 1 supply and 1 return vent.
